General Insights

All non-St. Lucian corporations and non-nationals of St. Lucia (other than CARICOM nationals) wishing to purchase property in St. Lucia are required to obtain an Alien Landholding Licence prior to purchasing.

Transaction Costs

Alien Landholding Licence Fee - a non-refundable application fee of US$550; if approved, an additional US$1,850 - US$18,500 depending on the size of the property

Attorney fees are approx. 0.5% - 2.5% of the purchase price + 12.5% VAT Stamp Duty is approx. 2% of the purchase price

Standard Purchasing Procedure

Ofer and acceptance letter.

Appointment of an Attorney.

Exchange of contracts for sale / acceptance letter and a payment of 10% deposit to the vendor’s attorney. Conveyance and payment of 90% remaining balance due at completion of signing the Deed of Sale. The purchase process can take 1-6 months, depending on whether or not an Alien Landholding Licence is required.
