EAR FUTURE PARKING PROFESSIONAL: Whether it’s your first internship or third, finding a company to work for during your summer break or even while you are taking classes can be a daunting task. Ideally, you want to work for a company that will allow you to learn as much as possible about your industry rather than limiting you to one aspect or department. Post-graduation, you may also be looking for a professional development program or apprenticeship that can give you an opportunity to work for a company during a six-month period as a way to test the waters or get your foot in the door. Getting Started The first step for students seeking an internship is to research companies they want to work for and compile a wish list of skills they want to obtain. Most companies will include information about their philosophy, unique value proposition, and case studies about past projects or press releases announcing new projects won. Social media is also an excellent way to gain insight into a company’s culture. For example, a company may post information about projects under construction on its LinkedIn page or post pictures of employee events or community service projects on Facebook. Doing some due diligence to look into a company’s culture is a great way to prepare for an interview.

The Idea The Bryant students last semester developed a speed bump Students Angelina Leandres and that generates energy as cars Noah Pease led the team that go over it, ideally to power a developed the kinetic speed bump. parking garage. How and why did they do it? The process started when professor Mark Vozella assigned students in his global foundations of organization and business class the task of creating a company. After that, the company was to develop a product, business plan, and marketing plan. Five students—Angelina Leandres, Sean Cappellini, David Meikle, Jake Fontes, and Noah Pease—decided to focus their efforts on piezoelectricity, the electric charge that accumulates in certain solid materials when pressure is applied.

In addition, personal references are important. If you can find students who have previously done internships at the company of your choice, you can ask them about the type of work they got to do and whether they were able to add any of the project work to their portfolio. (Fetching coffee and being stuck in the copy room are not going to help you build your portfolio!) Another important factor to consider is compensation. Some companies offer a stipend, which is payment for the duration of an internship. Others will pay on a weekly or bi-weekly basis. This is important to know up front. Geographic location and desirability, as well as knowing where you will live and how you will get to your internship, are also high on the priority list. If you

PROFESSIONAL PRIORITIES (YES, DEAR) By David Hill, CAPP, MA, CD

“I have no special talent. I am only passionately curious.” —Albert Einstein

S

pring is here, budgets are approved, conference season is beginning, and it’s time to start thinking about new stuff: concepts, gadgets, techniques. I have always hated the reporting and budget approval cycle—six months of begging for forgiveness for what you accomplished last year and begging support for what you need to accomplish in the upcoming year to an indifferent and sometimes hostile authority. With that past, I find I can enjoy the longer, sunnier days, warming temperatures, happier wildlife, and top down on the convertible.

We always do what is urgent before we do what is important. Springtime gives me pause to stop and think about what I have done before and what I am going to do next. I also look at all of my unfinished projects and wistfully wonder when I am going to get back at them. My wife looks at them too and also wonders, albeit a bit more assertively. I had a shorter list of projects than usual this year; it was either finish building the new walk-in closet or finish my last university degree. To my wife’s dismay, I chose the latter. “What?” she said. “Do you want to be one of those overeducated bums who drives taxis and parks cars for a living?” I explained that I was already one of those bums and that it is important to firmly establish my professional bummery as competition among bums is fierce, the younger bums are kicking bum, and the standards that define bumming are always on the rise. Continuing education is important, even if you have to learn by the seat of your pants. As a consequence, I will be seeking enlightenment … right after I finish building the closet. While I am looking forward to university to receive one sort of education, I am also counting the days till we all meet for our annual professional development and trade education in New Orleans. This year’s IPI Conference & Expo in the Big Easy promises to be the biggest and best ever. New Orleans is electrified with music and entertainment, an exciting and accommodating town, worthy of its reputation as a sort of Disney for adults; it is a suitable prelude to our future Conference locations in Orlando and Anaheim. Hope to see you there!

FIVE THINGS

FIVE WAYS PARKING PROFESSIONALS CAN CELEBRATE EARTH DAY First celebrated in 1970, Earth Day calls for an everyday awareness that our shared planet is both our current home and our common future. IPI’s Sustainability Framework, revised last month, provides a foundation for sustainability in our industry. Download it at parking.org/sustainabilityframework. We wanted to share some everyday things that help us build awareness and foster positive changes—here’s a five-item checklist to take stock of your operations:

1 2 3 4 5 Do you offer recycling? Spec it in your next contract and set target diversion ratios.

Is your wayfinding and parking guidance system effectively mitigating the time it takes a user to find a stall? Develop a benchmark to prove it.

What’s lighting your garages? Take the LEEP. Check it out at leepcampaign.org.

LEEP

6

INTERNATIONAL PARKING INSTITUTE | APRIL 2017

Do you offer enough quality bike parking? Ask your customers.

Do you utilize alternative energy, such as photovoltaics, wind, or geothermal, to run your operation? No need to build; just purchase clean energy through your utility!

Make Earth Day every day. Take an action that you can do not just once a year but can repeat. Change your commute so you can drive less. Use a reusable water bottle instead of buying bottled water. Environmental impacts are cumulative and mitigation strategies will see a result over time if practiced consistently.

CONSULTANTS CORNER

WHAT DO I DO FOR MY PEOPLE By Vanessa Cummings, CAPP, Mdiv

P

arking and transportation directors, managers, supervisors, team leaders, and others often wonder how the people on their team got hired. Who made that decision and why? Then they get knocked back to reality when they realize they were the one who hired the wonderful person who currently irritates the stew out of them! Oh, this is not about you. It’s about other managers, directors, supervisors, and team leaders whose employees are unhappy or don’t appear to be performing at the top of their games. Good employees rarely leave jobs; they leave supervisors and management. Thus, the question is, are your people ready to leave, and if so, why?

Left Unthanked

8

INTERNATIONAL PARKING INSTITUTE | APRIL 2017

Showing Appreciation As employers, we have to put in the work and show appreciation for the people who keep us going. You may say that if they leave, there are many others who would love to have their jobs. That may be true, but what is the real cost to process the paperwork, schedule and interview people, do background checks, offer positions, get turned down on occasion, have a failed search or two, hire someone, train them, and sometimes purchase clothing for them? That is much simpler and cheaper than investing in the people you have, right? Rethink where you cut your budget. When you reduce funding for staff training and development you may end up increasing your overall expenses. People who feel unappreciated may become less efficient and less committed over time. There are many staff training opportunities available, including speakers, consultants, trainers, and others who will come to you—including trainers from IPI. If you have a large team, hire a trainer or speaker to come to you. That will save your company travel expenses while still allowing your staff to get a few hours or a day of training away from their job responsibilities. What do you do for your people? Start by saying thanks!

ISTOCK

VANESSA CUMMINGS, CAPP, MDiv, is supervisor of parking at Columbus State Community College and a member of IPI’s Consultants Committee. She can be reached at vcumming@cscc.edu.

Employees make your operation tick. How well they work is often affected by how you treat them, whether you share words of thanks, or if you provide opportunities for them to stretch and grow. Many companies, colleges, and universities experience budget cuts, and guess what? One of the first places to reduce the bottom line is often training, conferences, and other forms of professional development. When people work hard, report daily, and are rarely told thanks, they may begin to experience feelings of being taken for granted. Most of us have heard supervisors say, “We pay you to do a good job so why do we need to say thanks or good job?” However, they take time to let you know when you mess up. It’s like being married and your spouse never says he or she appreciates you or loves you because he or she expects you to know it. Those marriages tend to not last long. Investing in your employees is like building a good marriage. The analogy is simple: You spend at least onethird of every work day at work, which is often more than your waking and family time. Therefore, it is important that all parties develop a healthy work relationship, similar to what you do when you get married. Three major milestones or steps in a marriage are: ●●  The honeymoon. You are happy, giddy, and glad to be there. ●●  The return home. You begin to settle in and adjust to your new place and life with someone else. ●●  The reality and long haul. This is when you realize that a good marriage takes work, commitment, patience, give and take, respect, and appreciation for one another.

IS GOOGLE THE FUTURE OF PARKING AND SUSTAINABILITY? By Paul Wessel

E

PAUL WESSEL is director of market development for the U.S. Green Building Council. He can be reached at pwessel@ usgbc.org.

Google is making a major play to be front and center in this process. Google and Dan Doctoroff, a longtime executive in Bloomberg’s private and public ventures, last year announced the formation of Sidewalk Labs, “an urban innovation company devoted to improving city life for residents, businesses, and city governments, in particular by developing and incubating civic technologies.” Sidewalk Labs, realizing that parking and transportation was a major opportunity, shortly spawned separate venture Flow to focus on just that. Described as “a transportation coordination platform that uses analytics and messaging to help cities work with citizens to increase the efficiency of road, parking, and transit use, improving access to mobility for all,” Flow was announced in a joint call in May 2016 with Sidewalk Labs CEO Doctoroff and Anthony Foxx, President Obama’s secretary of transportation. Originally described as a platform and joint venture with the U.S. Department of Transportation (USDOT), Flow’s website says it is a Sidewalk Labs and Alphabet, Inc. company. (Alphabet is the holding company Google set up in 2015 in recognition, in part, that it had grown far beyond its search engine roots.) Announced originally as a feature of USDOT’s Smart City competition and offered for free to competition winner Columbus, Ohio, Sidewalk Labs expects to refine Flow through work with an additional 16 Smart City finalists in a collaboration with the transportation advocacy group Transportation For America (T4A). Those 16 cities include Austin, Texas; Boston, Mass.; Denver, Colo.; Los Angeles, Calif.; Nashville, Tenn.; Miami, Fla.; Seattle, Wash.; and Washington, D.C., which join Sidewalk’s ongoing collaboration with New York City, N.Y. Flow’s website shows how important parking is in

INTERNATIONAL PARKING INSTITUTE | APRIL 2017

this product’s future; parking is mentioned seven times on its home page at press time. Flow even explicitly seeks the participation of parking operators to join its pilot. (How many people outside the parking and real estate industries even know there is such a thing as a parking operator?) Flow will help build more sustainable cities “from the internet up,” explained Doctoroff in a talk at the USDOT’s Volpe Center last fall. He predicted that aggregated, anonymized travel data would open up parking garages and lots at churches, office buildings, sports arenas, and elsewhere in a virtual supply of shared parking and would offer the choice of ride hailing and public transit services. The payoff for cities, he explained, would be cheaper development costs, lower rents for commercial and residential space, more small business, more mixed use, and less car dependency. So we have Google working with USDOT, 17 cities, and T4A to build a tool harnessing the power of data to solve our parking problems and create more livable cities. Of the issues Sidewalk Labs could focus on to improve city life, why parking? Sidewalk likely sees two overlapping opportunities: Urban parking supply is scattered and disorganized; it cries out to be inventoried and made easily available. Secondly, unlike many public services, parking already has a revenue stream attached to it. There’s money to be made in more efficiently connecting the parker with the parking space. Will Google’s Sidewalk Labs realize its vision of more sustainable, efficient mobility? Anyone familiar with parking knows the opportunity as well as the challenge here. Parking really is the wild, Wild West of urban real estate. Let’s see if Google can tame it. In any event, the 800-pound gorilla is worth keeping an eye on.

SIDEWALK LABS/ FLOW

mbedding sustainability in the everyday practices of parking and transportation will result in more people being more mobile while using less resources to do so. Because we can’t manage what we don’t measure, we will increasingly track our sustainable mobility performance through a merging of data streams from garages, cars, smartphones, employers, and individuals. The race is on to produce the aggregation and analysis of all that data and then reporting it back to us.

THE BUSINESS OF PARKING MARKETING LEGAL

CONNECTING THROUGH SOCIAL MEDIA By Bill Smith, APR

“I

’m not on SnapFace and all that. … I’m really just worried about getting our team ready to go. I’m not too worried about what they put on InstantChat.”

When Bill Belichick made these comments in January, they elicited more than a few chuckles. The media got a kick out of this old guy mangling the names of some of the more prominent social media platforms. While the coach was obviously going for laughs, his comments hit home for marketing professionals who are trying to help their organizations and clients create and implement successful social marketing programs. When it comes to using social media, many organizations struggle. That’s certainly the case for many parking organizations. The problem isn’t that social media doesn’t lend itself to promoting parking; it’s that many parking organizations don’t know how to use it properly.

Why Social

BILL SMITH, APR, is principal of SmithPhillips Strategic Communications and contributing editor of The Parking Professional. He can be reached at bsmith@smith-phillips. com or 603.491.4280.

12

Parking lends itself perfectly to the visual and content-centered nature of the current social media marketing landscape. Many of the most effective tools, such as Facebook and Instagram, offer perfect opportunities to upload photos that demonstrate your organizational values and the stories that will engage new audiences. Many parking organizations, including facility designers and technology providers, can use these platforms to showcase their work. I recently had the opportunity to speak with social media guru Abbie McGilvery, the founder of From The Nest, a social media consulting firm that helps organizations integrate social media into their marketing programs. She says marketing managers—particularly those who have been at it a long time—often have trouble bridging the gap between the “traditional marketing techniques and the new marketing reality.” She believes organizations that ask their established marketing leaders to design and implement a social media strategy are making a mistake, and they shouldn’t task personal assistants, receptionists, or junior marketers with social media. Instead, they should empower their marketers to bring in people with social media experience who can integrate social media programs into the organization’s existing marketing.

The How “Too often, marketers get lost in the tactical aspects of social media,” says McGilvery. “The best programs

INTERNATIONAL PARKING INSTITUTE | APRIL 2017

—New England Patriots Coach Bill Belichick revolve around developing strategies for telling stories that will resonate with target audiences. “Remember that the first word in social media is ‘social,’” continues McGilvery. “Your program needs to focus on being social, telling stories about your firm, your people, and why they matter. For many organizations this can be scary.” Don’t talk just about how you do parking; talk about the issues that everyone else in the industry is talking about, and find ways to bring the conversation back to your organization. An effective social media strategy will help you make your organization more relevant to the industry. Of course, as important as strategy is, it’s also important to understand which social media tactics will be the most effective. “You don’t want to post on Instagram at 7:30 in the morning,” says McGilvery. “That’s when people are sitting down with their morning coffee and reading the paper, going through their emails, or catching up with friends on Facebook. However, that can be the perfect time to post on Facebook or LinkedIn.” Don’t forget to connect with IPI on social, either—@IPIParking on Facebook, Twitter, and Instagram, and search International Parking Institute on LinkedIn. She says social media managers should embrace learning how to use Google Drive, an essential, low-cost content management tool that allows you to store and organize your content and makes it accessible from any device. She also recommends Hootsuite, a content distribution tool that lets you schedule and organize your own content and distribute it throughout all of your social media channels, making it easier for you to be sure that the right content goes out on the right channel at the right time. “Social media marketing is all about psychology,” McGilvery says. “It’s about knowing the needs and desires of your audience and knowing how and where to reach them. When you know how to authentically connect with and entertain your audiences, it’s easy to build a strategy to reach them and make a lasting impression through social media.”

FINANCIAL MATTERS

UNDERSTANDING SOCIALLY RESPONSIBLE INVESTING By Mark A. Vergenes

I

nvesting with an eye toward promoting social, political, or environmental concerns (or at least not supporting activities you feel are harmful) doesn’t mean you have to forgo pursuing a return on your money. Socially responsible investing may allow you to further both your own economic interests and a greater good in whatever way you define that term. By monitoring your investments’ performance and being prepared to look elsewhere if they don’t continue to meet your needs, you increase your chances of selecting appropriate choices. Here are some tips to help you evaluate investments through the lens of social responsibility:

Impact investments are often made directly in an individual company or organization and may involve direct mentoring of its leaders. As a result, such unique investments may be more similar to venture capital and private equity (where the concept of impact investing originated) and may not be highly correlated with traditional assets such as stocks or bonds.

Screening Potential Investments Evaluating investments based not only on their finances but on social, environmental, and even corporate governance practices is a common approach. Screens based on specific guidelines may eliminate socially unacceptable investments. Socially responsible funds often exclude companies involved with alcohol, tobacco, gambling, or defense. Funds might avoid companies that contribute to environmental pollution or that have significant interests in countries considered to have repressive or racist governments. You can also employ positive screens to identify companies whose practices actively further a particular social good, such as protecting the environment or following a particular set of religious beliefs.

Community Investing Another approach involves directing investment capital to communities, projects, and nonprofits that may have difficulty getting traditional financing. Investors support organizations that help traditionally underserved populations with challenges, such as gaining access to affordable housing, finding jobs, and receiving health care. Community investing often helps not only individuals but small businesses that may operate in geographic areas mainstream financial institutions deem too risky. MARK A. VERGENES is president of MIRUS Financial Partners and chair of the Lancaster (Pa.) Parking Authority. He can be reached at mark@mirusfinancial partners.com.

Impact Investing Impact investing focuses on measuring and managing performance in terms of social benefit as well as investment returns. This type of investing aims to further a social good in ways that maximize the efficient use of resources. In fact, some have made a case for considering impact investing an emerging alternative asset class.

INTERNATIONAL PARKING INSTITUTE | APRIL 2017

Wide Net or Targeted Strategy? One of the key questions for anyone interested in socially responsible investing is whether to invest broadly or concentrate on a specific issue or area. A narrow focus could leave you overly exposed to the risks of a single industry or company, while greater diversification could weaken the effect you might like your money to have. A broad scope can make it difficult to choose among the myriad investment opportunities, especially if you don’t have expertise about a particular field or the time or energy to acquire it. However, unless you’re familiar with the science behind a specific company’s product or service, you might benefit from casting a wider net. Though diversification and asset allocation can’t guarantee a profit or eliminate the possibility of loss, they can help you manage the amount of risk you may face from a single source. If you don’t have the time to do detailed research or don’t trust your own judgment, you could work with an adviser who may have access to more information about your area of interest.

PARKING SPOTLIGHT PROGRAM

HATS OFF TO SAN FRANCISCO’S GROUNDBREAKING TDM PROGRAM By L. Dennis Burns, CAPP

A

s reported in edition 104 of the Mobility Lab newsletter, the City of San Francisco is moving forward with groundbreaking transportation demand management (TDM) legislation that requires developers to provide onsite amenities that support sustainable modes of transportation. The ordinance applies to projects with 10 units or more of new residential development; 10,000 square feet or more of commercial development; and large (25,000 square feet) changes of use. Residential projects that are 100 percent affordable are exempt. “This is the most progressive transportation demand program in our nation,” says city Board of Supervisors member Malia Cohen. “It will have significant and positive impacts as it accommodates new growth in our city. I commend transportation advocates and our development community for working together to develop a program that will encourage transportation options that are better for the environment, help manage congestion, reduce risks to pedestrians and cyclists, and improve the overall efficiency of our transportation network.”

The Program

ISTOCK / BENNYMARTY

City staff developed a menu of 66 sustainable TDM measures based on best practices across the country, local

research, literature review, and professional expertise. Each measure on the TDM menu has a different point value based on its relative ability to reduce the number of trips by people driving. Every new development project will be assigned a specific point target that’s calculated by the type of land use and the number of parking spaces the project proposes. Developers will use the TDM menu to choose specific measures that will get their project to its target point requirement. For example, providing showers and lockers as a benefit to commuters who walk or bike counts for one point, providing car-share membership and onsite car-share ranges from one to five points, and reducing the amount of onsite parking carries up to 11 points. Measures were assigned points based on relative efficacy in reducing vehicle miles traveled from site residents, tenants, and/or visitors. A user-friendly online tool (sftdmtool.org) will help developers calculate their project’s required points and identify ways to meet the points requirement though different TDM measures.

INTERNATIONAL PARKING INSTITUTE | APRIL 2017

Applicable TDM measures include: Active transportation measures that encourage trips made by walking or cycling. ●●  Car-share parking and memberships. ●●  Providing delivery services and facilitating deliveries. ●●  Family-supportive amenities. ●●  High-occupancy vehicles. ●●  Education and outreach efforts. ●●  Land use diversity and affordability. ●●  Parking management. ●●

The Transportation Sustainability Program The TDM program elements represents the shift component of the transportation sustainability program (TSP), a three-part citywide policy initiative to help transportation keep pace with growth in the city. TSP is a joint effort by the mayor’s office, the San Francisco Planning Department, the San Francisco County Transportation Authority, and the San Francisco Municipal Transportation Agency. It is designed to improve and expand the transportation system to help accommodate new growth and create a policy framework for private development to contribute to minimizing its effect on the transportation system, including helping pay for the system’s enhancement and expansion.

The recent approval completes the third and final component of the initiative. The other two elements are: ●●  Invest: The Transportation Sustainability Fee (TSF). In November 2015, the board of supervisors adopted a transportation sustainability fee, replacing the transportation impact development fee, to provide additional revenue from new development to help fund improvements to transit capacity and reliability along with bicycle and pedestrian improvements. The fee is projected to add about $14 million a year, raising nearly $1.2 billion for transportation improvements over 30 years. Considering the revenue that would have been generated by the transportation impact development fee, the TSF will result in roughly $430 million in net new revenue during this period. ●●  Align: Modernize Environmental Review. In March 2016, the planning commission replaced level of service (LOS) analysis, with transportation analysis that looks at vehicle miles traveled. Instead of counting car throughputs at already-congested intersections, the city is evaluating the more meaningful metric of how much new driving a project generates. This is consistent with state policy and a better standard of environmental review. Cheers to San Francisco. Read more about this at bit.ly/SanFranTDM.

nnovation is the order of the day in parking, and while innovation can be found in every corner of the

industry, it’s particularly prevalent when it comes to technology. A group of Bryant University students is staking their claim as parking technology innovators of the future for a creative new product they invented as part of a class project.

College students develop a kinetic speed bump with a perfect real-world application: parking. By Bill Smith, APR

parking.org/tpp

Bryant University is a private university located in Smithfield, R.I. For those who grew up in New England, it’s best known as the former home of the New England Patriots’ training camp. The Patriots stopped training there after the 2001 season, and today the university is best known for its college of business.

APRIL 2017 | INTERNATIONAL PARKING INSTITUTE

27

The Theory Behind It The concept of piezoelectricity dates back to 1880, when the effect was discovered by Jacques and Pierre Curie. The Curies found that if they applied pressure to a quartz crystal, they could create an electric charge in that crystal. The crystal essentially becomes a tiny battery with a positive charge on one face and a negative charge on the opposite face. By connecting the two faces together, it’s possible to make a circuit, causing current to flow. During the subsequent 137 years, scientists have found that there are many materials in addition to quartz that can be used to produce piezoelectricity and thus can be considered piezoelectric crystal. Naturally occurring crystals, including quartz, berlinite, sucrose, topaz, and lead titanate, are among the many substances that can be used in the process, as are silk, enamel, dentin, and even wood. There are also a number of synthetically produced crystals that can be used.

The students were interested in utilizing piezoelectricity because it provided an opportunity to promote sustainability through their company and the product they were developing. The immediate challenge they faced was finding the right application. While most of us may be unfamiliar with the term, many products we use every day use piezoelectricity in their operations. Products as varied as cell phones, grill igniters, printers—even musical greeting cards—use piezoelectricity to run. And that was the group’s initial challenge: Every idea they came up with had already been done. And of course it takes a lot of pressure to produce piezoelectricity. As a result, not all of the ideas the students came up with were workable. For instance, one early idea involved the placement of special piezo plates in highly populated areas with many pedestrians. However, they soon determined that pedestrian traffic couldn’t produce the necessary pressure to create piezoelectricity.

As cars drive over the Energy Bump, the weight of each vehicle creates piezoelectricity, and the energy created is then converted to electricity to power the lights and manage the management systems of the garage or parking lot. Finding the Answer

The Bryan University team won $1,000 in a marketing plan competition for their design of an energy-producing speed bump for parking lots and garages. Here’s how it works: When piezoelectric crystal is squeezed or stretched, the structure of the crystal becomes deformed, pushing atoms throughout the structure, upsetting the balance of the positive and negative, and causing electrical charges. The process is simple and has been adopted by numerous industrial processes.

28

INTERNATIONAL PARKING INSTITUTE | APRIL 2017

After a great deal of brainstorming, the team hit upon a solution that they were certain hadn’t yet been explored: parking. After all, to create a useful amount of electricity you need to create a lot of pressure, and the team recognized that moving vehicles could be a terrific source of constant pressure. And that’s how the idea they christened the Energy Bump came about. Once they had their idea for a product, they needed a company to design and create it. Thus was born Project PET, which stands for pressure, energy, and technology. The first step in creating the Energy Bump was meeting with a professor in the university’s science department to better understand the mechanics of the process and learn how to apply them to their idea. The concept of the Energy Bump revolved around the installation of piezo film sheets on speed bumps located in parking facilities. Early in the development process, the team established two primary criteria that needed to be met by the Energy Bump: It needed an appealing design, and it needed to possess the correct mechanics for functionality.

Final Appearance

Behind the Scenes

The final design of the students’ proposed green and purple speed bump, and below, the locations of the piezo film sheets that generate electricity when cars drive over the bumps.

To make the product more appealing, the team settled on a lime green and purple design rather than the more traditional yellow and black color scheme that is common on roadways and in parking facilities. The unique color scheme was also chosen as a safety feature—the bright colors are highly visible. The final touch was applied by imprinting the Project PET logo on each speed bump in a highly visible design and location. The Energy Bump is six feet long, 12.25 inches wide, and 2.25 inches high. Each bump is covered in 18 piezoelectric sheets, with nine sheets placed on each side of the speed bump. The sheets are strategically located to maximize contact with the tires of vehicles driving in the parking facility. As cars drive over the Energy Bump, the weight of each vehicle creates piezoelectricity, and the energy created is then converted to electricity to power the lights and manage the management systems of the garage or parking lot.

The Money Side As with many of today’s parking technology innovations, the Project PET team anticipates that the Energy Bump will provide a rapid return on investment. Even though the team hasn’t put the product into production, for the purpose of the school project the students established a per-unit price of $3,499. The price was set to provide a reasonable return over manufacturing costs. Ultimately, the students are confident that the product can save parking owners and operators tens of thousands of dollars each year, providing a very quick return on parking.org/tpp

their investment. Furthermore, the Energy Bump’s cost is far lower than other more common renewable energy sources. For instance, a 5-kilowatt solar panel system costs between $25,000 and $30,000, and a large utility scale wind turbine can cost anywhere from $1 million to $3 million. When comparing the installation of solar panels and wind turbines to the installation costs of the Energy Bump, piezoelectricity should be able to provide sustainable energy at a much lower cost.

Project PET’s Future Even though the Energy Bump was created as part of a college assignment, the Project PET team believes their idea could provide important benefits to parking owners and operators and to society as a whole. At a time when sustainable energy is more attractive than ever, the Energy Bump can create truly renewable energy, with very little maintenance required, for a relatively minor investment. Likewise, owners and operators can enjoy significant benefits by dramatically lowering their annual energy costs. When you consider the important role that electricity plays in parking facilities, particularly the safety and management roles that lighting plays, it’s easy to imagine how important having a constant source of cheap renewable energy could be for owners and operators. Ultimately, the students would like to bring their vision to market. They think that their innovation could have an important place in the industry, and they would like to take their class project and put it into production.

CASE STUDY

DEVELOPING

FUTURE LEADERS How one company structures its internship and development programs to produce top-notch future employees and give students invaluable real-world experience. By Lloyd Kennedy, PE

30

INTERNATIONAL PARKING INSTITUTE | APRIL 2017

D

EAR FUTURE PARKING PROFESSIONAL: Whether it’s your first internship

or third, finding a company to work for during your summer break or even while you are taking classes can be a daunting task. Doing some due diligence to look into a company’s culture is a great way to prepare for an interview.

parking.org/tpp

If you

choose to do an internship outside of your hometown or your college town, it is important to take these factors into consideration.

Real-World Experience Our company offers internships for college students along with a professional development program (PDP). Our PDP offers a unique opportunity for qualified candidates with degrees in civil/structural engineering, architecture, and building construction among many areas of interest. The program includes hands-on training in design, estimating, drafting, architecture, engineering, manufacturing, quality control, construction, and project management. We typically seek out college students majoring in engineering design (civil/structural or industrial), architecture design, manufacturing processes, construction management (design-build or project management) software development, and marketing. When evaluating candidates for our PDP and internship programs, we generally look for open-minded, objective-thinking individuals with an entrepreneurial spirit. We are particularly interested in people who have an inquisitive mindset, an entrepreneurial spirit, and a drive to succeed. FINFROCK’s full PDP typically lasts between 18 and 24 months. During this period, participants are

full-time employees given the opportunity to develop a comprehensive toolkit to prepare for future leadership positions in business and technical areas. Program participants perform rotational assignments, collaborate on company-wide projects, receive specialized leadership and technical training, attend in-house training programs, and are encouraged to complete higher levels of education and licensure or certification when applicable. Our internship program provides the same cross- departmental training opportunities for college students on an abbreviated three-month basis. During this period, the intern will typically work in two departments and gain skills and hands-on experience in our design- manufacture-construct process.

A Holistic View Everyone in our company has an understanding of the many roles that go into a project, and we communicate well cross-departmentally to deliver the best end result. The PDP fosters a sense of camaraderie and teamwork focused on the greater good of every project. The camaraderie also expedites the project delivery process by preventing problems downstream. For example, an architect who has firsthand knowledge of the challenges faced by engineers and manufacturers can apply that

YOU SHOULD APPROACH AN INTERNSHIP OR POST-GRADUATE PROFESSIONAL DEVELOPMENT PROGRAM WITH THE SAME VIGOR YOU WOULD WHEN APPLYING FOR YOUR FIRST FULL-TIME JOB.

knowledge to his or her design. He or she can actually anticipate how that design will work in the building construction stage and how it will affect the performance of the people who are in the field assembling the building. Many of our internship participants have been hired as full-time employees. Travis Henriques is an internship and PDP graduate who came to us with an engineering background from the University of Central Florida. He tells me, “The PDP at FINFROCK helped me bridge the gap between what I was learning in school and what I needed to know for real-world applications. I was able to get firsthand experience in precast concrete manufacturing, drafting, and design.” Emily Jones went through the program and is now employed with FINFROCK as the architectural manager. Being a PDP allowed her to gain valuable insight into the everyday activities of the departments that make up Finfrock outside the field of architecture. “It allowed me to be able to make connections between all steps: from the initial design and cost in project development, to the engineering and coordinating behind each precast piece, to the actual building of the structure while on the erection crew to closing out the project through the construction department,” she says. “The PDP process opened my eyes up to the elaborate coordination that must go on between all departments in order to complete a project. The field and office knowledge I have gained throughout my rotations in different departments at FINFROCK will help with future projects as I advance toward becoming an architect.”

Steps toward Leadership Other PDP participants—including me—have not only stayed on in full-time positions but advanced to executive leadership positions. I came to the company in January 2004 as a graduating senior from Penn State University with a bachelor’s degree in civil engineering. I thought I was well-prepared to begin my career in the construction industry, but once I landed on the company campus, I quickly realized that there was much hands-on learning to be done. On day one, I put on my hard hat and safety vest, rolled up my sleeves, and got to work in the manufacturing department. For the next three months, I learned as much as possible about how we manufacture our precast concrete product. From there, I began working in the construction department. parking.org/tpp

For the next nine months, I got my hands (and boots) dirty working on an office building project in the Orlando area and then managed a parking garage as the jobsite superintendent in South Florida. After one year of being with the company, I hadn’t been in the office yet, but I had been given a unique opportunity to learn in a new type of classroom—one without walls and without boundaries. The PDP essentially gave me a holistic view of our business and one that would yield long-term benefits for me and for the company. Following my PDP experience, I continued to learn by working in the engineering department as a precast drafter, design engineer, and project engineer. Each of these roles solidified my comprehensive understanding of how our company works. Thirteen years later, as executive vice president of design, I oversee a department of more than 60 employees that work for me directly or indirectly under a manager. Most of our executives have experienced some portion of the PDP. This training program allows young professionals to experience more than just their field of study.

Final Things to Consider After you have done your initial research and compiled your wish list of companies you want to pursue, it is important to understand how to market yourself as a good candidate. If you are pursuing an internship for the first time, you will want to demonstrate initiative by learning about the company prior to an interview. You will also want to bring an enthusiastic attitude as well as references from your college professors to the interview. For those who have an internship already under their belt, show and tell will be as important as a great attitude and stellar grades. Be sure to build a great portfolio with examples of your experiences that include renderings, pictures of project sites, examples of marketing materials, and a written reference from your supervisor describing the skills you gained during your internship, an example of a stellar project you contributed to, and your proven ability to be a team player. In essence, you should approach an internship or post-graduate professional development program with the same vigor you would when applying for your first full-time job.

LLOYD KENNEDY, PE, is executive vice president of design at FINFROCK. He can be reached at lkennedy@ finfrock.com.

Get your planner and agenda ready! To kick things off, we have five pre-Conference sessions. “Media Interview and Coaching” will be facilitated by the Communication Center of Washington, D.C.—practice with an award- winning executive coach to strengthen your communication skills. We also offer APO Site Reviewer training and Parksmart Advisor certificate training, along with two multi-day classes: a business management class offered by the University of Virginia, and “Parking Immersion and Operations” offered by seasoned instructors who are also subject matter leaders. IPI’s ever-popular ShopTalks provide an open forum to discuss challenges, solutions, and successes with your peers, emerging leaders, and consultants in the industry. This year, we will offer several ShopTalks before the start of Conference: ●●  Airport. ●●  Municipal Operations. ●●  University/Campus Operations. ●●  Hospital/Medical Center. Our education schedule lineup is stellar and will surely tempt your tastebuds, inspire a-ha moments, and offer ideas and actionable improvements to take home, in five tracks: ●●  Technology & Innovation will illustrate how recent advances in transportation technology provide actionable information to improve customer satisfaction and create operational efficiencies. We hear and see the buzzwords: automated, self-driving, driverless, connected vehicles. Come learn what it all means. How are you using all the data you’ve collected? Learn how to benefit with the right benchmarking tools. ●●  Finance & Auditing will demonstrate how key performance indicators (KPIs) can better help define our industry and benchmark your program. Explore benefits of the negotiation process and scope changes. Check out “Park Your Data Here: IPI’s Approach to Defining Our Industry;” and “Non-Profit Parking Privatization Partnerships.”

INTERNATIONAL PARKING INSTITUTE | APRIL 2017

Planning, Design, and Construction will highlight how to use a limited-cost database on the maintenance and repair of parking structures, including identifying trends of maintenance and repair costs throughout the service life of a structure. Learn how to employ a collaborative planning, design, and construction effort. Take in “Planning and Designing for an Unknown Future,” and “Planning an Automated Parking Guidance and Wayfinding System: An Interactive Experience.” ●●  Mobility & Alternative Transportation will analyze how on-demand technology such as Uber and Lyft has stunned the taxi industry while enjoying triple and quadruple growth in many cities. What effect will it have on parking? Learn how a redevelopment led to an increase in revenue of more than 29 percent, greater turnover in parking spaces, access to visitor parking, and increased customer satisfaction for one city. Sessions include “Uber’s Effect on Parking” and “New Brunswick: Modern Parking Increases Efficiency.” ●●  Personal Development will offer insights into strategies to ensure you’re being your most effective self through managing “self talk” and picking the words that best reflect your thoughts. Learn practical steps to use effective leadership skills that promote high levels of employee engagement and productivity. Sessions include “Think Fast, Talk Slow: The Art and Science of Spontaneous Speech,” and “De-Stressing for Parking Professionals: Useful Tools to De-Stress at Work and Not Take It with You.” ●●

But Wait, There’s More Join us for our popular TECHTalks on the Expo hall floor. These 45-minute presentations have an emphasis on technology to help you gain further understanding of the changes afoot and run concurrently with show hours. The most difficult part of all of these opportunities is choosing which ones will give you inspiration. We can’t wait to see you in New Orleans! Klever Logic Rebrands as FlashParking

K

LEVER LOGIC has renamed itself FlashParking. The rebrand is designed to signal to customers that the company’s suite of parking solutions goes beyond valet and now includes revenue control solutions for garages and parking lots. The rebrand includes a new brand identity along with a new website that merged all of Klever Logic’s solutions—FlashValet, FlashPARCS, and FlashMobile— under the FlashParking umbrella. The company first started under the FlashValet moniker, which is why it became known as the “Flash Guys.” But as its solution portfolio grew, it became apparent that the company needed an identity that represented the full breadth of its capabilities. Customers can visit flashparking.com to get a 360-degree view of FlashParking and its solutions and log on to the customer portal to manage their venues in real time. All of this comes on the heels of FlashParking’s funding announcement, led by Austin-based serial entrepreneurs Sam Goodner and Dan Sharplin. Their $3 million injection allowed for a hiring surge to better serve customers. Fueled by this growth, in

January, the company moved to its new headquarters in South Austin. Since the company launched five years ago, FlashParking’s solutions now run in more than 850 venues across the country and are used by the top brands in the hospitality industry. The FlashParking platform has processed more than 33 million vehicles so far. “During the rebranding process, it was important to us to maintain the integrity of the Flash brand and our continued commitment to being the best and fastest in the industry,” says company President Sam Goodner. “It is our goal that the new FlashParking brand will become recognized as the industry standard for a superior parking solution that delivers on the promise of parking in a flash.”

SpotHero Launches Parking Developer Platform

S

POTHERO announced the launch of the SpotHero Parking Developer Platform to provide parking reservation functionality to websites, apps, and cars with connected or autonomous capabilities. SpotHero enables drivers to reserve affordable off-street parking nationwide via its website and mobile app. With the SpotHero Parking Developer Platform, partner businesses will be able to offer similar parking reservation functionality directly in their own applications so drivers can easily secure parking using their interface of choice. “SpotHero has the biggest network of parking facilities in the United States that accept online reservations, so we’re excited to make reservation functionality on our platform available to third-party apps,” says Anthony Broad-Crawford,

chief product officer. ”Giving drivers the ability to reserve parking through their interface of choice—whether that’s on our app or another service—will help make driving even easier for more people, and that’s what we’re about.” The SpotHero Parking Developer Platform includes three tools: an API, SDK, and web widget. With select beta partners, SpotHero’s platform is already on track to process tens of thousands of reservations in 2017. “We’ve seen tremendous success with a variety of partners over the past few months,” says Elan Mosbacher, VP of strategy and partnerships. “We look forward to continuing to partner with more companies for whom parking is a critical part of closing the loop on an end-to-end seamless transportation experience.”

Towne Park Celebrates Record Growth TOW N E PA R K A N N O U N C E D it expects record performance in 2017, driven largely by organic growth of its leading hospitality services business, including strong expansion in key Florida markets as it continues to capitalize on the rapid professionalization of the industry and strong demand for more sophisticated, value-added services. “Momentum has accelerated. We are well ahead of last year’s pace, and our pipeline is outstanding, pointing toward a tremendous 2017,” says Towne Park President and Chief Executive Officer Chuck Heskett. “We added nearly 50 new accounts last year organically in our hospitality business and fully expect to break that record in 2017 as we are approaching 20 new accounts in the first two months of the year.” “Top hospitality organizations today need partners that can manage complexities, quickly scale up services, and provide business intelligence,” continues Heskett. Towne Park’s operations include approximately 13,000 employees operating at more than 700 destinations nationwide, providing unsurpassed personal care and attention to 15 million guests every year—all managed by experts and thought leaders from multiple sectors. “We manage complex IT and legal challenges for partners, deploy scalable special operations teams and all-star site leaders on demand, and provide analytics and market forecasts based on our own national data,” says Heskett. “The higher the bar, the more we shine.”

Five leading hospitality destinations in Florida recently selected Towne Park as their partner of choice to help them build better guest experiences and increase operational efficiencies. New hotel partners include the Wyndham Grand Clearwater Beach and the Tampa Marriott Waterside, where Towne Park drove an immediate increase in the profitability of the hotel’s parking business. “These wins validate the marketplace’s confidence in our ability to add value and underscore how well-positioned we are as the market evolves,” says Heskett. “We look forward to continued success inspiring and delighting the guests of our partners throughout beautiful Florida and the rest of the country.”
