A Mountain Town for all Seasons Interview with

A Magazine Created by: www.ThePaoliGroup.com

It’s exciting to see a community hitting its stride. For 100 years, Steamboat has been a quaint small town with a great ski area. In my 15 years as a resident, I’ve watched this very special place evolve in its level of sophistication while maintaining its authentic feel. Without question, Steamboat is reaching a critical mass. As more people can choose to live where they want instead of where they work, and as the world trends on an unstable path, the option to raise your family in a place like Steamboat is priceless. Without the dangers associated with larger urban locations, kids can walk or ride bikes to school and take the bus to ski the mountain. Teachers know their students and see them around town. We all share in the parenting responsibility, watching out for one another.

“Thank you for reading our magazine. Our purpose is to inspire affection for the amazing town we call home and the spectacular properties we represent as seller’s agents.” Chris Paoli, Broker Owner, Colorado Group Realty, Steamboat Springs, Colorado

Why create a magazine? This is not an advertising venture. From individuals who visit Steamboat and have the resources to travel anywhere in the world, my team consistently hears them say: “I had no idea this was here.” As a representative of distinguished properties and an extraordinary community, I wonder what we’re missing in how we tell our story. Thus, this magazine provides an opportunity to share the Steamboat story

from

the

perspective

of

community members and to showcase the properties we represent. As you consider where to spend your time or whether to relocate, give us a call. We’ll show you why those who can choose anywhere choose Steamboat.

2015/2016 Ski Season “The snow was fantastic with record falls throughout the winter. There was a lot of powder, a lot of sun, and a lot of coverage, offering something for everyone. Our mountain is all about fun—I love tree skiing and I love making powder runs before work. As a former ski racer, I’m not interested in race conditions for myself anymore, but I have kids who ski race and I coach ski racers. The conditions were perfect for them, too. Last winter was every bit the reason we moved here.” Chris Puckett, former member of the US, Olympic, and World Championship Ski Teams; Edward Jones Financial Advisor 970.879.1851 chris.puckett@edwardjones.com

Ron Barry

Suspend Your Assumptions

Ron Barry first came to Steamboat in the mid 1970s. He didn’t come for the skiing and—even as he loves the mountains— he still doesn’t identify as a skier. He came to visit a friend and he fell in love with Steamboat. It was the town that called to him. Ron and his family began to spend winter vacations in Steamboat. Before long, they came for summer vacations, too. As a chemical compounder living in Iowa, Ron was too busy growing his business to take weeks off at a time and indulge in hobbies. Yet when he visited Steamboat, he could forget about everything else. In Steamboat, he realized, he was somewhere else. After retiring in 2003, Ron knew Steamboat was the place. “For me, the number one attraction of Steamboat is the downtown area,” Ron says. “It’s a comfortable place to be.” Ron with his granddaughter

Ron’s downtown penthouse condo

5

ThePaoliGroup.com

But Ron believes there are alternatives beyond what you know. In order to live and thrive, you need to get out of your comfort zone. Deciding to explore all that the valley has to offer, Ron ultimately bought both a ranch property and a downtown condo. He discovered a big world out there ready for him to unearth. “Being at the ranch and hiking around in the woods—it’s enchanting.” Downtown Steamboat

Retired in Steamboat, Ron has lost and found himself. “Steamboat is a place where you can set your footprint. When I get back from anywhere in the world, I have this feeling that I’m home.”

Splitting his time between residences, Ron lives by his creed: “I’m here by choice.” As he chooses, he can hunt, snowshoe, and operate snowcats. He can walk to art exhibits and familiar, fine dining restaurants. When he goes out to eat, he’s never alone. There’s always someone around for good conversation. Ron’s kids, now grown and well traveled, still deem Steamboat a wonderful refuge. From Wall Street and France, they’re removed yet satiated. In and around town, they find social stimulation, shared values, and purposeful engagement. They’re a testament to Ron’s belief that people can come from anywhere on the map and find a connection in Steamboat. With a tangible commitment to living life as he chooses, Ron also lets an open mind guide him. Having enjoyed activities in Steamboat that he never thought he would, Ron is happy to be, at any given moment, a blank slate. He knows he wants to live life by choice, but he’s not always sure what that choice might be. With its contrasts and gradients, Steamboat accommodates. “It’s easy to make this town work for you.”

Downtown Revitalization Investing for the Future

Following $2,000,000 in private individual investments, the City of Steamboat Springs is investing $10,000,000 in the downtown experience. Yampa Street is finally realizing its potential. After 30 years of planning, the Downtown Improvement Plan has become a working project. Using input from business owners, planning groups, consultants, and community members, the plan represents a comprehensive list of downtown improvements. With a three-year targeted implementation, construction will involve Yampa Street, Oak Street, and side streets between 3rd and 12th Streets. Until the 1980s, Yampa Street was a residential and semi-industrial area. As commercial activity increased, locals identified the river as a vital natural resource and recreational asset. Yampa Street has since morphed into a thriving dining and entertainment belt with a distinct and appealing

energy. The Downtown Improvement Plan will underground overhead utilities, install new street lights, incorporate sidewalks on the north side of the street, and build a promenade on the riverside. The plan also includes reconstruction of the Core Trail from Little Toots Park to the 9th Street footbridge connecting to Howelsen Hill. The revitalization project will ultimately allow for complete pedestrian access, unobstructed views, and an enriched experience of a downtown riverside setting. For both visitors and residents, the project will provide a greater quality of life and bring balance for businesses and consumers, nature lovers and city dwellers.

“I think this is going to be a real destination for people who are visiting Steamboat,” Planning Director Tyler Gibbs said.... “This will be more than just a new sidewalk. It will be a place for people to come down and linger.” “This is something that’s been percolating in the city’s and the community’s thoughts for a long time,” Gibbs said. “We just finally had enough momentum to get it going.”

Deer Park Road Corp. ski day at Steamboat Powdercats

“It’s all about balance and lifestyle. Locating our business in Steamboat, we’ve had a positive experience recruiting quality employees and no impact on our ability to execute for our clients.” Michael Craig-Scheckman

Some of Deer Park’s employees have moved from places like New York or Connecticut, where a big chunk of their day involved traveling to and from the office. Some of them never knew what it was like to eat dinner with their family. Working a full day and commuting doesn’t leave much time for anything else. In Steamboat, you can participate in your children’s lives without having to take a day off. A one-hour school play takes one hour and 10 minutes to attend. When I was living on Long Island, it was a lost day of work. A lot of people in our business aren’t ready to make a move away from financial epicenters like New York. There’s a feeling of needing to be connected. In some ways, our goal is independent thought. We feel it’s a benefit not having our team associating regularly with Wall Street traders or analysts. Having a little distance from the herd isn’t the worst thing. Many people feel their children need to get into the right preschool, leading to the right elementary school and eventually the right college—otherwise their lives will be unfulfilled. For those people, Steamboat is the wrong place. My wife Sara and I have found local independent schools Emerald Mountain School (K-8) and Steamboat Mountain School (9-12) to be the ideal environments for our daughter Maddie. Classes are small and there’s a focus on outdoor and abroad experiences. We’re impressed by the maturity with which Maddie left high school. Deer Park Road Corp. Headquarters

Culinary Revolution In Steamboat Springs

Shifting food trends have prioritized the quality and integrity of the ingredients we eat. Commitment to eating locally grown food has inspired entire menus. A willingness to indulge in unique food concepts has allowed chefs to explore their expertise with passion. What and how we eat has become a Steamboat experience of its own, rivaling the fulfillment we derive from skiing powder or fishing tailwater. In the past five years, Steamboat has welcomed, among other establishments, Aurum, E3 Chophouse, Laundry, Low Country, and Salt & Lime. Each restaurant has its niche. Aurum mixes exceptional hospitality with Coloradan agricultural roots. E3 Chophouse serves wholesome Black Angus cattle from the family’s Kansas range. Laundry offers small plates and inventive, infused cocktails. Low Country brings the South to altitude, and Salt & Lime progressively mixes Mexican technique with regional elements. As Steamboat cuisine flourishes from mountaintop dining to curbside patios and riverfront decks, it is served with more conviction than ever before. Steamboat’s culinary scene is marked by devotion and consumed by perfection.

“When I came to Steamboat in 1993, it was a culinary black hole—we were behind the times. Today, the culinary arts and the restaurant business are drivers in our economy unlike they’ve ever been in the history of our country. I think it’s true that a rising tide lifts all boats. In Steamboat, we’re seeing more and more people traveling for our restaurants and paying attention to our food. The difference is incredible.” Rex Brice, Owner of Rex’s Family of Restaurants

Steamboat

An Extraordinary Golf Destination

It’s only a matter of time before Steamboat becomes known as a golf destination. Steamboat’s three distinguished golf courses were designed by renowned architects: Tom Weiskopf at Catamount, Robert Trent Jones II at Rollingstone, and Keith Foster at Haymaker. Catamount Ranch & Club offers a signature course influenced by the high country. Course and context so perfectly complement one another, they say it may have been found rather than made. The par 72 championship course of 7,088 yards is sanctioned by the Audobon Society for its environmentally sensitive design. The private club offers the opportunity to relax at the restaurant and clubhouse amidst crested alpine views. With the challenge of the game and the reward of the course in mind, members know it was no ordinary day.

ThePaoliGroup.com

Rollingstone Ranch Golf Club at the Sheraton Steamboat Resort features one of the best golf courses in Colorado’s Rocky Mountains. With 70 bunkers and large, undulating bent grass greens, the 18-hole course scans the pristine Yampa Valley as Fish Creek flows through it. Aspens and evergreens shape most of the 150 acres and elevation changes provide challenges for all ability levels. Beautiful and gratifying, Rollingstone was voted one of Fairways Magazine’s 100 best golf courses.

Haymaker, a city owned public golf course, offers 233 acres and features at least four sets of tees per hole, playing from 5,059 to 7,308 yards. Keith Foster molded the course to resemble the contours of the surrounding valley and mountains. Foster created a championship caliber course integrating the rich pastoral background of Steamboat’s ranching community and maintaining a balance with nature. Haymaker is userfriendly, accommodating and challenging golfers from novice to professional. It’s a golf course built for golfers.

“Steamboat does offer three uniquely different options in terms of golf. You can play three very different golf courses that have very different feels and holes—from Catamount, which is a mountain golf experience, to the links experience of Haymaker and the traditional golf experience of Rollingstone. The views are unsurpassed. The weather is fantastic for mountain golf with moderate summer temperatures and a longer golf season than most mountain towns. Steamboat also plays host to a multitude of fantastic dining and post-golf options. From a weekend guys or girls trip to a couples getaway, Steamboat has plenty of world-class options.” Luke Brosterhous, Director of Golf, Catamount Ranch and Club

Routt County, the City of Steamboat Springs, Steamboat Springs School District, Yampa Valley Electric Association, Colorado Mountain College, and Yampa Valley Medical Center were jointly awarded a $748,000 grant from DOLA for the construction of nine miles of fiber optic trunk line between east and west Steamboat. Designed with splice points to allow private providers to deliver more competitive and redundant services to residential and business customers in the future, this project is the first leg toward a more robust countywide network.

From Those Who Chose Steamboat “As a family, we started coming to Steamboat about ten years ago and eventually purchased a home in Dakota Ridge about five years ago. Today we spend as much time in Steamboat as possible, including all of the summer months. Steamboat is a real town with amazing people, great restaurants, and a pace of life that’s missing from many of the other mountain ski towns. It’s a truly special place.” Robert H. Turner, CEO Wentwood Companies

“When I retired, I told a life-long friend that I intended to buy a home in Aspen. He told me I would be a fool not to look into Steamboat. Not wanting to be a fool, my wife and I looked in both places. We have been here 13 years and have made great friends. Nothing is perfect, but Steamboat is close to perfect for us.” John Serhant, Retired Vice Chairman, State Street Global Advisors

“We have owned property here for 38 years. Most of those years were weeks of enjoying Steamboat’s fantastic powder skiing—the best in Colorado! Fifteen years ago, we decided to find out what it was like in the summer. We found a beautiful green valley in the middle the Rocky Mountains with a great river running through it. The valley is home to a number of cattle ranches and the 100-year-old town of Steamboat. The town is full of shops and wonderful restaurants of all types. The best part is the great outdoor activity. It includes fly fishing, hiking, golfing on three great courses, swimming in natural pools, biking, boating, and horseback riding. When I retired from my position as Chairman and CEO of NiSource, a Fortune 500 Company, our next stop was our ranch in Steamboat - our new permanent home.” Gary and Sandy Neale, Former Chairman President and CEO of Nisource

Flyfishing In the Yampa Valley

The fly fishing around Steamboat Springs and the Yampa Valley is incredibly diverse, offering discerning anglers world class fishing on various streams and rivers. From the Yampa River (famous for its large trout) to the Elk River (one of Colorado’s best dry fly fisheries), the Yampa Valley offers exceptional fishing opportunities year round. “The Yampa River is an incredibly unique river, running wild and free from the Flat Tops outside of Yampa to the Green River in Utah. Offering year round fishing, the Yampa River is famous for its big rainbow trout. Besides a large amount of crayfish and sculpin to feed on, fish enjoy an array of hatches throughout the summer, including Yellow Sallie stoneflies, PMDs, caddis, and tricos. During the winter, guests can take a break from skiing to enjoy a day fishing the tailwaters below Stagecoach Reservoir.” Jarrett Duty, Bucking Rainbow Outfitters. The Elk River is one of America’s last true wild rivers, running straight out of the Zirkel Wilderness into the Yampa River. While the fishing season on the Elk is shorter (July October), the Elk offers some of the best dry fly fishing in the state. When the waters drop in July, fishermen can expect to throw big foam body terrestrials during the day and caddis late into the evening. While rainbow trout are the primary target, it’s not unusual to catch cutthroats, browns, and brookies as well.

“We are very fortunate to have incredible fishing throughout the Yampa Valley. Both the Yampa River and the Elk River offer opportunities to catch the fish of a lifetime. In addition, there are tons of small streams and high mountain lakes that are a short drive from downtown. Johnny Spillane, Owner of Steamboat Flyfisher

Design & Style

Meet Mountain Living

After 16 years in Steamboat, we’ve experienced the highs and lows of construction and real estate development. Through these ebbs and flows, one thing remains the same: beautiful pieces of land and quality construction hold the highest property value. A premium piece of property in Steamboat ranges from $400,000 to a million dollars. In other Colorado resort towns, properties start at a million dollars. Custom homes in Vail, Beaver Creek, and Aspen sell from $700 to over $1,000 per sq ft. The Steamboat market offers a lot more for your money. Photo: Kevin Dietrich

“Things in Steamboat are going more modern (or mountain contemporary). It’s a twist on a true mountain home, with cleaner lines, lighter woods, concrete floors, and a lot of glass. We’re still doing vaulted ceilings and big stone fireplaces, but we’re also doing single pitch, flat roofs and gas burning fireplaces. Some people are following the tiny house movement, while others still want big, spacious homes. Downtown, we’re seeing a lot of caretaker units and second dwellings.” Brian Arel, Construction Manager at Fair & Square Construction, www.fairandsquare.org

Soda Mountain Construction uses innovative architecture and experienced mountain construction methodology to produce efficient and functional homes. Pushing the design envelope from traditional to mountain contemporary, new school designs are based on livable square footage and follow simple roofs and foundations. Every detail is critical in creating a product that will stand the test of time in the harsh Rocky Mountain environment. As building in the mountains evolves, so do the building codes. Extreme insulation, glass packages, and technical structural engineering increase costs. To build economically, we capitalize on the short building season by designing in the fall and winter to ensure approval for a permit by spring. Our architects and builders engage early in the process, using 3D technology to help clients visualize the final product. Soda Mountain Construction, www.sodamountainconstruction.com

Meet the Team Chris Paoli Living in Steamboat is literally a dream come true. In 2002, I semi-retired from my career as an Equity Trader in the New York City financial markets. My wife and I moved to Steamboat with our two daughters. Life for my family took a major turn for the better. I began investing in and developing properties in the Steamboat area as soon as I moved to town. In this experience, I found my passion for real estate. It became an obsession to study and track properties on the market and trends in the marketplace. The natural segue for me was to use this information to help clients find the same dream I found in Steamboat.

No matter what you’re seeking—a downtown condo, a luxury home, or some ranch land in the Rockies, we’ll help you understand your choices and find the right property. We’ll manage your transaction through to closing effectively and efficiently. Put our experience and market knowledge to work for you and before you know it, you’ll achieve your aspirations.

Amy Brown I grew up in East Brunswick, New Jersey, graduated from the University of Rhode Island, and travelled extensively before settling in the Caribbean. I lived in Antigua for a couple years working on a research project until I traded my love of the ocean for my love of the mountains. Since arriving in Steamboat Springs in 1996, I’ve seen many positive changes in our community and enjoy taking advantage of all the fun things to do here. Being married and raising two beautiful daughters gives me a first-hand view of life in Steamboat. With a focus on managing all contracts for our group, I am intimately involved in every transaction. Due to our high number of sales and wide range of property types, I am prepared for just about anything. From water rights and rural surveys to complicated inspections, I have the expertise required to successfully manage your transaction.

Randi Fox I grew up in Maryland and graduated from Georgetown University in 1992. After graduation, I moved to Aspen, CO with plans to spend just one winter. My one winter became ten when I fell in love with Colorado and all it has to offer. After relocating to North Carolina for several years, I had the incredible opportunity to return to Colorado with my husband and two children. My family chose Steamboat because it’s the real deal: a great town, a fantastic ski mountain, and a truly close-knit community. I love Steamboat—both the people and the town—and enjoy helping others get to know and make their home in the Yampa Valley. I’m here to help you meet your goals—whether you’re just discovering Steamboat or you’re a long-time local looking to change residences. Randi Fox Broker/Associate 970.819.5916 randi@mybrokers.com

Kelly Conway As a third generation Colorado native and real estate broker who grew up playing in the mountains, I understand how important lifestyle is when choosing a place to call home. I moved to the Yampa Valley in 2002 after spending my childhood in Leadville, CO. I found that there is truly no comparison for life in Steamboat Springs. The small town atmosphere, the abundance of thriving businesses, and consciously engaged families can’t be found anywhere else. Since 2005, I’ve followed our local real estate market closely and work diligently to ensure I equip buyers and sellers with the inside edge needed to achieve their goals. Whatever the property, my clients can rest assured I know what’s going on every day in the Steamboat Springs real estate market. I’m always available to answer questions and I love being a resource for community members, homeowners, and prospective buyers.

Chris Sias I grew up in Connecticut, graduated from Northwestern University in 1989, and then completed my MFA at University of Southern California in 1992. Following stints with Castle Rock Pictures and Pioneer Entertainment, I started my own production company working with Cindy Crawford, Lucky Brand Jeans, Sony, and MGM. I’m actively involved in the Steamboat Springs community and currently serve as president of the Bike Town USA Initiative and the Steamboat Springs Film Committee. I also coach nordic skiing for Steamboat Springs Winter Sports Club and the Steamboat Springs Middle School. My wife Chris and our four children all enjoy everything about the Steamboat lifestyle.
