CLUTTER CLEARING 101: MAXIMIZE GARAGE SPACE IN 3 STEPS The U.S. Department of Energy cites that 25 percent of homeowners with two-car garages have too much clutter to store vehicles, and 32 percent only have room for one vehicle. “It’s ironic that many of us would rather store our boxes of unwanted stuff in our garage, leaving our valuable cars outside to deal with the elements,” says Lorie Marrero, professional organizer and author of The Clutter Diet. “Let’s rethink our storage priorities and turn our garage into a space that’s more organized and functional.” Maximizing garage space doesn’t have to be a chore. Here are three simple steps to make the most of the storage space in your garage.
1. CLEAR THE FLOOR “Wire shelving is the perfect choice for ‘DIYers’ in need of a garage makeover,” says Marrero. “It is flexible and can be customized to fit in all types of spaces, suits any climate and is easy to keep clean.”
Since floor space is at a premium, take things off the floor and onto the wall. One option is heavy duty wire shelving, which can withstand the weight of some of your heaviest belongings and can adapt to changing storage needs. This shelving will allow air to ventilate and is not affected by the humidity or sudden fluctuations in temperature. Limit the dirt tracked inside the house with an area rug or repurposed carpet. For many, the garage serves as the main entry point into the home, so be prudent and keep the entryway as clean as possible. 2. STORE HAZARDOUS MATERIALS Things like poisonous pesticides and antifreeze or dangerous tools like hedge trimmers and power tools should be hidden safely out of reach from children and pets. Find a home for these items with heavy-duty cabinets. 3. ORGANIZE SMALLER ITEMS Can’t find your wrench or screw driver? Use a peg board to keep your favorite hand tools neatly stored and easily accessible. Hooks are another great way to keep track of your belongings. Once the appliance is used, the custommade door can shut to hide it away again, never again to clutter up our countertops or our thought processes. This concept can also be used to store cleaning supplies and expand the pantry. Often times, custom built-ins on castor wheels can make a world of difference for storage expansion. They can be camouflaged in, used when needed, and hidden away again!
Kitchen Zones With everything in its own specific area, organization happens naturally. Think dishwashing station, eating station, cooking station, etc. The kitchen has everything tailored to be in the exact spot where it is needed, and easily accessed. For example, everyday dishes are kept directly above the dishwasher, next to the sink, and within reach of drying towels to make up the dishwashing zone.

MORTGAGE MYTHS DEBUNKED Buying your first home is one of the most intimidating and overwhelming purchases that we make in our adult lives. The idea of a mortgage can be daunting, and you may question your creditworthiness, your financial obligations as a mortgage holder, and what it means to have a home as an investment. Often times, consumers are misled by their own misconceptions and have yet to learn the facts about mortgages. To here you along the way, here are some common mortgage myths and the truth behind them. A HIGH CREDIT SCORE ISN’T A MUST
YOU DON’T NEED A 20% DOWN PAYMENT
Many home hunters think that a high or near perfect credit score is a necessity in order to qualify for a mortgage in the first place. Thankfully, this is false. Some first-time homeowners haven’t adequately built up their credit, so there are fortunately loans out there, such as a FHA loan, that have a minimum FICO score requirement of 580. If your credit score is lower than this, consider taking a few years to better build your score. A higher score can mean more flexibility in home buying.
The 20 percent marker as a goal for down payment is nothing less than intimidating. These days, there are many loans that do not require 20% down. The previously mentioned FHA loan can require as little as 3.5% down. The downside to this is the required PMI (private mortgage insurance) that is tacked on top of the mortgage payment as a protection for the lender. One unconventional route is taking out a loan for your down payment on top of the mortgage loan, but this much borrowing can get out of hand quickly. Keep in mind that the lower the down payment, the higher the monthly mortgage payment.
A HOME INVESTMENT IS A NOT-SO-SURE THING Some people believe that buying a house as an investment opportunity is a sure thing for return on investment. This simply is not the truth. Although a house can hold its value, it’s important not to go into home buying with only returns in mind. The housing market is a fickle creature, and even when things are good, values rise slowly. Remember that it takes a while to build equity, particularly if your down payment is small. The first few payments in the life of a loan go towards interest, not the equity nest egg. Even if you are approved for a large mortgage loan, remember to keep the location of the home, as well as how well the home works for you, at the forefront of your mind, rather than being investment minded.

PRE-QUALIFIED IS NOT PRE-APPROVED Before you begin your home perusal, start with a stop at the bank. Find out what you are pre-qualified for and let this number help navigate your hunting. Don’t be fooled, though. Pre-qualifying doesn’t guarantee that you will be approved for that amount in the final purchasing hour. Once a home is decided upon, a lender will use things beyond your stated income to determine your approved amount. This includes things such as past tax returns and credit score. Further still, credit checks or major purchases up until your closing date can take a toll on what your mortgage lender will give out.

DESIGN TRICKS TO REVAMP YOUR HOME
Contrary to popular belief, you don’t need to spend a fortune or go to design school to revamp your home. “It’s all about simplicity,” says Susan Yoder, interior design expert for builder Clayton Homes. “A little goes a long way when it comes to home décor and living spaces. Only a few simple changes can make a big difference and allow you to create a room you’ll be itching to show off to friends and family.” To breathe new life into your space, Yoder recommends these tips.

POPS OF COLOR.
“Nothing livens up a room like a bright pop of color,” Yoder says. If you have neutraltoned furniture, add lamps, curtains and accessories in bold hues. If you’re up for a painting challenge, an accent wall is a great way to incorporate color into a space. Choose your favorite color from a throw pillow or wall art piece in the room to pull the look together.

VARYING TEXTURES.
A room tends to get boring when it focuses on only one texture, so it’s important to create a sense of balance. Try varying the fabric types on your sofa and curtains. Add in some metal or wooden accents to draw the eye around the room. You can even play with lighting to reflect off certain objects and create visual interest.

ANTIQUE FEATURE.
Choose an antique or unique piece of décor to be the inspiration for the room. This could be a rug, lamp, chair or even a chandelier – anything that gets you energized and motivated. Get creative and run with the theme it creates. Or if your style is more modern, an antique object will stand out among your contemporary décor.

SYMMETRICAL YET FUNCTIONAL.
The furniture collection in a room should form a restful, symmetrical layout. It’s all about balance. There should be between three and 10 feet between each seat. Additionally, instead of pushing each piece up against the wall to create more space, give your furniture a bit of breathing room a few inches from the wall. This makes the room appear open and airy.

Intricate trimmings, charming architectural detail, and a story behind a historic home make it an alluring package deal for buyers. Before you buy, however, take a second to think it over. Are there perks to purchasing these prized homes? What about any downsides? Here are some things to consider before buying a historic home.

Firstly, double check to truly identify whether or not the home is “historic”. You can officially check the historic status of the home with the National Register for Historic Places (NRHP), or a local historic board in your city. The Georgia Department of Natural Resources website explains that properties listed on the NRHP site “include buildings, sites, structures, objects, and districts that are significant in American history, architecture, archaeology, engineering, and culture.” Anything from a time period’s unique architectural style, to a famous person once living in the home could land a house on the NRHP list.
FINANCIAL UPS AND DOWNS
There are several county and state governments that offer tax incentives for purchasing one of these homes. The government wants to see these homes preserved. What better way to preserve history than to have a loving home owner that will live there and perform any necessary upkeep? Not all tax incentives are readily available to all historic home purchasers, though. There may be certain qualifications that must be met first. Also, some loans will

HOME SELLING MISTAKES TO AVOID Do you ever find yourself completely overwhelmed by real estate advice from every direction on how to stage, market, negotiate, and ultimately sell your home? With all the information we see on a daily basis, it’s easy to overlook the most important details.
Avoid these traps to get the best offer with the highest value, and take the stress out of selling your home.
1. ONLINE-ONLY MARKETING.
Don’t drown in the world wide sea of online data! With the overload of information that is force fed to us every day, it’s important that everyone sees your home everywhere. Advertising your home in print makes you stand out locally. Magazines like The Real Estate Book even use QR and text codes that instantly connect home shoppers to home listings on their mobile phones.
2. POOR PRICING.
No matter what they’re buying, it is not a surprise that consumers want the most bang for their buck. Home buyers tend to stay away from overly high prices and are drawn to the homes that are priced competitively. However, if the price is too low, buyers will wonder if there is something wrong with the property. Make sure you research your competition and consult with your real estate agent before deciding on a price.
3. HOVERING.
Although you may want to stick around during a showing, it may not be the best idea. There is definitely an emotional aspect when selling your home, so hovering while a potential buyer is touring your home may make it difficult for them to envision the home as theirs, and may feel uncomfortable or that they’re intruding on your space. Take a breather and go run some errands while your real estate agent does the work.
4. CLUTTER INSIDE & OUT.
First impressions are everything, and the first thing that buyers will see is your home’s exterior. Have a well-kept yard, clean driveway and overall curb appeal, which will increase the likelihood that buyers will want to see more. Now for the interior – Make sure your home is absolutely free of all clutter. It should be clean and sparkling! Help buyers imagine their own things in your home by stashing personal items, including photos and mementos.
5. LACK OF APPEALING PHOTOS.
Before a buyer even thinks about contacting a real estate agent or coming to see a house to buy, they “pre-shop” online. Be sure to provide photographs that frame your house and its amenities to sell. Capture full rooms that are well lit and don’t even think about including pictures of cluttered messy spaces! Home buyers want to see what your home has to offer, and be able to visualize themselves living there.
As you go through the home selling process, avoid these traps to get the best offer quickly. Remember that your real estate agent is more than happy to answer any of your questions and provide the most valuable help possible. Be sure to always take advantage of all your resources.
