HERE ARE TIPS TO MAKE YOUR WORKING RELATIONSHIP PRODUCTIVE AND SUCCESSFUL: Do Be Specific About What You Want Don’t Pay More Than You Can Afford Make a list of the features you’re looking for in the home you want to buy. Only view those that meet your criteria to avoid wasting your time or the agent’s. Have a clear plan of the size, style and location of properties you’re willing to look at. Keep a price range in mind and let your agent know what it is, as well as whether you’re willing to negotiate on a house you fall in love with.
Don’t Settle Even if you or your agent get tired of viewing properties that aren’t really what you’re looking for, don’t give in and agree to buy a home that you don’t want. If you’re negotiating a purchase with a buyer who refuses to fix things about the property that you feel are important, don’t be coerced into surrendering to the buyer’s terms. Issues like the settlement date, which furnishings will remain and who will repair broken areas like a leaky roof should be resolved without pressure before you sign the contract.
Do Keep Appointments Your REALTOR® may want to meet with you to go over the property specs you have in mind for purchasing a home. The agent may also want to show you some properties and walk through them with you. Make every effort to keep the appointments that you make to respect the time invested by the seller and the agent, as well as your own schedule. If you miss or postpone several appointments, the agent may take your interest less seriously.

Your agent may try to show you listings that are beyond your indicated budget. This might be done innocently if the more expensive properties have the items on your must-have list. However, don’t buy a house that you can’t afford, because you could end up suffering financially for years to come. You could even lose the home to bankruptcy if you can’t afford payments and maintenance. Be clear with your agent about what you can and can’t afford.
Do Perform Due Diligence Don’t expect the agent to have all the answers about a certain property. Find out through online research whether the home or area has a bad history. You can always ask your REALTOR® about the neighborhood, schools and local businesses, but be willing to do personal research if needed.
An agent can be an amazing resource to help you find the home of your dreams. But keep in mind, they will work more effectively when you provide detailed information about your requests and limits. HOUSE WITH A FIREPLACE Many people love the idea of relaxing in front of a fireplace on a cold winter night. The sight, smell and sound of a fire can create a relaxing ambience. While the idea of having a home with a fireplace may be appealing, the reality does not always live up to people’s expectations. The amount of heat given off, the amount of work required and the cost depends on the type of fireplace.

Gas Fireplace
A wood fireplace can create a cozy atmosphere. If the power goes out, a wood fireplace can continue to heat your home. It can also provide light and a way to cook during a power outage.
With a gas fireplace, you can simply press a button and instantly enjoy a cozy fire. If the house has more than one gas fireplace, you can heat only the room where you are, rather than the entire house, to save money. The fireplace can provide heat even if you lose power.
Since most of the heat produced by burning wood escapes through the chimney, a wood fireplace is not very energy efficient. A fireplace insert can increase the amount of heat that stays in the house. If the damper doesn’t close enough, the house may have drafts, which can result in high utility bills. Embers from a fire can spread and cause nearby objects to catch fire. Curious children and pets can be seriously injured if they get too close. If you buy a house with a wood fireplace, you will need to stay close by to prevent accidents. Smoke from a wood fireplace can release pollutants into the atmosphere. A fireplace can also release carbon monoxide and other dangerous gases inside the house. Because of the risks and the amount of work involved, many people who buy a house with a wood fireplace only use it occasionally. The costs of cleaning, maintenance and wood may not make owning a house with a wood fireplace cost effective.
A gas fireplace won’t produce the aroma and crackling sounds of a wood fire. On the other hand, gas fireplaces are easier to maintain than woodburning ones. There is no ash or soot to clean, but the fireplace should still be inspected every year.
Electric Fireplace An electric fireplace can provide heat and light and can be used even in a small space. It can be expensive to use, however, and it won’t work during a power outage. An electric fireplace also does not look realistic.

Many people search for a new home with a fireplace, then find that they don’t use it as much as they thought they would and realize that they spent a lot more than they expected to maintain it. If you’re thinking about buying a house with a fireplace, be realistic about how much you would use it and consider the costs and safety issues to decide whether it would be worth it. QUESTIONS TO ASK DURING YOUR PRE-CONSTRUCTION MEETING Embarking on a remodeling project is an exciting endeavor—you’re finally going to get that new kitchen or finished basement you’ve been longing for. But going under the knife, so to speak, is also a stressful prospect. That’s why scheduling a pre-construction meeting with your remodeling professional is so important. According to the National Association of Home Builders (NAHB), the pre-construction meeting is a key opportunity for the remodeler to explain exactly what will be done, as well as how the job will progress. It also provides a chance for both parties to define their expectations and flag any problems that may arise. The goal is to alleviate as many surprises in advance as possible. With peak home remodeling season right around the corner, now is the time to contact your trusted contractor or home remodeler to discuss a remodel. Here are just some of the issues the NAHB recommends you discuss with your remodeling professional during the pre-construction meeting: Are you okay with signs on your property? In addition to acting as a marketing tool, signs help contractors and suppliers locate your home. Decide now whether you will agree to this. If you have an alarm system, determine how it will be handled. Will you give the construction crew a key, or do you plan on having someone on the premises to let them in?
Ask if any utilities will be interrupted during the remodel, such as water or electric, and if so, for how long. This will help you decide whether you will need to find other accommodations for a period of time. What are your rules concerning workers using your landline for local calls? What about using your bathroom? Figure out a plan for removal of trash. Agree upon where the dumpster will be located. Discuss which areas of your home will be off limits to workers. You may discover that workers need access to certain rooms for part of the project. What will take place in terms of daily cleanup? Make sure your expectations are in sync with what will actually take place. When will work begin and end each day? Where will workers park? Once you find out, be sure to let neighbors know. Let your remodeler know what your rules are when it comes to smoking, profanity and music.
