T LOOKS SO EASY; A SIGN GOES UP “For Sale” followed by a “Sold!” sign.

Every REALTOR® you see seems to be driving a nice car and dressing well… and their hours? It seems that R E A LTORS® are always out in the evening, or at the grocery store in mid-afternoon…you think “I can do that!” Once you open that magic black box that FLORIO is “A REALTOR®” and look inside, you will find a difficult and rewarding career that almost no one understands until you do it. Read on… Start with the two or three simple qualifiers.

nuMber 1: do you lIKe people? If you are not happy to be around many different people, then don’t apply. You need to be part counselor, part psychologist and part cat-herder to be a successful REALTOR®. You must be willing to adapt to the needs of each different client or customer. You will need to work when the buyers and sellers are not. So typically this means working many evenings and weekends. nuMber 2: are you coMfortable WItH tecHnology and can you blend It Into your lIfe? Computer searches and effective use of the MLS will help you only if you can apply it properly to help you serve your clients’ needs. Technology is an important tool, but using the tool well is more important. Many techno-geeks have failed to connect with their clients and wash out of the profession, and many who are overwhelmed by technology fail also as a REALTOR®. nuMber 3: can you budget your tIMe…and lIfe? There is no regiment as a REALTOR®. You must be a self-starter and unafraid to go out, meet people and offer to solve problems for both buyers and sellers. There are only two real functions in sales, and being a REALTOR® is no dif-

ferent. Those functions are rainmaking and flood control. You must budget your time to go out and “make rain” by finding buyers and sellers who you can help. This is a process where you will hear 100 “NO’s” before you hear one “Yes.” BUT those YESSES are some of the most rewarding moments of your life! Then there is the “flood of paperwork” that comes with every sale. Many people get bogged down with paperwork and fail to keep rainmaking. Effective REALTORS® know both are essential and work to find a balance. Lastly, you must be able to budget your money. There will be many months when you will not get a paycheck, and some months when you have paychecks and no time to spend it. You must be able to budget your time, life, and money. If you are considering being a REALTOR®, I would suggest that you interview with quite a few offices. You will need many hours of coaching, mentoring, and training to understand the profession, and many years’ experience before you feel you have mastered it. Each office and broker has a different personality, and how well you may fit into that office will be very important to you. So, is it right for you? My life as a REALTOR® is one I would not have changed. I like knowing that I have helped thousands of people over the last 40 + years and watching their children grow up. Knowing that I have helped them brings a smile to my face instantly. Truthfully, financial rewards come from providing value to others. This is truly a profession where you only get paid what you are worth. There is no salary, no guaranteed retirement, no paycheck every Friday. For those who become true professionals, there are personal and financial rewards most cannot imagine. Jerry Florio is the 2019 President of the Youngstown-Columbiana Association of REALTORS®.

How urban gardeners can lower the risk of contact with soil contaminants by MetroServices Special to The Vindicator

C

it y dw ell ers m ay once have thought that gardening was a hobby for suburbanites or those living in rural areas. But urban gardening has grown in popularity as more and more city folk have looked for ways to increase their access to healthy, low-cost produce. Urban agriculture may seem like a relatively new idea, but National Geographic notes that it actually dates back to the 19th century, when Detroit mayor Hazen Pingree devised a plan to help the city’s unemployed laborers during a period of economic crisis. Mayor Pingree developed an idea to use acres of vacant and idle lands throughout the city to create subsistence gardens. Begun in 1894, the

program would peak in 1897 with the participation of more than 1,500 families. The program would taper by 1901 as the economy improved, but there’s no denying the relative success of the mayor’s program. Urban gardens can be just as beneficial today as they were in Detroit in the late 19th century. However, the Environmental Protection Agency notes that some sites that are now home to urban gardens were once occupied by industrial and commercial operations. That’s a significant concern for those who want to start urban agriculture programs in their cities, as the soil might be contaminated. But the EPA says the possibility of contamination should not keep prospective urban gardeners from going for-

Why you need a hammock or hanging chair for summer relaxing by MetroServices Special to The Vindicator

u n n y day s a n d wa r m weather beckon us to the great outdoors. A day spent in the pool or lounging around the patio is a great way to embrace the relaxing spirit of summer. But those who want to go the extra relaxing miles should consider adding

a hammock or swinging chair to their backyard oasis. Hammocks and swinging chairs make great investments. Outdoor enthusiasts can take them on camping trips, and they’re equally at home right in the backyard. ward with their plans. Rather, the EPA recommends gardeners take various steps if they determine the soil where they hope to plant an urban garden has been contaminated. • Consult your local and state environmental agencies. Local and state environmental agencies can help would-be urban gardeners connect with professional site cleanup specialists. These specialists can recommend various ways to reduce high levels of contaminants. • Build raised garden beds. The EPA notes that raised beds are the most common way to reduce the risk of coming into contact with soil contaminants. Raised beds use clean soil that couples with materials necessary to build the beds that serves as phys-

ical barriers between the plants and potential contaminants in the ground soil. • Employ soil amendments. Soil amendments can be used to bind contaminants so they are no longer mobile or bioavailable. A thick layer of organic material also serves as a barrier against potential contaminants. • Replace contaminated soil. Replace contaminated soil with soil that has been tested and confirmed as contaminant-free. Phytotechnologies are another way to clean up contaminated soil, though the EPA notes that this approach can take years and won’t necessarily prove effective against every contaminant. Urban gardening gives city dwellers a chance to enjoy a wonderful hobby. When soil contaminants are effectively addressed, city residents can enjoy access to fresh, affordable produce grown right in their communities.

components. Being suspended several inches above the ground in a chair or a hammock can help a person blend in with the natural environment. Birds, small animals and insects may not even know you’re there, and that can make them easier to observe. Everyone can appreciate the opportunity to sit back and relax. Hammocks and swinging chairs can help a person feel lighter than air and recharge in the warm summer air.
