What should I study in school? Who should I marry? What career is best for me? Where should I live? Should I rent or own a home? Remember the Magic 8-Ball that you shook? SMITH It gave you general answers, YES – NO – REPLY HAZY TRY AGAIN LATER – FOCUS AND TRY AGAIN. Have you noticed as the world has gone more towards the internet and “smart” phones for their answers, there are less and less live people, and more and more Magic 8-Ball style answers? For example, if you need help with your computer, your taxes, your health, than you are given a website “for more information.” Very seldom is there a phone number to call and if there is it’s usually automated. Press 1 to – press 2 for – press 3 if you have a pulse – press 4 if you would like me to repeat these options and send you into circles again. It is crazy, frustrating, time consuming and generally the complete opposite of helpful. When it comes to real estate, your “0 for the operator” is your Realtor®. Although, you can complete some of the process through technology such as websites, email, e-signatures, search general information regarding financing, taxes, lot size, and square footage. These things provide facts, and may collect a very wide range of information, but they do not answer your specific questions: • What kind of financing is best for me, Conventional – FHA – USDA – VA?

• Should I pay cash and use my savings or a combination of financing and cash? • What can I afford to pay monthly? • What can I expect to pay for interest? • Should I have a home inspection? • Are there disclosures or addendums I should be concerned with? • How do I negotiate the price, possession, and terms? • If there are multiple offers, than how do I get the house without over paying? •,What should I know about lead, mold, and radon? • Do I need a home warranty and who pays for that? • Should I buy new construction or an existing home? • How does the title process work? Many of these questions are specific to you, the location you would like to live in, and the current market conditions. They are based on your individual life circumstances. How could a website help you with something so personalized? The answer is it can’t. You need a “live,” caring, intelligent professional to navigate the, at most times exciting, but often frustrating and difficult process of home buying. Not only is it usually your largest investment, but it also represents your next phase of life, which makes the process highly emotional. That means it’s even more critical that you have good advice from someone you trust, someone who has your best interest in mind. So, next time you need help with a real estate related question, don’t shake the Magic 8-Ball and shut your eyes.
