Welcome At the University of Winchester we realise that where you live is an important factor in deciding where to study. Our aim is to help you through the process of securing good quality housing for the duration of your course, by offering University managed accommodation and providing information and advice on accommodation with us and in the Winchester Community. In this brochure we set out the options available to you to help you decide what might be right for you, not just for your first year but for the duration of your study.
Quality Assurance The University is signed up to ‘The Student Accommodation Code’, a code of practice for high standard management of residential accommodation. As part of our adherence to the code, we go over and above the standard legal obligations in the management of our accommodation. For more information about the code please visit: www.thesac.org.uk For properties off campus in the Private Sector, any property managed or advertised by the University is accredited by the Winchester City Council Shared Housing Accreditation Scheme. This means that these properties meet a set of standards and have been inspected by a qualified Environmental Health Officer. Our Guarantees The University guarantees on campus accommodation or off campus University Managed Housing (UMH), to all first year fulltime undergraduate students who hold Winchester as their firm first choice University (via UCAS) and apply for accommodation by published guarantee dates (advised below). Our guarantee of accommodation is for a room not a specific type of room. Please note that applications for accommodation normally open in February of the year of entry, with the exact date published on our webpages at: www.winchester.ac.uk/housing
UK and EU fee paying full-time first year undergraduate students We guarantee a room in University managed accommodation to full-time UK and EU first year undergraduates for their first year of study, provided they hold Winchester as their firm first choice University and apply for accommodation by 31 May 2017.
International fee paying (non-EU countries) full-time students We guarantee a room in University managed accommodation to full-time International (non-EU) students for their first year of study, provided they hold Winchester as their firm first choice University and apply for accommodation by 31 August 2017. Accommodation may also be available for International students beyond their first year of study, subject to availability and students reapplying for accommodation in each subsequent year by the deadlines published at: www.winchester.ac.uk/housing

Channel Island students We guarantee a room in University managed accommodation to full-time Channel Islands students for their first year of study, provided they hold Winchester as their firm first choice University and apply for accommodation by 31 May 2017. Accommodation may also be available for Channel Island students beyond their first year of study, subject to availability and students reapplying for accommodation in each subsequent year by the deadlines published at: www.winchester.ac.uk/housing
Students with additional requirements We guarantee students with disabilities, who provide evidence of medical needs, accommodation (subject to availability of suitable rooms) for the duration of their course. Applications must be received by 31 May in their year of entry and then in each subsequent year by the deadlines published at: www.winchester.ac.uk/housing For those with multiple or complex needs, we strongly recommend that you contact the Disabilities and Learning Diversity Team in Student Services (+44 (0) 1962 827341) and also Student Housing Services as early as possible to discuss your needs. We will do our best to accommodate late applications but cannot guarantee a room or a particular type of room if applications are made after the published deadline dates. Guide to Housing 2017/18 Postgraduate students
Part-time students
There will be some accommodation available for postgraduate students. Rooms are allocated on a first come, first served basis. We aim to house postgraduate students together in mature areas (over 24yrs) however this is dependent on the number of applications and accommodation areas available.
We’re sorry that we can not accommodate part-time students. You will need to secure accommodation in the Private Sector and Student Housing Services will be pleased to provide information and advice to assist you.
Please take note of our Allocation policy in relation to the possibility of being housed amongst Undergraduate students and also our Private Sector housing advice.
Couples and students with families There are a small number of one and two bedroom self-contained self-catered Flats in our accommodation portfolio. Students in this category, who fulfil the guarantee criteria and have a child/ children or are a couple, can apply for one of these. Please see more information in our Allocation policy further on page 4.

Insurance and Clearing full-time first year undergraduate students We run a Housing Waiting List for any full-time first year applicants who go firm with the University after the housing guarantee deadline date, and will always endeavour to offer University managed accommodation to these students. Whilst accommodation cannot be guaranteed, it may be possible to arrange alternative or additional accommodation and we will also provide information and advice to help you secure accommodation in the Private Sector.

How to Apply and Allocation Policy Full-time students who have selected Winchester as their firm first choice University and intend to start study in September 2017 will be able to apply for accommodation in February 2017. The exact date will be posted on our webpages: www.winchester.ac.uk/housing To make an application you must go to the University Homepage and search for the ‘Accommodation Information' pages. These pages have information on the accommodation available and the link to the online application system. Advice and information is provided on each page of the application and the Student Housing Services team are on hand to answer any queries or solve any problems with this process. When making an application for accommodation students have the chance to list their preference choices in order of which accommodation they would most like to secure. We encourage all students to apply as early as possible to have the best chance of securing a preference choice. We allocate on a ‘first come first served’ basis in date order and we aim to offer students their preference choices. However, if a student’s preference choice isn’t available (even if they apply within the deadline date) there is the possibility of being offered the next available room type which can include our off campus accommodation, accommodation with shared bathroom facilities, and accommodation which is older and a lower cost when compared to our most recent development at Burma Road for example. Accommodation offers are sent by email during the summer months until the start of the academic year in September. The offer email will give you details of how to accept or decline the offer via the online system you used to make the application.

International applicants: International students are included in the ‘first come first served’ process and we endeavour to house you throughout our entire portfolio of accommodation. Additional requirement applicants: Allocation of rooms may be based on needs as much as preference choices, and is subject to availability of suitable rooms. Evidence of medical needs is required and you will need to discuss them with both Student Housing Services and the Learning Diversity Team in Student Services (+44 (0) 1962 827341). Mature applicants: We endeavour to assign accommodation areas across our entire portfolio to mature applicants and allocate these students together. We consider mature applicants to be 24yrs of age or above. Please note that once the accommodation areas for mature students are full we offer the next available room which may be with residents aged 18 or above. Postgraduate applicants: There will be a proportion of accommodation across our entire portfolio for Postgraduate applicants and we will endeavour to allocate students together in the mature areas (over 24yrs). Please note that once these rooms are full we may not be able to accommodate you and will provide information and advice to help you secure accommodation in the Private Sector. Self-contained Flats (for families or couples): Students in this category can apply for a Flat at the point of application as there is a Flat option in the online system. Applying for a Flat means you have no other preference choices. We will normally allocate to families first then couples and apply the ‘first come first served’ approach where possible. We do apply a level of needs-based assessment to these applications and all allocations are subject to availability of a suitable Flat.

Options for Housing in your first year There are a number of options for housing for your first year of study and Student Housing Services can provide information, advice and support for all of them.
Live in University Accommodation on campus (including self-contained Flats for families and couples) Most first year students live in University accommodation on campus and you can find information on the various options available, our guarantees, how to apply, costs and our Allocations policy within this brochure. Our self-contained flats are located within our Student Villages and Halls of residence on campus, meaning you become part of our vibrant and thriving campus population from day one.
Live in University Managed Housing off campus
There is no formal application process for this option as you would source something suitable yourself directly from the Landlord or via Letting Agents. All private landlords registered with the University are able to advertise their properties on dedicated web pages and have provided evidence to the University that their properties are accredited by Winchester City Council and meet all statutory requirements such as for gas and electrical safety.
Commute from your family home If you live in the local area you may choose to commute to University from your family home. If, during the year, you decide you want to investigate other options, you’d be very welcome to contact Student Housing Services to enquire about these and the availability of rooms in University accommodation. Information on travel options can be found on the University homepage by using the keyword search ‘Travel’.
Depending on demand each year, there may be spaces reserved in off campus properties on the University Managed House scheme for first year students. Please see page 15 for more details – you can also find our guarantees, how to apply, costs and our Allocations policy within this brochure.
Live off campus in the Private rented sector (Private Landlord) You may choose to live in a shared house with friends, managed by a landlord or a letting agent, where you may sign a joint and several liability tenancy agreement. There are also a number of resident landlords who offer accommodation in their family home. This is known as lodgings and there is no formal tenancy for this type of housing.

The Off Campus Housing Team run advice events in winter and early spring each year to help you decide where you want to live and to provide advice on legal matters such as contracts.

Living on campus – guide to facilities The Residential Management team Student Housing Services Student Housing Services is here to support students living on campus. The team comprises nine staff with the Housing Manager on campus holding the overall responsibility for both day-to-day operations and the promotion of a positive living environment for residents. There is also a dedicated team of staff and student staff who provide out-of-hours pastoral care in the residences so there is always someone on hand to assist or give advice.
Security and Safety Here at Winchester the safety and security of our students is paramount and the 24 hour Site Steward Team provide security, emergency call out and pastoral care amongst other duties. Our Police liaison officer can also provide advice to students.
Cleaning and Maintenance The University’s Campus Management Team visit all on campus residences regularly and clean communal and shared facilities (toilet and shower) areas. We’re sorry but our cleaners don’t do the washing up! The University has an in house Maintenance Team that manage the day to day maintenance of our accommodation. Emergency cover out of hours is also provided.
Catering Whether you live in catered or self-catered accommodation, there is always somewhere on campus to find something to eat. The Food Hall offers a range of options including breakfast, traditional home cooked meals and the Deli Bar, as well as ‘Tastes of the World’ where you can ask the chef to cook just for you. You can order your favourite coffee and panini from the Learning Café or Café LIFE; a prime Buffalo burger or steak from the Gourmet Burger Company; or pizza from Cyber Italia to eat in or have delivered to your accommodation.

Students can use cash to pay for items or benefit from various discounts by using their campus ID card. For students in catered halls, their card is automatically topped up each week as part of their accommodation package. For all other students, the University offers a number of catering packages that students can purchase or they can set up an online account so they, or their family and friends, can add credit on an ad-hoc basis.
Internet provision The cost of data connection is included in the residence fees and wireless access is available in all University on campus accommodation providing students with flexible study options. For a guaranteed internet connection there are wired data points within all study bedrooms, although Wi-Fi is also available in all communal areas and most study bedrooms. The University has an ICT Acceptable Use policy which students will be advised of along with information on how to connect to and use the University network.

Catering
Security and safety Here at Winchester the safety and security of our students is paramount and students living in University housing off site have access to the University 24 hour Site Steward Team, who can assist with security, pastoral and safety advice. Our Police liaison officer can also provide advice to students. The Student Union also runs a ‘safety bus’ from their venue to areas in the local community after some of its events, to assist students getting home safely. Student Housing Services also provides information to students about getting around the City, both on foot and by public transport to try to help students familiarise themselves with their surrounding area. The University also has good links with the local Police Team and City Council and will work together to combat reported issues in the private sector.

Burma Road Student Village – Self-catered Burma Road Student Village opened in September 2013. It is adjacent to the King Alfred Campus and consists of 499 en suite study bedrooms arranged in flats of five to eight study bedrooms with shared kitchens and has two one bedroom self-contained flats. There are also six study bedrooms (four adapted kitchens) adapted for access for students with disabilities and areas suitable for students with hearing impairments. All rooms are finished to a high standard and contain energy efficient features such as motion-sensing lighting systems. Residents have the brand new University Gym on their doorstep along with a launderette and easy access to all the facilities on offer on the King Alfred Campus. Access is by a secure swipe card system and there are lockable cupboards in all kitchens. There are designated quiet areas and areas set aside for mature (24yrs and above) students. All heating, water, electricity and Internet costs are included in the residence fees. Queens Road Student Village – Self-catered Queens Road Student Village opened in 2010 and is a purpose built residential development adjacent to the King Alfred Campus, consisting of 399 en suite study bedrooms arranged in flats of three to nine study bedrooms with shared kitchens. There are 23 twin rooms available and one study bedroom and kitchen adapted for access for students with disabilities and areas suitable for students with hearing impairments. Residents have the brand new University Gym just a short walk away at Burma Road, along with a launderette and easy access to all the facilities on offer on the King Alfred Campus. Access is by a secure swipe card and key and there are lockable cupboards in all kitchens. There are designated quiet areas and areas set aside for mature (24yrs and above) students. All heating, water, electricity and Internet costs are included in the residence fees.

West Downs Student Village – Self-catered West Downs Student Village is located behind the Winchester Business School, just a few hundred metres from the King Alfred Campus. There are over 650 study bedrooms in houses and flats of six to eight study bedrooms. There is a mixture of en suite and shared facility (toilet and showers) study bedrooms, some one and two bedroom self-contained flats, six study bedrooms (two adapted kitchens) adapted for access for students with disabilities and areas suitable for students with hearing impairments. Residents have the benefit of a shop, launderette, cafÊ and 24 hour vending machines and the new University Gym and catering facilities on the King Alfred Campus just a short walk away. Access is by key and there are cupboards in all kitchens. There are designated quiet areas and areas set aside for mature (24yrs and above) students. All heating, water, electricity and Internet costs are included in the residence fees.

Catered halls of residence There are three catered halls of residence - Alwyn, St Elizabeth’s and Beech Glade and all three are located on the King Alfred Campus. Please note that exact availability of catered halls will be confirmed at point of application on the University's webpages. Each hall has a traditional hall of residence set-up with study bedrooms arranged along communal corridors with shared bathrooms and kitchenettes. Many rooms boast beautiful views across Winchester and the South Downs. All study bedrooms are larger than average size and have a sink and vanity unit within them. In addition to the standard bedrooms at Beech Glade Hall there is a two bedroom self-contained self-catered flat offering access for students with disabilities, as well as facilities for students with hearing impairments. At St Elizabeth’s Hall there are two selfcontained self-catered flats, an annexe of two twin and one single bed self-catered rooms and facilities for students with hearing impairments. At the Alwyn Hall there are two self-contained selfcatered flats.
Residents have all the facilities of the King Alfred Campus close at hand which includes a launderette, catering outlets and shop, and the University Gym is a short walk away at Burma Road. Access is by key and there are cupboards and shelf space in all kitchenettes. Beech Glade is designated as a quiet hall and there are designated quiet areas set aside for mature (24yrs and above) students. All heating, water, electricity and Internet costs are included in the residence fees. The catering element works on a part board basis with each resident credited a weekly catering allowance (included in the residence fees) onto their campus ID card to pay for items in the University's catering outlets. Students are free to spend the allowance as they wish over the course of the week but should be able to cover approximately 14 meals a week. The Catering team can offer advice on budgeting. The kitchenettes in the halls provide facilities for cooking small meals and snacks.

University Managed Housing (off campus) The University manages a number of properties off campus in Winchester all of which have obtained Winchester City Council accreditation approval. Properties range in size from three to eight study bedrooms and come with varying facilities. Some have gardens while others have an off road parking space on a driveway. All have a washing machine, are furnished throughout, some also have a tumble dryer and/or dishwasher and many properties have bedroom door locks for added peace of mind.
Access is by key and there are cupboards in all kitchens.
Unlike many other private sector lets, students have individual licence agreements with the University meaning the residents deal directly with the University as their landlord, and report any maintenance issues or other concerns to the off campus housing staff to take forward.
Balfour House – premium and Inclusive University Managed Housing
For non-first year students, applications are taken from groups and viewings can be arranged before committing to a property. When properties are reserved for first year students, rooms are allocated individually in the same way as for on campus accommodation.
All heating, water, electricity and the majority of Internet costs are included in the residence fees. More information and advice on renting in the Private Sector with Private Landlords can be obtained from Student Housing Services.
Balfour House was completed in 2014 and offers high quality two and three bedroom apartments in the Winnall area of the City. They have double beds, linen and laundry service, a weekly cleaning service, workspace and TV as well as internal and external communal spaces providing a student-friendly and very social place to live and study.

Guide to Housing 2017/18
Housing Costs All residence fees (known as Occupation Fees for 2016-17) quoted are headline rates for the 2016-17 academic year and will be subject to an increase for 2017-18.
Our University managed accommodation costs range from £3,150 - £8,750 for full licence lengths (from 28 weeks to 50 weeks) which per week ranges from approx. £79 - £183. These costs cover our complete portfolio of accommodation.
Please visit the website (www.winchester.ac.uk/housing) where residence fees for 2017-18 will be published before the housing application system opens for that year.
A pro rata amount of these fees would be payable by any student starting their licence agreement after the start of the academic year.
Self-catered accommodation (including self-contained flats for families and couples) Self-catered Licence agreements are for 37 to 50 weeks, which includes full residence fees over the Christmas and Easter vacations, meaning you do not have to move out or remove your belongings during the licence period. Guide to Housing 2017/18 Catered Halls of Residence The catered Licence agreement covers the published academic year dates. Over the Christmas vacation a mandatory retainer fee is payable, which entitles residents to leave belongings in their room while they move out. Over the Easter vacation no residence fees are payable and so residents must vacate, remove all belongings and hand back their keys, the rooms will then be available again for the third term. The ‘esidence fees for full licence includes the nightly room rate, catering fees and Christmas retainer. Catering fees are based on a part-board basis of approximately 14 meals per week.
