3. INVEST IN A WELL-MAINTAINED LAWN Another major element of curb appeal you should never underestimate is the power of a well-cared-for-lawn or front yard. These have a huge impact on the overall desirability of your home. "My general rule for landscaping is that the home should look at least as nice as the neighboring homes," says de Jong. "At the very least, home sellers should have the lawn mowed, trees pruned, weeds pulled and garden spruced up with some colorful seasonal flowers, because curb appeal is essential to selling a home." An unmaintained lawn, on the other hand, is not only a curb-appeal deterrent; it also sends a red flag to potential buyers that the home wasn't taken care of, de Jong adds.

4. CONSTRUCT A FIRE PIT. Fire pits soared in popularity during the COVID-19 pandemic while we were all stuck at home, and they continue to be a major outdoor landscape attraction that increases property value. "A fire pit is an arguably universally beloved home feature, perfect for families, young couples and anyone who loves to host and entertain guests," says de Jong. "When built using less expensive materials ... homeowners can increase the ROI of a fire pit to more than 80% and recoup 78% of the costs," adds de Jong.

2. SPRUCE UP THE FRONT WALKWAY. Your walkway is part of a potential buyer's first impression. So, spend some time making your walkway and entrance look pictureperfect. "If the walkway is well-decorated, it instantly creates a good ambiance for the house," says Dawn Templeton, owner and real estate broker with Idaho-based Templeton Real Estate Group. "Plant flowers by the two sides of the walkway, and keep the walkways illuminated properly. It will create a dramatic beauty."

"First impressions are everything, and curb appeal is what potential buyers notice first. ... It will signal to buyers that they can expect the same from the interior and bones of the house." Here are five landscaping projects that industry experts say are worth the investment to boost your home's value.

1. PLANT TREES. One word: trees. It's the landscaping project nearly every expert recommends for increasing a home's value. "Trees can add up to $9,000 to your home's value, but you should grow them a distance from the septic system, driveways and the house itself to prevent any potential interferences," suggests Bryan McKenzie, co-founder of Bumper Crop Times. "Otherwise, the value of your home can be decreased as buyers may anticipate costly issues." What he's referring to is potential root damage to the home's foundation, falling branches or more. Wisely placed trees, however, have consistently proven to be a smart investment, says Dan Beaulieu, real estate agent, contractor and founder of Burlington House Buyers.

2 Refresh your house with paint. Summer is the perfect season for bigger paint projects. If you have areas in your home that you’ve been meaning to repaint, such as entire rooms or the exterior, summer is the time to do it–and a little paint could go a long way in transforming your space. The warm weather lets the paint cure properly and ensures that it will last longer. “I think painting is one of the best DIY projects because it can be easily corrected if you make any mistakes,” says Chicago-based real estate developer Bill Samuel. “It really has a huge impact on the overall space when you take your time to repair any blemishes and do a quality job.” Dulles recommends painting parts of your home (or all of it) white to make it look bigger and brighter.

3 Check gutters. This might not be the most fun or creative home improvement project, but it’s an important one to protect your home for the winter months ahead and against summer storms. “Winter, followed by a rainy spring, can take a toll on your gutters and downspouts,” says Bailey Carson, a home expert at Angi. “If they’re ignored, you could end up needing to replace them altogether or, worse, dealing with foundation damage, interior flooding, driveway cracks or landscape erosion.” The damage would end up costing you way more than cleaning your gutters. All you need (if you don’t have this equipment already) is a gutter-cleaning attachment for your garden hose, a ladder, a bucket, a gutter scoop and heavy-duty gloves. You could also buy a gutter guard to protect your gutters and prevent leaves from gathering in them.

S ummer is a great time for home improvement projects and DIY updates around the house. Set some time (and money) aside this summer to give your home some TLC. Not only will it increase the overall value of your home, but little upgrades here and there can also save you a lot of money down the line. While some home improvements can be expensive, such as adding central air conditioning or remodeling an entire room of your house, there are more affordable projects that can give you the same effect for a much lower cost. Lumber costs are skyrocketing right now, so if your project calls for it, you’re going to want to plan ahead. Here are some simple, affordable home improvement projects to try this summer that won’t break the bank.

4 Spruce up outdoor areas. Give your yard some attention too – chances are, you’re probably spending a lot more time in it to enjoy the beautiful summer weather. While the cost of renovating your outdoor space varies depending on the project, there are simple DIY improvements you can make to elevate your backyard or front yard for a lot less. Maria Vaamonde, a commercial real estate investor and founder of Property Cashin, suggests landscaping your front yard. “Gardens make homes more aesthetically pleasing, and they also can add to the property value. Summertime is the perfect time to plant perennials, a variety of beautiful-looking flowers that are low maintenance,” says Vaamonde. She also suggests lupines and hydrangeas as other beautiful (and lowmaintenance) additions to your garden.

1 Declutter your home. Organize your entire house if you really want to go all out, or pick a place in your home that needs it most and get to work. Decluttering doesn’t cost anything, and you can earn some money by selling items you no longer use. Plus, you can use your earnings toward other home repairs. “It costs nothing except a week or two of your time, and the ability to let go and part ways with unneeded clutter that no longer brings you or your home joy,” says Emilie Dulles, a lifestyle design expert and founder of Dulles Designs. ASK THE BUILDER WATER FEATURES IN YOUR YARD CREATES PEACE & TRANQUILITY

Y ou know you can’t magically summon a body of water to appear on your property, but you can enhance your yard, patio or deck with a water feature as small as a fountain or bird bath, or large enough to dunk a VW Beetle. I’ve had small koi or fish ponds at my last three houses, and I have one at my current home in New Hampshire. The Internet is full of advice on how to build a pond. I’ve tried all sorts of methods. I believe I’ve finally come up with a formula that creates a natural-looking pond and keeps pond maintenance to a minimum. The first pond I built 45 years ago was made with concrete. I dug a depression in the backyard that was the size of a two-person jacuzzi. Fortunately, I had enough fall that I could put a drain in the bottom to empty out the water. This allowed me to clean the pond. The concrete was 3 inches thick, and I put chicken wire in it to strengthen it. The day after I poured the concrete I applied a 3/4-inchthick layer of cement stucco over the fresh concrete. I pressed thousands of pieces of rounded gravel into the stucco to make it look better. This pond worked really well, but it was not easy to reach down to unscrew the drain plug. There was no electricity to the pond so I didn’t have a pump or waterfall. This pond would transform to a green swamp in no time. It was a maintenance nightmare, and the fish would die from lack of oxygen. My next pond project involved a cheap plastic liner that had two different water levels in it. This is a good idea because, as you’ll discover, the key to having clear pond water is to have certain aquatic plants that work to keep the pond healthy and the water clear. The house I currently live in has a magnificent pond that I didn’t build. The previous owner had it installed. The liner of the pond is a giant sheet of black commercial rubber roofing. It’s been installed now for 20 years and has never leaked. Installing the rubber is simple. You just dig a hole that’s the size, depth and shape of the finished pond you desire. Be sure to incorporate different levels. You then unroll the rubber and set it in the depression with enough excess to lap up onto the ground surrounding the pond. I have about 16 inches of rubber ringing my pond. It’s covered with granite boulders, plants, moss and so forth in order to completely hide the rubber.

D o you want to build a new wall inside your home? Perhaps you're trying to create a new small space for a home office or hobby room, or maybe you have a bigger appetite and are transforming a dank basement into a finished living space. But you have no idea where to start. I've been there. I've experienced your anxiety. Every now and then it's interesting to go back in time. I clearly remember having to build my first partition wall inside a house. I was a soaking wet-behind-theears carpenter working for a small remodeling company. One of my college professors, Dr. Larsen, had asked me to install a half bathroom in his home. I had no idea what to do, so I told him that my boss could do the Oncejob.the simple plans were drawn and the contract signed, I was sent to my professor's house to start the job. I had painted the outside of the home three years before, and Dr. Larsen and his wife trusted me. Little did they know, I had no clue how to build the three simple walls needed for the small new bathroom. I survived with the help of a few phone calls to my boss. It was a humbling experience as I discovered you don't know what you don't know. Keep in mind this was decades before the Internet and YouTube. You have no idea what an advantage you now have when you have to educate yourself about how to repair and build things around your home. When we carpenters build a wall for a new home, we typically build it flat on the floor. Once all the studs are nailed to the bottom and top plates, we tilt the wall up and secure it so it doesn't fall over. You can't always do this in an existing home, especially if the ceilings in the room are finished with drywall or plaster. As you tilt the wall up, it binds against the ceiling. If you're challenged by a finished ceiling, you'll most likely have to install your top and bottom plates, making sure the plates are plumb in the same plane. You'll then cut each wall stud to fit snugly between the plates and toenail them in place. Drill angled pilot holes in the ends of the wall studs for the nails. Use no less than 3-inch-long 16d sinker nails to connect the wall studs to the plates. If there is no ceiling, you can tilt the wall up so long as you orient the wall in the same direction as the floor joists above. You simply make sure the top of the wall rises up in between two parallel floor joists. I also have a waterfall. This waterfall does three things. It adds oxygen to the pond water. The falling water makes a relaxing sound. And the splashing water makes the surface of the pond move ever so slightly, drawing your eye to it. Frogs, chipmunks, squirrels, litter peeper frogs and who knows what else are attracted to this oasis. It’s very soothing to sit by the pond reading a book or just relaxing as a breeze blows by. That should be your goal: Create a water feature on your property that will bring a smile to your face every day.
