Congratulations on your decision to buy a new home! REALTORS® in Nova Scotia want to ensure that clients understand all the aspects of buying and selling so this handy guide has been created to help you understand your property taxes on your new home. What are property taxes? Every homeowner in Nova Scotia pays property taxes. These taxes, collected by your town and/or municipality, help pay for services like fire, police, roads and schools. Taxes are based on an assessment of your home, done by Property Valuation Services Corporation (PVSC). Legislation in Nova Scotia places a CAP on the amount that your assessment can increase year over year – to protect homeowners from spikes. When a home is purchased, however, the CAP will not remain on the home. The new owner’s property taxes will generally be higher. These taxes will be based on the assessed value of the home, unless it is purchased by a family member. How do I calculate my taxes? To calculate your estimated tax bill, you’ll need to know the current assessment value of the property (found on the assessment notice from PVSC or on the current owner’s tax bill) and the property tax rate in your municipality.
