ABOUT TOM HALL Tom was born and raised in Oklahoma City, OK. After, high school Tom attended Johnson & Wales University where he earned an Associates degree in Culinary Arts and a Bachelor degree in Business Entrepreneurship. When it comes to hospitality Tom knows that customer service is what keeps customers happy and coming back. Tom has been an active Realtor since 2005 and in 2015 obtained a broker’s associate license with the State of Oklahoma. When asked what Tom likes most about his job he answered, “What do I love about real estate? I love helping people! Amanda is our human resources manager, marketing director, showing coordinator, showing assistant and public relations liaison.

Our transaction coordinator makes sure all files are in compliance with our office, state officials, lenders and title companies. This frees up our agents to do more of what they do best, sell homes. Once we are underway they will communicate documents needed to be signed and submitted to various parties.

EXECUTIVE ADMINISTRATIVE ASSISTANT AND DIRECTOR OF FIRST IMPRESSIONS: Our executive assistant handles all of our operations and keeps them running smooth. Because our teams are licensed agents they can show homes, attend closings and answer almost any real estate question regarding a transaction. 11.PRE-SIGNING Most agents don’t even give this much thought, however it’s all about customer service with our sellers. Most of our sellers agree that pre-signing a day or two before closing is faster, less stressful and more satisfying than sitting at a 1 or 2 hour closing session.


STEP 2

PRE-PACKING

Now that your property is on the market is important to understand that this home is not going to be yours for much longer. It is now a commodity in a competitive market, which needs to be shown at a moment’s notice if possible. Having your home available to be shown can increase your chances of receiving an offer, especially for out of town buyers who maybe driving around with an agent, or an agent might be showing a nearby house and just saw your property. It is important to ensure a safer and more secure showing by packing up and locking up the following items.

•Firearms •Medications •Valuables, jewelry, money •Irreplaceable items •Removing pictures •Removing fragile items Once these items have been properly stored and put out of reach, it will make showing your house less stressful knowing that a buyer won’t be able to damage or remove anything from your house, as normally only the selling agent will be present. Lists of showings do not help sell properties, as it will often cause a selling agent to show competing properties that are easier to show, as they will not have to coordinate their own showing schedule with another agent. So again, we want to make sure your property does not pose any potential issues.


STEP 3

PRE-LAUNCH PROCEDURE

Inspections, repairs and staging preparation all take place during the pre-launch. During this time our team is getting valuable information and preparing your property to outperform the competition. Gathering covenants, legal documents for title, courtesy repair bids, video/pictures/media, single property website and pre-entering information, coordinating social media posts and preparing reverse prospecting, so that on day 1 we are launching into the market with everything we have, to gain as much exposure as possible.

STEP 5

KEEP YOUR HOUSE SPARKLING!

Making sure your house is show ready and has the power on, during the agreement and contract stages is key, Since there is heavy competition you have to be ready to show your house when buyers are available, even more so in a buyers market because you could miss out on that one ready and willing buyer. With your property now on the market you should expect showings and here is how to best prepare for them:

• Have house clean and ready to show • Beds made and toilet seats down • Yard free of debris (organic too) • Yard trimmed and maintained • Have extra keys made for the property • Do not lock your garage Price improvements based on days on market as well as feedback. We have enough respect for you to have a conversation about improving the price or benefits to attract an offer in the quickest amount of time.

Feedback: Every Monday we provide a feedback market report and market snapshot about homes you may be competing with in the area.

Once your house is on the market we will follow the showings procedure protocol, set open house times, watch the market and prepare for possible price reductions or improvements and follow up on any feedback responses.


STEP 6

COUNTER OFFERS AND ACCEPTANCE

Whether this is your 1st 2nd or 3rd time buying we will be sure to keep you apprised of any offers and what to expect at every turn. We will be able to work and coordinate all timeline events to make certain things are on track and nothing falls through the cracks.


STEP 7

TIME PERIOD INVESTIGATIONS AND REVIEWS AND REPAIRS

Buyers have time periods for investigations and reviews, allowing them time to perform due diligence and determine insurability, value, square footage and overall operating functions of the property. A member of our team will attend the inspections on your behalf to make sure things are taken care of.

TRR inspections come with a treatment repair and replacement form. This form is used for the buyers to request certain items in the property to be fixed repaired or replaced based on being defective, having failed or are not working. This is yet another milestone where the buyer has the ability to negotiate the contract again. If you signed up for the CPO certified pre owned home program you are one step ahead of the buyer and have already either repaired most, if not all, of the major issues or at least have disclosed them to the buyer ahead of time. Once the TRR is agreed upon, its on to the next milestone.

Courtesy bids: To aid a seller to expedite the

process we have general contractors who we work closely with along with a number of licensed and unlicensed tradesmen to obtain a courtesy bid. Most of these bids are free of charge, however depending on the bid nature it could generate an invoice for payment. The seller is always welcome to obtain their own bids, however we feel it’s good to get multiple opinions and sometimes property owners may be too busy or are absent, and cannot take care of this.


STEP 8

APPRAISAL

APPRAISAL: EVALUATES THE PROPERTY ON BEHALF OF THE BUYERS AND LENDER. Negotiation window, this is another event that can lead to further negotiations if the property is not appraised at the desired value or has appraisal requirements. The buyer can again ask for those requirements to be taken care of, or ask that the sales price be reduced based on the valuation or be able to back out of the contract. Appraisers will need access to the property. It is sometimes best to allow the appraiser access to the property with no interruptions or distractions; they often have an MLS key and can access the property while you are away.


STEP 9

TITLE WORK

Part of our pre launch procedure is to turn your file into one of our allied title companies to have the title work started ahead of time; this can save time and money if we find problems prior to an offer. Once the title work is done, it’s that much easier to close even faster knowing that it’s already in process.


STEP 10

CLOSING

Making sure the house is ready to close. •Repair invoices or written statements pertaining to repairs or maintenance turned into to office, •House is packed and ready to move, Property should be in acceptable condition to buyers, •Vacuumed, cleaned and transferable. •Keys and remotes either left at title company or at property on counter tops. •All items removed from property •Utilities should be scheduled for termination either the day of, or after, closing. Must be left on during the entire duration of the contract and for a final walk through of property. •Change of address complete If you are taking part in the pre-signing you will have already been to the title company and signed all or most necessary documents that will transfer ownership of your property.


FINAL WALK THROUGH: Buyers see it one more time before purchase. Buyers and their agent will perform a final walk through of the property before closing to make sure repairs have been completed and property is in a transferable condition. This may happen the day of closing or prior to. Providing all repairs and requirements, if any, were completed properly, the next step is closing the sale. The buyer will sign their documents and if you did not participate in the pre-signing you will sign shortly after them. Once the lender has verified the documents they will release the funding to title to transfer to the selling party. It’s all done! You did it! You have now closed. This is what you were aiming for and together we have achieved the goal of selling your house. After the transaction we hope to have earned the right to great reviews and possible referrals based on the great job we provided to you as clients. You may even continue to get mail at that location even after a postal change so we have been able to get packages and mail picked up after the closing if needed. One time we even helped a seller get their canned meat they had shipped!
