Nova Scotia REALTORS® advocate for increased housing supply Low inventory and increasing prices mean the housing market across Canada has been top of mind for many people, especially first-time homebuyers. The Nova Scotia Association of REALTORS® (NSAR) is the voice of real estate in Nova Scotia and REALTORS® believe that everyone deserves a place to call home. “With over 1,900 professional REALTORS® in the province, we advocate for more affordable housing in all price ranges, especially the ‘missing middle,’” says NSAR CEO, Roger Boutilier. “We need housing across the spectrum from rental units to single family homes at various price points,” says Boutilier. NSAR advocates against taxation that negatively impacts homeownership - like the recentlypassed Non-Resident Deed Transfer and Property Tax. Boutilier says, “We believe these taxes were created in an attempt to improve our housing spectrum, but they will have little impact on housing for Nova Scotians,” says Boutilier. “NSAR told government that increased taxes will not free up meaningful housing supply or have a significant impact on affordability. They will, however, have unintended, negative consequences on our economy, particularly in rural Nova Scotia.” Despite these factors, there is positive housing news in Nova Scotia: • CMHC reports there were 2,818 housing starts in March 2022; • 9 special planning areas in HRM to fast track development of 22,600 units; • The Mount Hope development brings 875 units to HRM; • $21.8 million for 373 affordable housing units across the province; • $2.5 million to build a 100 affordable units in Kentville; • $2 million for 85-units in Lantz with 40 affordable units; • $1.9 million to build a 100-unit development in downtown Halifax with 38 affordable units; The provincial budget also included: • $15 million more for affordable housing programs; • $4.4 million more to leverage federal funding though National Housing Strategy; • $2.0 million to support joint planning task force on housing in HRM; • $1.4 million for eleven settlement service organizations; • $1.0 million for immigration and population growth marketing campaigns; • $2.7 million more for new rent supplements associated with Quick Start Investments ; • Capital funding for planning, design and construction of new NSCC residences; • $900,000 more for housing-related, provincially-owned land transfer initiatives.
