Market Moves: Around the Country

VIC Australia’s southern mainland state has seen multiple high value transactions through the past six weeks, as big movers look to capitalise on emerging opportunities as a result of a stabilising market. The largest of which being a Telstra data centre in Clayton that Funds manager Centuria Capital snapped up for $416.7 million, taking its property empire close to $10 billion. The acquisition of the 3.2 hectare property proves to be a highly strategic move, with Centuria heads John McBain and Jason Huljich backing the two areas which could benefit from the coronavirus crisis, as more people work from home or in suburban offices rather than in CBDs. The deal includes a 30-year leaseback arrangement, with Telstra taking place as Centuria’s largest tenant. Melbourne’s CBD saw multiple assets changing

hands, with LaSalle Investment Management selling a half share in their 30-storey office at 222 Exhibition Street for $205.675 million. The investment firm first acquired the building, in 2015 for $231 million. Singapore’s GIC agreed to the 50% stake following a renovation. David Jones has contracted to sell, with a short-term leaseback, its menswear store at 299 Bourke Street Mall to Australian-based investor Newmark Capital for $121 million, progressing with the retailer’s plans to create a premium flagship experience in the heart of Melbourne’s CBD. A former laboratory in Highett, in Melbourne’s south east, has traded hands from the Commonwealth Scientific and Industrial Research Organisation (CSIRO) to the Wolf Group for $90 million. The 9.34-hectare property will make way for a new housing estate, after the Department of Environment, Land, Water and Planning recently zoned it for the construction of more than 500 residences.

Four hectares of the property will be reserved for public use. The Dexus Australian Logistics Trust (in which Dexus holds a 51% stake and GIC the balance splashed out $73.5 million for an 8.8-hectare distribution centre at the Merrifield Business Park, in Melbourne’s northern suburb of Mickleham. Ford Australia has committed to an initial 10 year-term, with the sale taking place after the car manufacture’s pre-commitment.

NSW High profile sales weren’t isolated to just Victoria, with Sydney experiencing a number of strong results too. Recently, Rafi Assouline, a luxury eastern suburbs residential developer, agreed to splash out $185 million for a mixeduse site in Wooloomooloo. The ‘No Birds’

site (as it is known), encompasses 5,000sqm site and was put on the market by Arnold Kluck under a three-year-plus settlement agreement, granting Mr Assouline the assurance to move now and act in a (hopefully) post-COVID environment. The new owner has announced intentions to develop a luxury mixed-use project in excess of $500 million. Charter Hall has acquired a 30.6 hectare investment property in Sydney’s south western suburb Minto through their Prime Investment Fund (CPIF) for $207 million. Located on Culverston Road the property is currently used as a fully leased car distribution centre and was also sold with State Significant Development Approval allowing up to 112,000sqm of warehousing. A strategic decision given its location in proximity to Sydney’s second international airport. Dexus Australian Logistics Trust has again invested in premium industrial investments, this time in Greenacre, in Sydney’s southwest, for $100 million. The four hectare facility comprises of a 19,246sqm cold store and ambient complex leased to two occupiers, Real Dairy and Tomkin. There is also a 5,950sqm tract set to be developed. Well respected developers Pelligra have been making room in their portfolio for new projects, recently offloading 7 Kiora Crescent in Sydney’s west to Singapore listed Ascendas REIT for $23.5 million. The distribution centre forms part of a 32 Ha estate in Yennora acquired by LOGOS in 2015. Pelligra’s Larapinta Project Pty Ltd paid $8.83 million for the 2.7-hectare lot in June 2017. The 13,100 sqm facility is due for completion in the second quarter of 2021.

The 1,776sqm two-storey office offers considerable development potential and also contains 60 basement car bays. APN Convenience Retail REIT (AQR) has snapped up the newly built Brisbane Airport Link Service Centre, from a private local developer, for $10.5 million, thereby boosting the value of its portfolio to circa $455 million. The centre is anchored by a 15-year lease to Ampol, which is operating a Caltex and Foodary operation at the site, representing 78% of the income. A private investor has purchased a 2,900sqm industrial facility in Banyo in Brisbane’s north from a Melbourne Family for $7 million. The modern warehouse is home to the Queensland University of Technology’s (QUT) Pilot Plant Research Facility, leased on a new 5-year term. And finally, the new owners of The Hideaway, Australia’s premier glamping resort, may face some local community pushback, should they decide to propose any significant development plans after acquiring the asset for around $5 million. Situated in Cabarita, the sale marks the biggest the village has seen in over 10 years and represents the only development land remaining on the eastern side of Tweed Coast Road and is R3-zoned for a unit or townhouse development or land subdivision. The news of the asset hitting the market raised concerns within the local community, with a campaign launched shortly thereafter to keep the land in local hands.

AROUND THE NATION

The Healthcare Wholesale Property Fund (managed by Dexus) swooped in recently to secure the College Junction commercial complex in Clayfield in Brisbane’s north for $36.5 million. The asset comprises 3,118sqm of lettable office space within a new threestorey building completed just three years ago and was sold close to 100% occupied. The vendors originally purchased the complex in 2014 for $3.05 million.

Multiple portfolio sales are bracing the news pages as well. In Australia’s largest industrial deal for 2020, a collection of four ALDI distribution centres are being acquired for $648 million by a joint venture between Charter Hall and insurance giant, Allianz. The four distribution centres, located in Sydney, Victoria and Brisbane, will be leased back to ALDI Australia returning a total income of $30.1 million per annum.

The well-established food, lifestyle and convenience-based shopping centre Horizon at Wellington Point in Brisbane’s south west has traded hands from Eagle Point Investments Pty Ltd to Ambrose Regional Property Pty Ltd for $14.34 million.

Charter Hall continues is spending spree, acquiring three warehouses from OwensIllinois Australia for a total of $214 million. Two of the new owner’s funds are involved in the sale and leaseback; the Charter Hall Prime Industrial Fund (CPIF) and Charter Hall Direct Industrial Fund No.4 (DIF4). CPIF has acquired two properties, 617-625 Port Road, West Croydon in Adelaide and 21 Simcock

Four industrial assets belonging to the founders of Nationwide Towing & Transport have been sold with a leaseback to separate buyers for a speculated total price of more than $14 million. The properties include 42 and 44 Lancaster Road Wangara, in Perth (~$1.47 million); 10 Ashburn Place Blackburn, in Melbourne (~$3.2 million); 12 Industrial Avenue Southport, in Gold Coast (~$3.2 million); and 7 Tollis Place Seven Hills, Sydney (~$6.13 million). In total, the assets return an annual rent of $901,960.
