Where does the time go! It seems like only yesterday that the kids were just starting their summer vacation, and suddenly, we are getting ready for back-to-school shopping. Our trips to the store get us thinking about many things, including the condition of our homes – both inside and outside – and what we need to get working on now that we aren’t required to entertain our families as much. A good place to direct our attention is to our home’s curb appeal, since it is the “Welcome” mat to our living space and can greatly affect our mood before we enter what should be a sanctuary to the family. Planning your outdoor projects while the weather is still extremely warm ensures that your renovation concepts can be implemented during the winter months, when being outside is rather agreeable. In the spirit of planning ahead, this issue of Home Renovation Magazine is dedicated to all things related to curb appeal, from the simple and inexpensive fixes you can accomplish to the grand and long-overdue extensive changes your home may need – big or small. MOST PROSPECTIVE HOMEBUYERS DECIDE WHETHER THEY’LL CONSIDER BUYING A HOME BASED ON THEIR FIRST IMPRESSION OF IT—an impression that’s created less than fifteen seconds from the time they drive up to the property. E is for Entryway—which should be clear of cobwebs and debris. Add a pot of blooms in red or yellow to invite attention, or install a decorative lamppost. Be sure entryway lights are in good repair. Replace fixtures with dated or worn finishes, or those that appear too small. F applies to Fencing. G to Grass. See page 14 for some great Florida grasses! H to Hardscapes—Good landscape design is anchored by focal points, and adding fencing or walls and borders made of pavers or stone gives your property a “finished” look. Your lawn should be manicured—mowed, free of weeds, and trimmed at the edges. Be sure your driveway and walkways are free of cracks and holes, and consider having them redone with stamped concrete or pavers for added interest. I is for Incorporate—Make a “splash!” Incorporate a fountain or bubbler in your landscaping or entryway. Water features are elite in landscape design, and the soothing sound of water is unmatchable. J is for the Jewels of architectural style: The stone façades, square fluted columns, crown molding, keystones, and pilasters. These gems not only add texture, but are also the elements that make a home sparkle when compared to others! K and L mean Keep Looking—for things to improve! We get used to the way our homes look, and don’t notice what might be ugly or unkempt. M is your Mailbox—If it’s worn, paint or replace it. Surround it with flowers.

N is for Neat and O for Orderly—Clean vegetation from between pavers and dead foliage from planting beds. Make sure garden tools and children’s toys are stowed away. Clean your garage. Is your car routinely parked in the drive? Make sure it sparkles! P applies to Painting—Every painted surface around your home should be in pristine condition. Painting the exterior will freshen its appearance, and using paint to accent shutters and trim plays up attributes. Q is for Quick fixes—Improvements in a jiffy! Pressure wash your home’s exterior, driveways and walkways. Add bright flowers in beds for color and interest. Change hardware on your front door. Straighten or replace gutters and downspouts that are bent or loose. Freshen mulch.

Do you know your Florida Grasses?

NOTHING MAKES A WHOLE YARD POP like a freshly manicured, healthy, high quality lawn. In Florida, keeping your grass as green as the day it was planted can be a challenge. It all starts with choosing a species that will thrive in your yard’s environment. Before you decide on a grass species, there are a few things to consider. What type of lawn do you desire or expect? Whether you want a highly manicured showcase lawn or are looking for an average ground cover that will provide a place for outdoor recreation can determine what grass you choose. What level of lawn maintenance can you provide? Do you do your own yard work? If so how often do you want to be working on your lawn? Or do you hire a professional landscape maintenance firm to do your work?

Is the area shaded, moist or dry? Do you have an irrigation system? Are there soil problems that might limit grass growth? Some species tolerate environmental stresses such as shade, moist or dry soil or physical soil problems better than others. It’s important to choose the right species for your particular environment. Grasses used in Florida can be divided into two groups: warm season grasses and cool season grasses. Perhaps the most important factor in developing and maintaining an attractive and problem-free lawn is to choose a grass that is adapted to your area and has the qualities you desire. Even though Florida has a wide range of differing geographical areas, in Central Florida warm season grasses fair far better.

Here are some of the top species for warm season grasses:

Bermudagrasses

Centipedegrass

All bermudas thrive in hot weather but perform poorly in shade. A fair warning (especially to the do-it-yourself landscapers) bermudas spread so rapidly by both above-and-below-ground runners that they are difficult to control around flower beds, walks, and borders. If fertilized adequately, they require frequent mowing. Make sure you have an edger handy!

This is a low, slow growing but aggressive grass that can produce a dense, attractive, weed-free turf. It is more shade tolerant than Bermuda grass but less shade tolerant than St. Augustine. Since centipede produces only surface runners, it is easily controlled around borders of flower beds and walks. Centipede is the ideal grass for the homeowner who wants a fairly attractive lawn that needs little care. Centipede does not require much fertilizer or mowing, and compared to other lawn grasses, is generally resistant to most insects and diseases. It will provide a very attractive turf.

St. Augustine This species is primarily of tropical origin and is native to sandy beach ridges, fringes of swamps and lagoons, and fresh water marshes and shorelines. It tolerates a wide range in soil types, but does not withstand waterlogged or droughty sites. Because of its lack of winter hardiness, St. Augustine grass is restricted to areas with mild winter temperatures. Like bermudagrass, St. Augustine thrives in high temperatures, and can tolerate moderate shade; however it should not be used in situations of full shade. Ryegrass

Zoysiagrasses Several species and/or cultivars of zoysiagrasses are available in Florida. Most are adapted to the entire state and form an excellent turf when properly established and managed. For the best appearance, most zoysias require cutting with a reel mower, and more frequent irrigation than other warm season turf grasses. This species is recommended for lawn use ONLY when the homeowner is willing to provide the required maintenance.

If you are just laying your lawn this spring, you may want to add Perennial Ryegrass to new lawns that aren’t established yet. Ryegrass is suited for “over seeding� warm season grasses throughout Florida. They can be used as a temporary winter cover on new lawns that have not been permanently established. Ryegrasses are also used for over seeding, that is, to provide a green cover on a warm-season grass during the winter. Make your neighbors green with envy and enjoy a gorgeous lawn all year long!

After a fire left this home in devastating condition and in dire need of a complete re-build, NWC decided to take on this massive project, the environmentally-friendly way. The home was constructed with Superior Concrete pre-cast walls, which are hurricane resistant and fabricated with recycled coal-plant fly ash and recycled concrete foam. The apron and the foundation are also made from recycled concrete. Warp resistant, recycled 2x4s treated with Bora-Care frame the entire home; and the trim is made from material scraps that have been jointed together and finished. NWC then used recycled foam insulation. JamesHardie ColorPlus siding finished off the exterior walls. This innovative siding is a sustainable product comprised of cement and silica. It is fabricated and pre-painted in a local Plant City factory, with zero emissions. This highly durable, long-lasting product comes with a 15-year warranty and naturally guards against heat, moisture and pests. NWC then chose a special stone for the exterior as well. Advanced Building Solutions (formerly known as River Valley Stone and who holds one of two licenses in the word to produce pre-engineered masonry panels) manufactured the Talus stone, seen here in “Blush” with a “Southeastern Ledge” texture. Inside, the interior walls and trim were painted with lowVOC, Microban paint. Mold resistant moisture board was added to the bathroom walls and waterproof coating was applied under the tile. EPA-standard low-flow toilets and plumbing fixtures add the required final touches. The home is, of course, equipped with an energy efficient A/C unit; and mastic was used to minimize air leakage. Low-E windows help moderate overall temperature, and insulated


fiberglass exterior doors decrease energy consumption. The compact fluorescent lighting is all remote-controlled or run by programmable systems. Even the exhaust fans are on automatic shut-off. The ‘green’ additions don’t stop there. A tankless propane ondemand water heater and a gas washer and dryer were installed, and the outdoor grill was strategically connected to the single gas supply. Needless to say, all appliances in the home are EnergyStar certified. Finally, due to the fixed position of the home, shade trees and a two-foot overhang aide in keeping the home cool. The remainder of the landscaping requires little to no maintenance or irrigation. And last, but not least, during construction NWC recycled 85 percent of the building waste and excess material from the job. In 2009, this inspirational home won the first-ever Grand Award for a green-certified home in the Home Builders Association of Metro Orlando’s Parade of Homes, where it stood up against multi-million dollar competition. Its recognition continued with a spot on the Parade of Homes Remodel Showcase bus tour, where Association members visit entries and vote for their favorite. YES, IT IS POSSIBLE TO GO GREEN AND ENERGY-EFFICIENT ON A RENOVATION AND THE GOOD NEWS IS you do not have to do a complete home renovation to achieve it! Any part of your home renovation can become energy-efficient and/or green. As a National Association of Home Builders Certified Green Building Professional, I am happy to share a few green, energy-saving tips and techniques, especially living here in Florida. Environment – Focus on reducing your home’s carbon footprint. From walls to countertops, there are a myriad of recycled and environmentally-friendly building materials to choose from. No matter how large or small your renovation project will be, always recycle your construction waste. Water Conservation – From your faucets to your landscape, opt for water-efficient items that meet or exceed EPA standards. Choose low-flow faucets and fixtures and Florida-friendly or native plants requiring little or no irrigation after establishment. Indoor Air Quality – Take a breath of fresh air… inside your home! Use low-VOC (volatile organic compounds) products throughout your home, from flooring to paint. If you are replacing your A/C unit, bring fresh air into the home with a fresh-air intake. Energy Efficiency – Being green and energy-efficient go hand-in-hand. As an ENERGY STAR partner with the EPA, maximizing a home’s energy efficiency is one of NWC’s primary goals. Solar power is not the only road to energy savings in Florida. Installing a solar power system is a major undertaking and is often expensive. There are other more cost-effective ways to get a good return on your energy-saving investment: • Improve your home’s air envelope by sealing any and all air leaks. Have your home tested for leaks. Make sure your A/C is sized properly for your home, being careful not to oversize it. With the climate in Central Florida, I recommend a 14 to 18 SEER unit (SEER stands for Seasonal Energy Efficiency Ratio). An ENERGY STAR qualified A/C must have a SEER of at least 14. In addition, make sure your A/C ducts are jointed using mastic and not tape. • Windows play a huge part in energy efficiency. When replacing windows, opt for at least doublepane low-E glass. I also always recommend vinyl framed windows because vinyl does not conduct heat (like aluminum framed windows do) and it will help moderate the temperature of the glass. Whatever windows you choose, make sure they meet the energy efficiency criteria. • Select ENERGY STAR certified appliances. Products with the ENERGY STAR seal use less energy and are thus better for the environment and your wallet. • A quick, non-invasive money saving step you can take TODAY is changing out your light bulbs. Get rid of all of your old incandescent light bulbs and replace them with compact fluorescents. Remember, an investment of $5,000 into energyefficient items in your renovation allows you to take the maximum Federal tax credit of $1,500! Wow, what a task without seeing your home, however, there are some simple design tips I use when my customers are trying to sell their homes. The front of a house is the most ‘important’ because it is the first impression, so first off, clean, clean, clean! Prune, weed and mulch – how simple is that! Secondly, the front door is the most important architectural and landscape feature. Make the front door paint color pop – landscape architecture is not just plants! Add a couple of ceramic pots with perennials near the front door to create architectural depth and more color ‘pop’.

These inferior products lack the density necessary to hold up over time and fail (whether from mold infiltration, cracking and crumbling, premature surface wear, etc.) within a relatively short time after installation. Bungalow Architecture ARRIVING IN AMERICA AS AN ARCHITECTURAL IMPORT from Bengal, India as an uncomplicated and stylish residence, the Bungalow was extremely popular during the first three decades of the twentieth century. These houses were one story with tile or thatched roofs and wide, covered verandas, and were provided as rest houses for travelers – thus the association of these homes as a temporary retreat was born. In 1906, an article appeared in Stickley’s “The Craftsman” magazine suggesting “Possibilities of the Bungalow as a Permanent Dwelling.” Once they were accepted as full-time, yearlong residences, the simplicity of a summer home fused with the idealistic philosophy of the Arts & Crafts Movement. created the desire among many Americans to own their homes and have small gardens, and the bungalow was a successful solution to this dream. The bungalow style typically has some combination of the following features. A low, pitched roof that is gabled or hipped, including deep eaves with exposed rafters, and decorative knee braces. Windows are typically double hung with multiple lights in the upper window and a single pane in the lower, often seen in continuous banks, with simple and wide casings. With an open floor plan, these one-anda-half (to occasionally two story) dwellings offer beamed ceilings, and simple wainscoting most commonly seen in the dining and living rooms. A large fireplace with often built-in cabinetry, shelves, or benches on either side of the dormers, offers a homey and functional atmosphere, while large covered front porches with massive columns under the extension of the main roof provides an area outdoors to welcome friends and enjoy the sunshine. Education in Green Curb Appeal 1. & 2. Outdoor Lighting (fixed sconces and accent lights) Many homeowners are starting to make eco-friendly choices with their home construction and décor. Outdoor lighting is no exception. Energy-efficient lighting options have come a long way. Forget the dim, short-lived solar powered lights of old. New technology advances have made solarpowered lighting more functional than ever. Improvements include swapping mini-incandescent bulbs for LEDs (lightemitting diodes), which are extremely efficient and longlasting (upwards of 50,000 hours). This increases the efficiency of the solar collectors, allowing them to collect and save more energy over the course of the day. Another improvement is the replacement of the old NiCd (nickel cadmium) batteries with NiMH (nickel metal hydride), which hold much more power. Together, these new features result in stronger, brighter lights that last hours more at a fraction of the cost. Finally, when it comes to choosing attractive fixed lighting or wall sconces, go for those equipped with motion and light sensors. Set them to come on only from dusk to dawn and you’ll be saving a ton of energy without losing the added security. 3. Windows Eco-friendly windows are all about providing resistance to light and unwanted heat. The most popular green option is called “Low-E”. Low-emissivity windows are coated with thin, transparent layers of metallic oxide that block summer heat, hold in winter warmth and reflect those pesky ultraviolet rays. Low-E glass is sold by a myriad of major retailers such as Andersen, JELD-WEN and Pella. Go this route and you may also have a rewarding tax credit coming your way. 4. Doors The front door to a home is more than just an entrance; it’s a warm welcome and the perfect place to make a major statement. If the statement you wish to make is one that says “I’m environmentally conscious and cutting-edge”, then here are some suggestions for you. Go for wood doors certified by the Forest Stewardship Council (FSC); meaning they are made only of sustainable wood. You’ll also find doors made of recycled composite materials and salvaged or reclaimed wood. Whatever you decide, just remember to finish it off with a low-VOC paint or stain. Driveways 5. Driveway The first step to getting an eco-friendly driveway is to choose a porous material that will allow water to seep through. When runoff seeps into the soil, it can actually benefit what’s growing nearby. Impervious surfaces do not allow for seepage; therefore, they require gutters or other channels in order to drain excess water. This, in turn, means that pollutants,

fertilizers and pesticides could be draining into your local waterways. Some of the more popular options include porous asphalt and concrete, as well as aggregates and pavers. 6. Hardscapes The hardscape refers to any stonework portion of a landscaping project, typically including paths, patios and retaining walls. With lumber costs increasing and forest land in short supply, recycled materials provide both environmentally friendly and economically favorable options for hardscapes. Consider choices like recycled plastic bender board, which never rots and costs less than widely used redwood. It’s also faster to install for decks and landscape edging. Broken concrete or recycled bricks are another alternative for paths or walls. These materials can be found almost anywhere there is a demolition or re-construction site, often given away free of charge. 7. & 8. Landscaping (trees and shrubs) There are many things to remember when attempting to have a truly green landscape. First, consider what you plant. You may be unaware that introducing plant species into a new or foreign area can have divesting effects on the local wildlife and surrounding plant life. Next, consider where you plant. In order to conserve water, place those plants requiring more water closest to the house, or put them in containers. Place those with moderate needs where your irrigation system can hit them twice a week. Native trees and shrubs that seldom have to be watered, unless in an extended drought, should make up the perimeter. Finally, be strategic when it comes to placement. Use large trees as a natural shade to reduce the need for air conditioning, and therefore lowering energy consumption. 9. Roofing Hot off the press − U.S. Energy Secretary Steven Chu recently stated that he believes painting roofs white and using lighter-colored road surfaces could potentially have the same effect as taking all cars off the road for 11 years. In theory, white roofs and roads could aide in the fight against global warming by dramatically reducing home energy usage in warmer climates like Florida. Solar panels are also another way to significantly cut energy costs and sometimes even supply your home with enough energy to sit “off the grid”. Another more approachable idea is the rooftop planter, also known as a “green roof”. In the winter, empty beds and dead organic material provide natural insulation from the cold. Green roofs then reflect light in the summer, while converting carbon dioxide into oxygen, evaporating water and providing an overall cooling effect. HOME RENOVATION

In an effort to assist you, we have compiled the following information: • Hurricane season runs from June 1st through November 30th. The peak of the season is around August 15th through September 30th. This is typically the most active period. • A Colorado State University research team, led by experienced forecaster William Gray, predicts seven Atlantic hurricanes during the 2008 season. The group foresees three of those being major. Although we have experienced relatively inactive seasons over the last two years, now is not the time to be complacent. Gray stresses “the Atlantic basin is still in an active hurricane cycle…….and this is expected to continue at least for another decade or two.” Though predictions are sometimes off the mark, we should heed the advice of those who study these often deadly storms. • The Hurricane Preparedness website is full of vital and useful information to help you become aware of potential hazards and prepare you for storm emergencies. www.nhc.noaa.gov/HAW2 As responsible Floridians, we should not only be prepared for dangerous storms but we should also reduce our risk for personal injury and damage to property. Some basic planning should include developing a family plan, creating a disaster supply kit, having a place to go, securing your home, and having a pet plan. The Hurricane Preparedness website has information to assist you in developing these tools. While you prepare for Hurricane Season, it will be helpful to make a list of personal supplies to have on hand and also a list of home security supplies. This list will vary from family to family based on personal needs

One of the most basic tasks you can complete is to check your home insurance policy to be sure you have adequate flood/storm coverage. Flood damage is not typically covered in basic home insurance. According to the Hurricane Preparedness website, there are five critical areas of your home to secure and reinforce: roofs, straps, shutters, doors, and garage doors. You will also want to have a plan for your boat, outdoor living furniture, outdoor play equipment and vehicles. If you do not have a place to store these items, have a plan to secure them as safely as possible. Waiting until the last moment to find storage options will create a sense of panic and may distract you from concentrating on your immediate personal safety.
