As summer is winding down and the mountains begin to come I have truly enjoyed serving as the 2013 President of the Northeast Georgia Board of Realtors®, and can hardly believe that my year is almost over. I have learned so much and met so many interesting people from all aspects of the Real Estate world. Recently, while attending the GAR convention and expo, I participated in a meeting with the 2013 local Board Presidents and our 2013 Georgia State President, Robin Lance, wherein Robin reminded us to be thinking about our legacy. I have tried very hard to think of what my legacy would be and I really can’t think of anything that I have accomplished during my year for which I deserve any credit. But, what I did realize was this, the Northeast Georgia Board of Realtors®, as a whole, is a remarkable organization with a wealth of accomplishments that all of us should be proud of. From the work of the staff who provides services to all of its members and affiliate partners, to the Realtors® who volunteer their time for leadership, committees, charities and civic organizations supported by our board, everyone gives tirelessly of their most valuable asset… their time. We are all blessed to be part of this amazing association, which is highly respected by other associations for our innovations and leadership. As I pass my gavel to our 2014 President, Berry Rankin, I want to express my appreciation to our CEO, Susan Phillips, all of the staff of the Northeast Georgia Board of Realtors®, our leadership team, and the members and affiliates of the Northeast Georgia Board of Realtors®. FALL & WINTER SEASONAL MAINTENANCE GUIDE Complete these maintenance jobs every fall and winter to prevent costly repairs and keep your home in peak condition. Certain home maintenance tasks should be completed each season to prevent structural damage, save energy, and keep all your home’s systems running properly. These maintenance tasks are most important for the South in fall and winter. Fall and winter conditions in the South vary dramatically from the northern part of the region to the southern coastline. But basic maintenance tips apply no matter where you live.

Key maintenance tasks to perform • Get your heating system in order. Heating systems in the South vary—there are generally more gas furnaces in the northern areas, and more electric heat pump systems toward the coastal South. Programmable thermostats are important for both kinds of heating systems, as they can help save around $180 a year on your energy bills. If you have a heat pump, make sure you install a programmable thermostat especially designed for heat pumps, says home inspector Bill Loden of Insight Home Inspection in Madison, Ala. Programmable thermostats for heat pumps are specially designed to keep these systems working at peak efficiency. Schedule your fall HVAC checkup promptly; you can expect to pay $50 to $100 for a heating tune-up. Make sure your HVAC professional checks all electrical connections, lubricates any moving parts if necessary, and inspects the condensate drain and trap. If you have a gas furnace, make sure he also checks gas connections and pressure, burner combustion, and the heat exchanger. Inspect your furnace filters monthly and change them whenever they are dirty. Inspect floor grates and return ducts regularly and clean them out with a vacuum cleaner brush. • Clean your gutters. In the South, you’re less likely to have ice form in your gutters than in other parts of the country. Nevertheless, debris in your gutters can easily divert water onto the roof or siding, setting the stage for mold and rot and dramatically shortening the lifespan of shingles and paint. Inspect and clean your gutters in the late fall after leaves have dropped. • Put away lawn and garden equipment. Pick up anything in the yard that could be damaged by cold or snow, such as garden tools, hoses and nozzles, and patio furniture and accessories. Run your lawn mower until it’s out of gas, if possible; if you leave gas in the tank over the winter, it can degrade and lose some of its combustion ability. Worse, gas can react with the air in the tank

and oxidize, forming deposits that affect the machine’s performance; worse still, moisture can condense inside the tank and cause rust that blocks the fuel lines. If you know you’re going to leave gas in the tank over the winter, add a stabilizer to the last gallon of gas you put in (mix it in the gas can, not the mower tank, so that you get the mixing ratio correct). • Trim back vegetation. In some areas of the South plants grow year-round, so it’s important to keep an eye on whether they’re encroaching on the roof and walls. Trim trees so that branches don’t hang over the roof, and keep heavy, dense growth away from siding. A good rule of thumb is to trim back bushes and shrubs so that there’s enough room to walk easily between plantings and your house. • Pick up a paintbrush. Fall is a great time to paint your house’s exterior if necessary, sealing all surfaces before winter’s moisture has a chance to do damage. It’s possible to touch up small areas only, but note two things: 1) odds are you’ll end up with a slightly different color than the rest of the house, so don’t do it in a prominent spot; and 2) if you have a small area that’s consistently peeling or losing paint, you likely have a moisture issue that needs to be addressed first. Look for signs of leaky gutters, crumbling caulk, and loose siding that can trap moisture underneath. • Check weatherstripping and caulk. Open all your exterior doors and check the weatherstripping; if yours is crumbly or has gaps, replace it. Remove the old weatherstripping with a utility knife and clean the surface with household cleaner, getting as much of the old debris and adhesive off as possible. When the surface is dry, apply peel-and-stick foam weatherstripping. Start at the top of the door frame and work your way down, being careful not to stretch the foam strip, which can weaken the adhesive. Inspect windows and doors for any gaps between the trim and the exterior siding that allow air to penetrate from the outside; these gaps should be caulked. Be sure to scrape out any crumbling old caulk or paint — applying new caulk over old is fine, but first get rid of loose chunks and remove any grit with household cleaner. Spending a few hours here and there on home maintenance tasks helps you spot developing problems quickly and prevent costly repairs. For best results, complete the tasks described above. Georgia’s 2nd oldest state park is located at the base of Blood Mountain in the Chattahoochee National Forest. The park includes Neel Gap, a beautiful mountain pass near Brasstown Bald, the highest point in GA. Vogel is particularly popular during the fall when the mountains transform into a blanket of colored leaves. Hikers can choose from several trails: the popular 4-mile Bear Hair Gap loop, the lake loop that leads to Trahlyta Falls, or the challenging 13-mile Coosa Backcountry Trail. The park’s 22-acre lake is open to non-motorized boats. During summer, visitors can cool off at the mountain-view beach. This park is rich in history, with many facilities being constructed by the Civilian Conservation Corp during our nation’s Great Depression.

Spectacular scenery and hiking trails make this one of Georgia’s most popular state parks. At 729 feet, Amicalola Falls is the tallest cascade in the Southeast. Visitors have choices on how to best view the tumbling waters, ranging from an accessible pathway to a challenging trail with staircases. Those who tackle the latter can join the park’s Canyon Climbers Club. An 8.5-mile trail leads from the park to Springer Mountain, the southern end of the famous 2,175-mile Appalachian Trail. Numerous other trails provide shorter day hikes. A mountain-top lodge is popular with guests who prefer hotel comforts, while cottages and a campground offer more rustic accommodations.

During the 1790s, James Vann became a Cherokee Indian leader, wealthy businessman, & established the largest & most prosperous plantation in the Cherokee Nation, covering 1,000 acres. In 1804 he constructed a beautiful brick home that was the most elegant in the Cherokee Nation. After Vann was murdered in 1809, his son Joseph inherited the property. Joseph was also a Cherokee leader and became more wealthy than his father. In the 1830s almost the entire Cherokee Nation was forced west on the infamous Trail of Tears. Today the Vann House survives as GA’s best-preserved historic Cherokee Indian home. A guided tour allows visitors to see the house which features beautiful hand carvings and more.

A scenic drive leads visitors to this mountain getaway. Hikers, mountain bikers and horseback riders will find some of the most beautiful trails in GA, winding through forests and blueberry thickets, crossing streams and circling a lake. Hikers can also explore a stone fire tower built by the Civilian Conservation Corps and an ancient rock wall which stand on the highest point of the mountain. The mysterious 855-footlong wall is thought to have been built by early Indians as fortification against more hostile Indians or for ancient ceremonies. During summer, visitors can cool off on a lakeside beach. Guided horseback rides are available throughout the year.

20 years before the famed 1849 gold rush in California, thousands of prospectors flocked into the Cherokee Nation in North GA, marking the true beginning of our country’s first gold rush. Their dramatic story is told inside the historic 1836 Lumpkin County Courthouse, the oldest courthouse in GA. Dahlonega prospered with this mining activity, and a U.S. Branch Mint opened in 1838, coining more than $6 million in gold before closing in 1861. The museum’s exhibits include a set of these coins, a nugget weighing more than five ounces, a large hydraulic cannon and nozzle used to blast soil from mountainsides, a film and gift shop.

Georgia’s highest state park encompasses some of the most outstanding scenery in GA’s Blue Ridge Mountains. Roadside overlooks provide spectacular 80-mile vistas, and 4 hiking trails lead visitors past wildflowers, streams, small waterfalls and lush forests. Visitors enjoy the summit visitor center for its views, gift shop and picnic tables. The park’s small lake is popular with anglers and circled by an easy walking trail. At an altitude of 3,640 feet, Black Rock Mountain is often cooler than other GA parks and may close during icy weather.
