hether you’re closing on your first house or your f ifth, buying a home can be both exciting and overwhelming at the same time. But don’t let your long to-do list deter you from completing one of the most important items: scheduling a home inspection. Although not required by law, many lenders do require a home inspection, which helps protect the large investment you are about to make. It’s important to learn as much as you can about the physical condition of the home before you buy it, to ensure it’s a sound investment. And while an ABEL inspection cannot guarantee the condition of a home, the inspector can alert you to items that need repair or any safety concerns. Here are a few things to keep in mind about the home inspection process. Inspections Should Happen As Soon as Possible It is the buyer’s responsibility to schedule and pay for the inspection. You should schedule the home inspection as soon as you can after your offer has been accepted. This ensures you’ll have enough time to request repairs or to get out of the contract if the inspector discovers a deal-breaker for you.

Inspections Describe the Basic Physical Condition of a Home An inspector’s job is examine the current condition of a house. This includes pointing out what components and systems may need major repair or replacement. The inspector will examine the home’s exterior, including steps, porches, decks, chimneys, roof, windows and doors. Inspectors also look inside the home to examine the attic, electrical components, plumbing, heating and air conditioning, basement/crawlspaces and garages. A home inspection will not include cosmetic issues that do not affect the working condition of the home.
Inspections for New Construction Homes If you’re buying a newly constructed home, the process is slightly different than the inspection for existing homes. Before you go to settlement, you and your builder will do a walk-through to conduct a final inspection. This walkthrough provides an opportunity to spot items which may need to be corrected or adjusted, learn about the way your new home works and ask questions about anything you don’t understand. Create a checklist when inspecting the house. The list should include everything that needs attention, and you and your builder should agree to a timetable for repairs. It is important that you be thorough and observant during the walk-through. Examine the surfaces of counters, fixtures, floors and walls carefully for possible damage. Sometimes disputes arise because a buyer may discover a gouge in a counter top after move-in, and there is no way to prove whether it was caused by the builder’s workers or the buyer’s movers. Smart conservation strategies for drought by MetroServices Special to The Vindicator
Drought can affect just about any area of the country at any time. Water conservation remains the most important consideration during times of drought.Drought preparedness can make riding out the weather that much easier. The National Drought Mitigation Center defines drought as “a deficiency of precipitation over an extended period of time.” Drought indices vary depending on geographic location. What would be a drought in one area may be entirely normal conditions in another. Surviving drought that results in a water shortage and impacts quality of life may require government intervention and the cooperation of citizens and homeowners. Even if drought is not typically accompanied by the kinds of warnings associated with f loods and certain storms, it remains dangerous. Statistics Brain reports that, between the years of 1980 to 2014, roughly 19,000 people a year lost their lives due to the effects of drought. Drought may be most associated with arid regions, but it is not exclu-
sive to deserts. For instance, drought is a problem in Canada, a country often associated with cold weather. As early as the end of March 2017, the Canadian Drought Monitor indicated large areas of abnormally dry conditions in British Columbia, Alberta, Yukon, and Saskatchewan, with smaller pockets of abnormally dry areas in Quebec, Ontario, New Brunswick, Novia Scotia, Newfoundland and Labrador. Conserving water is the utmost priority during times of drought. Just a few changes to daily habits can have a sizable impact. • Check all plumbing for leaks and have any leaks repaired. • Install aerators and flow restrictors on faucets. • Choose energy- and water-efficient appliances. • Install low-volume toilets, which can use less than half of the water of older models. • Reduce reliance on sink disposals for getting rid of food waste. • Never use fresh water when recycled water can be used safely. The popularity of outdoor living spaces has been growing for years. A 2014 study from the home remodeling and design platform Houzz found that 56 percent of homeowners were making updates to improve their yards for entertaining. Similarly, nearly 60 percent of architectural practices surveyed by the American Institute of Architects in 2016 said outdoor living spaces were popular features in the homes they built.
