O MUCH IS MADE ABOUT THE current market and the shortage of homes on the market, that sometimes buyers feel that they are like they are “left out.”

Many sellers feel that if “this” buyer doesn’t buy my house, then there will be another one along soon.

The truth is that buyers need to be prepared to get the house they want.

If you really want to buy a home now, find an REALTOR® to represent you; interview a few. You need MINK-CROUSE to know that this one agent will work hard to negotiate for your benefit.

Once you find that agent, have them set up an automated search in the MLS for you. Don’t get too specific, area, price, number of bedrooms; only search for the most important features.

The automated search will email you IMMDEIATELY when a home comes on the market and send you all the information, photos, etc. Commercial websites – even Realtor.com – are not as fast as the MLS. You MUST get with a lender and get pre-approved to buy a home. This means meet with them, give them your last three years taxes, let them check your credit, and show them your last pay stubs.

Give the lender everything they need to approve you, and tell them which REALTOR® you are working with. You need a

letter from the banker saying that short of appraisal and title work on the home you choose, you are approved to buy NOW. I will talk more about bankers and money, but I always recommend local banks for home loans.

When you and your agent find THAT home, don’t “sleep on it;” be prepared to make an offer quickly. I call this the Outback principle.

Look at a steakhouse ad on TV, you never see a smelly cow walking across a muddy field, you see a beautifully cooked steak, on a plate, ready to eat.

Your offer to a seller must be appealing, like the steakhouse ad! It must be the right blend of “enough” money, a high level of confidence that you can get the loan, and a high level of confidence that you can make decisions to move through the transaction. Also never doubt the power of a large earnest money check.

There have been many times in my 40 + years selling where the seller had multiple offers and took a lower offer because they felt the buyer they chose was better qualified. Your buyer’s agent should have everything to make the seller feel sure your offer will close.

Don’t be afraid to negotiate. Some buyers, when told there will be multiple offers, walk away; they are afraid of getting into a “bidding war.”

It is precisely those times where a well prepared buyer, a confident buyers REALTOR®, and an approved loan in hand; wins out over a buyer with no pre-approval letter and a small earnest money check.

Twenty RE/MAX Valley Real Estate Sales Associates were recently honored at its annual Awards Breakfast Ceremony at the Lake Club in Poland, Ohio. This ceremony is held to recognize and celebrate RE/MAX Valley’s most successful agents for their outstanding Office, Regional, or National Sales Performance in 2017.

RE/MAX VALLEY OFFICE AWARDS: RE/MAX Valley annually recognizes its top three most productive agents. The 1st Place Award is known as the ‘Above the Crowd Award’ and this year’s deserving winner was Cindi Gefert. This was Cindi’s first full year as a RE/MAX Valley agent and is to be congratulated for her efforts.
