Closing 101 | From Offer to Close
The closing process finalizes the sale of your home and makes everything official. Also known as settlement, the closing is 2 parts when you sign paperwork.
A FEW THINGS TO BRING TO THE SIGNING:
✔ A valid government-issued picture ID
✔ Routing and account number or a cancelled check for the account you want to receive closing funds to
WHAT TO EXPECT:
The escrow officer will look over the purchase contract and identify what payments are owed and by whom; prepare documents for the closing; conduct the closing; make sure taxes, title searches, real estate commissions, and other closing costs are paid; ensure that the buyer’s title is recorded; and ensure that you receive any monies due to you.

Recording| From Offer to Close
Once all parties (Buyer and Seller) have signed all closing paperwork, Buyer will wire your funds to the Title Company and complete their final walk of the property. At this time, the house should be vacant and clean.
Buyer and Seller will give the final approval they are ready to record and Title will send the deed to the county recorder office.
At this time, please leave the following items on the kitchen counter:

Once the county confirms they have recorded the deed, the Buyer officially owns the home. The Title Company will process your proceeds within 24 business hours.
