DOWN PAYMENT Assistance Program (DPAP) You might not be aware, but if you’re an aspiring homeowner with an income below $75,000 there is a program that can help you make your dreams of homeownership a reality. In Canada, your down payment on a home must be at least five per cent of the purchase price. Unfortunately, some families might be making enough to pay a mortgage but saving a down payment is challenging. That’s where the DPAP comes in. The DPAP offered by the Government of Nova Scotia, provides an interest free loan to eligible participants for the down payment on a house. Below is quick rundown of the program and the requirements for participants.
Who’s it for? First time home buyers with low or modest income.
How does it work? Eligible participants can apply to receive a 10-year, interest-free, repayable loan of up to five per cent of the purchase price of a home.
What are the program requirements? • Price of the home must be $280,000 or below in HRM and $150,000 or below in the rest of the province. • You must be a first-time buyer • Your total household income must be less than $75,000 a year • You must have a good credit rating and preapproved for a mortgage by a recognized financial institution • You do not have financial ability to pay for five per cent of purchase price of the home without assistance from the program • You must be Canadian citizen or have permanent resident status • You must have resided in Nova Scotia for a minimum of 12 months
