Market Moves: Around the Country VIC German investment house Allianz has defied speculated market concerns splashing out close to $460 million for a pair of student housing buildings in Melbourne’s CBD. The student accommodation sector has been hit quite hard by the COVID-19 virus period, with many offshore students unable to continue their Australian university courses as planned. However, the move by Allianz is a sure indicator that there are early signs of a shift towards recovery. The towers offer a total of 1,391 beds; the Leicester Street building contains 804 beds and was completed in 2018, while the Swanston Street asset holds 587 beds and was completed in May this year. The towers sold for $269 million and $190 million respectively.

Caydon has offloaded its Vibe Hotel in Melbourne’s CBD, trading it to Sino Pacific Trading Company Limited for a speculated $108 million. Located at 1-5 Queen Street, the hotel opened its doors in May 2020 and offers 206 rooms, a bar, gym, indoor swimming pool, restaurant and conference facilities across 23 storeys. Caydon reportedly purchased the 737sqm landholding in 2016 for just $18 million. Melbourne continued to see high profile sales, with Grocon moving to secure a Marvel Stadium adjacent site, settling for $67 million to the AFL. The property company announced plans to build an apartment tower next to the stadium, with expectation that these will be aimed at the renter market. Japan’s Daisho finalised their settlement (undisclosed amount) of the W Hotel (the hotel component of Collins Arch), which will form part of Cbus Property’s $1.25 billion mixed use CBD development. The luxury hotel at 408 Flinders Lane comprises 294 rooms across 15 levels and is scheduled to open in
December 2020. A Malaysian developer has spent $43 million to secure 21-53 Hoddle Street, a prominent Melbourne Honda, Nissan and Hyundai car dealership in Collingwood. The new owner has announced plans to develop an apartment tower in its place
NSW Charter Hall acquired one of the largest logistics assets in Australia of this year, buying a 43,000sqm facility in Western Sydney for $115 million from Melbourne based private investment firm Kador Group. Located at 4066 Lockwood Road in Erskine Park, the facility was sold fully tenanted to Winc Australia on a 12-year lease starting in August 2020, returning $5.175 million per annum.

Primewest picked up two more Sydney shopping centres for a total $91.5 million. Intended for its newly mandated Australian Daily Needs trust, the Pemulwuy and West Ryde marketplaces will join the recently acquired Spring Farm Shopping Centre ($34.75 million). The portfolio is expected to reach around $300 million of neighbourhood retail assets. A local investor splashed out nearly $40 million to purchase a half vacant commercial office block in Parramatta. The property, situated at 16-18 Wentworth Street, was built in 1991 and was last sold around eight years ago, fully leased, for just $18 million. An iconic retail strip in North Bondi transacted for an incredible $25.4 million at auction; $8.4 million above the $17 million price guide. The complex holds address at 286-294 Campbell Parade, with longstanding tenants The Depot cafe, Doughboy Pizza, Sage Beauty and Nio & Tony’s local grocery sitting underneath six apartments.
QLD A 48.76 hectare property in Ripley that had been held by the same family for over 50 years, recently sold for $14.5 million. 357 Ripley Road was picked up by HB Land who has secured a development proposal for 570 residential lots to be developed over 18 stages. The development will include a 5,047sqm local park, a further 3.6 Ha environmental park, and makes provision for a 5.1 Ha local sports park which will provide a major benefit for the Ripley community. A Sydney based syndicate purchased a tenanted modern office/warehouse at Brisbane Airport for $9.6 million. The property, which comprises 8,266sqm of net lettable area (NLA) over a 20,130sqm site, was sold as a leasehold with a secure long ground lease in place until 2047. A Melbourne investment group has swooped in to secure a retail and medical centre in Brisbane’s upmarket Ashgrove for $8.88 million. Situated at 9 Ashgrove Avenue, the 800sqm building sits on a 618sqm landholding and was sold fully tenanted to Ashgrove Clinic healthcare operators and Bank of Queensland with an 8.5 year weighted average lease expiry. A two-level retail and professional complex in Bardon was sold to a local private investor for $8.85 million. The asset comprises a two-level building, totalling 1,146sqm of GLA, on a 2,208sqm site. The ground floor is occupied by multiple tenants including a convenience store, baker, hairdresser and more,
while the first floor is occupied by professional tenants. Aspen Group has had a busy year thus far and recently secured a build-to-rent investment in Burleigh Heads for $3.15 million. Situated at 4 Fleay Court, the 9,388sqm site includes 18 townhouses which were developed back in 2004. The property group plan to further subdivide the block and redevelop the dwellings into build-to-rent units. A local Sydney/Brisbane private syndicate beat a slew of competitive locals to secure a residential development site in Greenslopes for $2.45 million. IVIE Residence, located at 100 Nicholson Street, is a boutique townhouse development site with the opportunity to develop Stage 2, which comprises 21 premium townhouses offering 9 x 3 bedrooms and 12 x 4 bedrooms, serviced by 43 car parks.

Also part of the portfolio; located at 2 Shimmer Street in Epping, a 150-place complex marketed as one of Melbourne’s best performing because of its high average occupancy rate, traded for $6.97 million; West of Melbourne, at 24 Azolla Avenue in Werribee, a new centre rented to Imagine Childcare and Kindergarten, traded for $5.7 million; the third Melbourne childcare centre in Noble Park, failed to reach its reserve at the auction event.

A high-profile development site in the nation's capital has been sold to Canberra’s largest developer, Geocon, for $24 million. Located at 70 Allara Street, the substantial 7,640sqm land parcel offers multiple development outcomes underpinned by a strong urban renewal program already underway in the ACT and a shift to creating dense urban precincts in Canberra's CBD. The property is situated within an area identified as a future growth corridor and the immediate area is home to a number of large Commonwealth & Local Government departments. The site also offers no gross floor area restrictions.
A private investor has snapping up a former supermarket site at 277 Barker Road in Subiaco for $15.5 million. JLL sales agents noted that the result represents a significant uplift on book value and was achieved with more than 80 enquiries and multiple bids. The site benefits from a prominent location adjacent to the bustling Rokeby Road retail and food & beverage strip. A Satterley Property Group syndicate has offloaded their Austin Lakes Estate in South Yunderup, near Mandurah, for $19.7 million. The 630-hectare parcel, located at 1 Inlet Boulevard, hit the market back in 2018 and was advertised with a price guidance of $33 million. Satterley has already built around 450 homes as well as a shopping centre, medical complex, childcare facility, primary and secondary school and parks. The remaining land has potential to contribute a further 3,500 residences to the mix. Wolfdende, one of Victoria’s largest private developers, was the successful bidder. Local publican Garry Miller sold the Brighton Hotel in Mandurah during the COVID-19 lockdown for a yet-to-be disclosed amount. The pub is a purpose-built tavern and restaurant on a 1,300sqm landholding offering north-west estuary views. The venue includes a restaurant, rear public bar and courtyard and upstairs function area – all of which capitalise on outstanding views. A Padbury child care facility 23 kilometres west of Perth, found new owners under the hammer, trading for $4.61 million as part of a recent portfolio auction event conducted by agency Burgess Rawson. He asserts that while the market has seen some turbulence, in the residential development site sector the future is still looking promising. He and his team continued to transact positive results for their clients and they have multiple new listings scheduled for the coming weeks. Using the “Recession we had to have� of 1991 for comparison – for many reasons, their belief is that we are currently in a much better situation at the moment.

QUARTERLY REPORT Development Ready // NSW // April - June 2020 2nd Quarter 2020 Activity - At a glance The final quarter of the financial year created unprecedented circumstances for the property industry. During this period Development Ready focused on relevant market issues and produced valuable content for our subscribers. Overall our portal engagement and enquiry levels were stronger compared to the same time last year – the key contributing factor was due to the increase of people working from home.

Amidst the uncertainty deals and transactions were still being completed and buyers were still actively searching for opportunities.

NSW experienced the highest demand for property within 100km of Sydney additionally demand for property outside other main city centres also increased. Produce and agricultural assets were quickly snapped up - interest driven by uncertainty around the future of Australia’s import export trade.

Premium inner-City suburbs such as Palm Beach on the Gold Coast and Kangaroo Point in Brisbane continued to see a high volume of buyer traffic, whilst more regional hubs such as Townsville and Toowoomba experienced less buyer demand than earlier in the year.

Buyer enquiry remains strong, particularly from investors & developers originating from Melbourne and Sydney that are searching for boutique apartment and townhouse opportunities as well as commercial offices that offer repositioning or re-development possibilities in the medium-term. 2nd Quarter 2020 Activity - At a glance The WA property market was set to begin its long anticipated recovery in 2020 after more than four years of hardship, only to be thrown into turmoil as the global pandemic quashed momentum. The market was almost at standstill in April as property owners, agents, and developers alike could recalibrate and regain their bearings. It didn’t take long for the market to regain some lost momentum with June being the busiest month in Q2. Government grants aimed at supporting the building sector spurred a welcome flurry of land and off the plan apartment sales. After already undergoing a sustained period of adjustment, WA property prices are seeing more stability than their Eastern State counterparts, assisted also by loosening of social distancing measures as workers return to the familiar office environment and semblance of normal life returns. Much activity is being operated off-market with an underlying reluctance from vendors to wholly invest in marketing campaigns, however we anticipate a shift to greater on-market activity as the second half of the year progresses.

QUARTERLY REPORT Development Ready // SA // April - June 2020
2nd Quarter 2020 Activity - At a glance Market confidence lifted in Q2 of 2020, particularly in the latter half as distancing and lock-down restrictions began to ease within the state. SA, at the envy of the East Coast performed exceptionally well having detected just five cases of Covid-19 throughout all of May & June. The confidence boost resulted in a 12% increase in listing volume compared with Q1. A notable increase in residential and mixed-use potential sites hit the market and web traffic along with enquiry levels remained steady, indicating a sustained level of buyer interest. With interstate movement limited, much of the enquiry has been concentrated locally. Time on market has marginally increased, however due diligence periods have elongated under current conditions. Much activity is being operated off-market with an underlying reluctance from vendors to wholly invest in marketing campaigns, however we anticipate a shift to greater on-market activity as the second half of the year progresses.
