I’m not quite sure where the year has gone. The older we get, the faster it seems to go! And how about this weather?! Even though it cooled off a bit this weekend, Christmas Day is looking like 60 degrees. Really? In Northeast Ohio? Contractors in the Valley have been consistently busy with the pleasant weather and BREWER many of you have been able to complete projects that normally have to wait until spring. Heating contractors and snowplowing companies are patiently waiting for Mother Nature to wake up and send us some snow and cooler temps. Without a doubt, she will. As the year comes to a close, we want to thank everyone who celebrated our 70th Anniversary with us. Our association and membership has changed over the years with the changes in the economy and industry in the Valley. Along the way we’ve maintained our core values of helping the consumer find reputable contractors and builders while helping our members keep up-tospeed with new codes and changes in the industry. We’d love to promote you to Valley residents. As we think about the New Year, it’s never been a better time to consider building a new home. Prices will only increase and lots will continue to be sparse. If you’re in the market for a new home, we thought we would share the factors that contribute to the total cost of a home and the impact to the local economy. he National Association of Home Builders recently published a Cost of Construction Survey, which details the various costs of building a typical new singlefamily home. Many of the results show that costs have remained consistent in recent years. NAHB shows that 70% of builders typically use somewhere between 11 and 30 subcontractors to build a single-family home. The impact of 100 single family

homes creates an average of $28.7 million in local income, $2.6 million in taxes and revenue and 394 local jobs. According to the 2015 survey, the biggest single component of a home’s price is construction costs, which accounts for 62 percent of the cost. The cost of the finished lot is the second largest factor at 18.2 percent. Survey respondents broke down construction costs into eight major construction stages: Interior finishes: 30 percent Framing: 18 percent Exterior finishes: 15 percent Major system rough-ins: 13 percent Foundations: 11.6 percent Final steps: 6.8 percent Site work: 5.6 percent Other costs: 0.5 percent The survey reaffirms the steady progress of our economy since the Great Recession, as home values have gradually risen. And, in each year since 2009, the size of single-family homes has grown as well. The average home in 2015 had 2,802 square feet of finished space, compared to 2,402 in 2009. The size of the lot has increased significantly, too, jumping to 20,129 square feet (nearly half an acre) in 2015, from 14,359 square feet just two years ago. Though building practices and the cost of labor, land and materials can vary widely across the country, these national averages provide an encouraging snapshot of the building industry and our nation’s housing recovery. The upward trend of home buyer confidence and home price appreciation is inspiring more and more consumers to build the home of their dreams. Is 2016 your year to build a new home? B

uying a home for the first time is an exciting period in a person’s life.

Deciding to buy a home often indicates buyers are ready to establish firm roots in a community where they can see themselves living for years to come. There are a few ways to make buying a home more enjoyable than it is nerve-wracking. • Examine your finances. The first step toward buying a home has nothing to do with deciding if you prefer a craftsman- or Tudor-style home. Before you even begin your search for a home, carefully examine your finances to determine how much is coming in and how much is going out of your household each month. Figure out how much debt you are currently carrying, be it student loan, automotive, consumer or any other types of debt. Order a credit report so you can see how prospective lenders are likely to see you, and address any errors you find on the report before meeting with any lenders. Peruse past bank statements to track your spending habits, looking for areas where you might be able to scale back if need be. • Be prepared when visiting lenders. Prospective borrowers can make the home-buying process go smoothly by having all of the necessary documentation ready when visiting potential lenders. Many mortgage lenders will

want to see some recent pay stubs (from both borrowers if buying with a spouse or partner), a couple years’ worth of W-2s and tax returns, as well as your recent bank statements. You can always call ahead and ask lenders what they need to see when applying for a loan. Having these materials ready in advance means you will spend less time at the bank and more time finding the right home for you. • Secure financing before you begin house hunting. Many first-time home buyers might not realize the benefits of securing financing before they begin looking for a home. Mortgage preapproval lets buyers know how much a bank will loan them, meaning they won’t spend time looking at homes they can’t afford. In addition, preapproval means buyers won’t lose out on their dream homes as they scramble to secure financing after making an offer. • Work with a local real estate agent. Real estate agents are an invaluable resource to home buyers and are especially valuable to those buyers who have never before purchased a home. Agents can help first-time buyers navigate the often confusing and, at times, disappointing process of buying a home. Choose an agent who is established in the area where you want to buy a home. He or she can provide information about local property taxes and schools as well as a multitude of additional issues that first-time buyers may not think of. Agents also know the lay of the land regarding home prices, which can ease first-time buyers’ fears about overpaying for their first homes.
