You can fill dents with autobody putty, but rust must be completely removed to prevent the corrosion from spreading. Scrape or sand away all the rust to expose bare steel. Then, apply a primer coat followed by two coats of paint.

FIBERGLASS-COMPOSITE DOORS Don’t be fooled by its rich cherry wood finish. This resilient door is made of fiberglass.

There’s no such thing as a maintenancefree door, but a fiberglass door comes pretty darn close. Fiberglass is extremely tough and resilient, and particularly well suited for harsh, humid climates. It’s also highly resistant to warping, splitting and cracking. Fiberglass doors won’t dent or rot. Most fiberglass doors have a realistic wood grain texture that can be stained to resemble a wooden door. In fact, if you like the rich look of a solid mahogany door but not the price tag, buy a fiber-glass door and apply a mahogany stain. If you’d rather paint your entry door, that’s fine, too: fiber-glass accepts paint beautifully. The main drawback to fiberglass doors is that they’re relatively expensive. Only highend solid-hardwood doors cost more. DOOR-BUYING TIP: SIZING MATTERS It’s easy to make mistakes when ordering new doors because of the somewhat confusing way that manufacturers specify door sizes. For example, a 36-inch door is sold as a 3-0 unit (pronounced three-oh), meaning that it’s 3 feet, 0 in. wide. A 2-8 door isn’t 28 in. wide; it’s 32 in. wide. If you’re not paying close attention, it’s easy to order a 3-0 door for a 30-inch-wide opening, and then discover that the door is six inches too wide. Avoid these costly, time-consuming mistakes by double-checking the dimensions before ordering the door. When shopping for entry doors, keep in mind that price is a good indicator of quality A high-quality door will cost more, but it’ll last longer, perform better and be much more energy efficient. First you need to check the deck thoroughly to make sure it is structurally sound. Check structural beams and joists for rot or decay and replace anything that may compromise the structural integrity of your deck. You may want to call in the professionals for this job as it requires some expertise to make sure the structure is repaired properly. Remember, your family and loved ones will be enjoying your deck as well, so you’ll want to keep them safe. 48

Once your deck is structurally sound, there are a few things you can do to make it look fresh and new. Refinishing it can go a long way, but there are a few things that you need to do before you get out the paint brush. It’s best to apply a deck cleaner, or even a stain stripper to your deck to remove old paint or stainer. Then, pressure wash it away and leave the deck to dry!

Next, you’ll need to fix any protruding nails or broken boards. If any nails are sticking up or protruding, you can simply hammer them down again. If there are cracked or broken boards, simply cut a new board to match and replace it. A loose railing can be very dangerous, so if it’s wobbly, be sure to drill new holes and refasten it to your deck.

Once your deck has been repaired and prepped, it’s time to refinish it with the stain or paint of your choice! Then enjoy!

7 SIGNS THAT YOUR ROOF IS IN NEED OF REPAIR Having a solid roof over our heads is something we may not always think about, but have you looked at the state of your roof lately? There are tell-tale signs that your asphalt shingle roof is in need of repair or is nearing its end. You may not need to replace, you may just need to repair and replace a few shingles, but the following signs indicate you may need to contact a licensed roofing contractor. Your roof doesn’t need to be old to fail and it’s not always easy to detect problems until the problem comes leaking right through your ceiling. The following are signs that your roof may need some TLC:

Missing shingle granules. If you’re finding shingles with missing granules, or you notice large amounts of granules in your gutters, your roof may be nearing its expiration date. Missing

granules can also indicate that your eavestroughs or rain spouts are poorly placed and excess water flow on your roof may remove the granules from the shingles. And you don’t want bald shingles! Bald shingles age quicker because they’re easily affected by weather and then have the potential to become an entry point for water.

6 Your roof is sagging. If this is something you notice when you’re in the attic, or just from the outside of your home, you should contact a professional immediately. This is a sign that the structural integrity of your rood may be compromised.

7 Damaged flashing.

Flashing is a material used for weatherproofing your roof. It’s often aluminium or galvanized steel and used around sky lights, chimneys and roof valleys to protect water from making its way through your roof. If you notice some flashing that has lifted or is damaged, it’s a sign that your roof may be susceptible to water damage.

The Psychology Behind Paint Colors You look around your home and decide you need a refreshing change. Painting any room in the home is a sure fire way to make it feel new and clean! Before you run to the hardware store and grab the first color that tickles your fancy, put some thought into the color - and some emotion, too. As a matter of fact, proponents of what is referred to as “color psychology” believe that the color of a room in the home is more than just a way to tie in the throw pillows. It’s a matter of emotional well-being. So what’s the right hue for you? CONSIDER THE ROOM’S PURPOSE The intended function of a room is a heavy deciding factor on which colors to use. Ask yourself, “What mood do we want this color to set?” Rooms such as an industrious kitchen, well-treaded dining room, or a bustling living room could go in a direction of colors that are thought to draw out conversation, appetites, and energy. According to WebMD.com, the color red seems to stimulate appetite and may be a good choice for a dining room or kitchen, as is yellow. Also, earth tones such as brown or tan stimulate social gatherings because they are warm and invi ting, and a great choice for a living room. Then there’s the flip side of stimulation – relaxation. For a bedroom, stick with cool tones like blues, greens, and lavenders. These are thought to reduce stress and promote sleep. Red on the wall of a child’s room could go as far as to lead to restless sleep, so sacrifice the childhood character decor in favor of a cooler hue.

DON’T LEAVE OUT LIGHTING Lighting can have a great effect on how the hue is perceived once it’s on the wall. We see several different types of lighting in a house, ranging from fluorescent, incandescent, and halogen bulbs, to natural sunlight. Depending on the color that the light emits, the paint will either absorb or reflect the light in different ways, thus varying the paint’s shade to the human eye. A color can vary greatly in appearance in two different rooms that receive two different types of light. For this reason, it is suggested to observe the sun’s pattern and take notes before making a decision. For example, if the sunlight flows from the north, this will be a cooler tone of natural light in a room. On the other hand, if the sunlight flows into a room from the west, you could end up with an overwhelming warm tone if you’ve painted your wall red or orange. PERSONAL STYLE MATTERS If color psychology isn’t your cup of tea, then stick with what’s pleasing to your eye. Take your current decor into consideration. Try to pick a color that pulls out favorite designs in your rugs or wal l decor. If you grew up with fond memories in a home with specific colors, then stick with those same colors in your home. Your experience with a color can also have an effect on your mood, so do what pleases your paint palette.

mortgage stress test rules In October 2017, the Office of the Superintendent of Financial Institutions Canada (OSFI) released new rules and regulations regarding the Residential Mortgage Underwriting Practices and Procedures. Changes were specifically made to the minimum qualifying rate for a mortgage also known as a mortgage “stress test”. These changes were effective as of January 1, 2018. A mortgage stress test’s purpose is to ensure that no matter what, a homebuyer will still be able to pay their mortgage. It looks at what the homebuyer’s current debt to income ratio is and if the homebuyer could still afford to pay their mortgage if the rates rise. The new rules require homebuyers who are getting a high ratio mortgage (paying less than a 20% down payment) OR ( under the new stress test rules) an uninsured mortgage (a down payment of 20% or more) to qualify for the Bank of Canada’s five-year benchmark rate , which is approximately 5% OR to qualify for the contracted rate plus two percent. They must qualify for whichever rate is higher. Even if homebuyers will only be paying a rate of 2-3%, they must be able to pay their mortgage as if the rate was 5%. These new rules apply to all federally-regulated lenders, including all major banks.

SO WHAT DOES THIS NEWS MEAN FOR FIRST- TIME HOMEBUYERS? The majority of people affected by the new rules will be first time home buyers. According to Mortgage Professionals Canada, the new rules mean that the amount of a mortgage that homebuyers can afford will lessen by 20%. For first time homebuyers this will mean they may have to lower their budget, make a larger down payment to pass the test, or wait longer before buying a home in order to save more.
