Zid Realty celebrates 30 years of success By NATALIE WRIGHT nscott@vindy.com Zid Realty & Associates has had a long, rich history in real estate, beginning with Joe Zidian, owner and founder. Zidian was 21-years-old and still in college at Youngstown State University, working on a degree in business, when he decided to get his real estate license. The idea came to him through some encouragement from his aunt and father. Zidian’s uncle, Charles J. Zidian, owned another real estate company, and with his future wife, Diana, behind him, Joe became licensed and began working at his uncle’s company. He would go on to work in real estate for 10 years before opening his own company, Zid Realty & Associates. “I was a salesman. I had worked for my uncle for seven years and then worked for Dave Roberts, and at Dave Roberts’ I became a mentor to all the agents. I was teaching all the agents how to do everything and I was still doing everything on my own, and John [Pelusi], who was a retired teacher and was a realtor at the time, noticed that. He knew my father and, as it turned out, he became like another father to me,” Zidian said. “John was the one that said to me, ‘Joe, it’s time for you to open your own business. We’ve got to do this….’ He said, ‘I’ll come with you. I’ll take care of the office, you just go out and sell.’” From there, Zid Realty has only gathered more momentum, resulting in a successful venture that has spanned 30 years. Zid Realty’s first building was located in a small business complex on
Market Street in Boardman and the company started with only two men, Zidian and Pelusi. They soon doubled the space, and within two years the company grew from a staff of two to twelve. Eventually, the company’s needs grew to such a level that it was necessary to move to its current location at the old Morman Yearing Building. Zidian said that the building has been a great fit for the company since then. “Myself and all of my agents love this. It’s a family atmosphere and that’s how we like to keep it,” he said. Family is a main theme for Zidian and has been a major focal point in both his business and personal lives. He makes a point to treat all of his agents as family and friends. Zidian’s nieces, nephews and grandchildren are all regular visitors at the office. Many of Zidian’s friends try to stop in to the office often, if only to say hello to Zidian’s dog, Bear, who can be found lounging around the space almost every day. Family and friends have been the key to his success, according to Zidian. In addition to his wife and children, a few of the people who were instrumental in helping Zid Realty out over the years were Mike Giancola, Kay Winkel and Bud Simpkens, some of the first agents to join the company, and Dave Quinlin and Richard and Greg Stepleton of Commonwealth Title, as well as Randy Schaffer from First Federal and John Schmied from Farmers Bank. “Those are the people who believed in me and I knew that if I ever got in trouble I could go to them,” Zidian said. “I knew they would take care of me.”

Family and friendship drive Zidian to success By NATALIE WRIGHT nscott@vindy.com “Family is everything,” is the first thing that Joe Zidian of Zid Realty & Associates said to me when the topic of family came up in a recent interview. “Success, obviously, is not always measured in dollars—and I certainly have had all the success you can have,” Zidian said. “I don’t mean in dollars. I mean in family, business, friends. I have three of the best kids you can have, a wonderful son-inlaw and daughter-in-law, two amazing grandchildren and nieces and nephews that say one of their favorite places to go is our house.” To Zidian, there is no better example of what family means than his wife, Diana. The pair met in a class when they were both students at Youngstown State University, and Zidian said that she was nothing but supportive of his interest in real
estate since the beginning of their relationship. “She’s the one who helped me study for the exam to get my license,” he said. “She knew how much I would have to work and she has still always been supportive. Right from the start, she knew what that would entail. I told her, ‘remember, this isn’t a 50/50 deal we are going through. I’m going to have to work really hard so it’s going to have to be a 90/10.’ I was going to be a good husband and father, but I had to go out to work every day. I had to go to work on Sundays. You have to work seven days a week. She knew all of that because she was there when the whole thing started, but little did I know that it was actually 90/10 all her.” Zidian said that the support of his children has also been key in the business being the success that it is today and that he always made a point of always finding time to be there for his children.
“My children have been so supportive in the business,” he said. “There was never any griping. But also, because I worked so much and I had my own hours, I didn’t miss many of my children’s activities. My kids were good athletes—great in sports and good students—and I didn’t miss a whole lot because you could always squeeze it in somehow. I may not have been there for everything, but I always made sure the kids knew I was there, knew I was supporting them. I wanted them to know that I was there for them, even if I couldn’t stay for the whole thing.” Zidian also noted his pride for how his children grew up and the work that they do, as they are “all very hard workers,” an idea that was instilled early on in Zidian’s childhood by his father. “We had a grocery store when I was a kid, and then the big stores came in,” he said. “But my father never went bankrupt. He paid off every loan and

Eventually, he ended up working as a homeschool visitor, which is a federal job. His job was to find out what was going on at home as to why these kids were behaving a certain way. For him, it was a rewarding job. A sad job, but a rewarding job. He would say, ‘They pay me to help people. They pay me to do it.’ He loved that.” See FRIENDS AND FAMILY, Page I-5

Some of the friends he mentioned included John Pelusi, who helped him start Zid Realty & Associates and became a second father to him; his “right-hand man,” Wes Chandler, who has become just like another son to Zidian; Pat Casey, who has known him since infancy and has long worked with him; and Zidian’s best friend, Carmine Cassese, who owned the MVR prior to his passing in 2013, just to name a few. Even for a man that makes friends easily, Zidian makes a point of maintaining a family atmosphere at the office and treating his agents as part of the family too. It is a courtesy that often extends to his customers, an attitude that is core to the type of man Joe Zidian is. “Family is so important. Technological advances in real estate: personal relationships remain key By NATALIE WRIGHT nscott@vindy.com There is no denying the effect that changing technology has had on the world today, and the world of real estate is no different. Zid Realty & Associates is celebrating its 30th anniversary this year, and Joe Zidian, owner and founder, recently shared some of the changes in real estate technology that he has seen in that time.
“There was no MLS (multiple listing service) 40 years ago when I first started,” he said. “You would have to see a sign or use a homes guide, and then you would have to try to find out where each house was. Then, you would have to call the other agency and sometimes they wouldn’t tell you where it was because they wanted to sell it themselves.” According to Zidian, other concerns for real estate agents at the time in-

cluded gaining access to an agency’s lock box key in order to show a home and the fact that sometimes deals between realtors from rival companies didn’t always end with a 50/50 split of profits made from the deal. The MLS first came about in book form and allowed agents to have access to view homes for sale, prices and more. Despite the fact that the homes listed in the book were often sold by the time it printed, the information was extremely useful for agents, especially when they were looking to do a market analysis. More recently, MLS information can be found online through a variety of real estate websites or even on phone apps. “Today, it’s instant,” Zidian said. “You can get it on your phone. Literally, I get the MLS on my phone, and I know how to use it. That’s how it has evolved.” The amount of time and effort that goes into closing on a home also has changed with the times. Zidian noted that agents used to be able to close on a home in 12-15 days, but now that amount of time has risen to a 45 day minimum. He also said that there used to be only three papers to sign, but now the stack of paperwork more closely resembles a book than a contract. Some of the paperwork within a purchase agreement includes a four-page contract, agency disclosure, consumer guide to agency relationships, property disclosure and a preapproval letter if you are the buyer. The contract has to include a home inspection, as well as several other different types of inspections, depending on the home. One example of this is
with homes that were built before 1978. In this case, there needs to be a leadbased paint disclosure signed and an information pamphlet included in the contract. After an offer is approved, further inspections, such as mold and radon, may be required and repair costs could need to be included in negotiations. Zidian said that real estate agents need to be able to meet many of their client’s needs in order to make deals happen. “The things we do today to make a fee require us to work a lot harder than we did back then,” he said. “We have to be a little bit of everything—a little bit of a finance wizard, a little bit of a salesman, you have to know how to coordinate repairs and you have to know who to call to do them so that your people don’t get taken.” With the internet in such a level of importance to many potential clients today, Zidian said that it is easy for customers to find your business but once they do, maintaining a level of trust is key. “I think more and more people are using technology to find your business, but once they find you, you had better do your job. You have to get and keep a person’s trust, let them know that you are the voice of real estate for your area and that you are looking out for them,” he said. He’s the type of guy who has a picture of his actual family in a frame with his business license but also considers his sixteen agents family. “We’re like family here at Zid Realty. We got through stuff together. We’re always supportive of each other.” With more than 240 total years combined real estate experience, the Zid real estate agents are committed to excellence and going above and beyond for their clients. Zidian recently reflected on each of his agents: VNancy Baran: “Nancy’s daughter and my daughter are best friends. We’ve raised two great girls. If you call the office, we will make the appointment for you around the clock,” he said. “You don’t have to find the listing agent on your own. You call here and the agent will make that appointment for you. Not all places do that. You could call here at nine o’clock at night and these phones would transfer you to a per-

son that has the listings available on their phone. By doing that, we are giving our listings a way better chance of being shown.” Zidian’s biggest piece of advice for both buyers and sellers in today’s market is to have patience and allow the deal to happen in its own time. With the limitless amount of technology at our fingertips, Zidian noted that people often want an answer instantly, but it benefits both parties involved to step back from the situation for a little while. He also recommends doing negotiations in person whenever possible.

The Youngstown and Columbiana Association of Realtors (YCAR), the Ohio Association of Realtors (OAR) and the National Association of Realtors (NAR) are organizations that operate on three tiers—local, state and national, respectively—to help realtors better serve their communities and their clients. Joe Zidian of Zid Realty & Associates has been a member of these boards since 1976. He served as president of YCAR in 1992 and has been a director at OAR on-and-off for 25 years, as well as maintaining key roles on several realtor boards and committees. Zidian noted the importance of realtors belonging to and being active in these organizations and is proud to know that Wes Chandler will be the YCAR president in 2017. “The Youngstown and Columbiana Association of Realtors is the very first thing you join when you become a licensed real estate agent. And when you do that, you adhere to a code of ethics and a standard of practice. And there are so many codes, and this gives us our standard on how we are
to conduct business,” he said. “It’s so important for the real estate business to belong to these [associations].” YCAR, OAR and NAR offer a variety of benefits to realtors, including training, keeping members up to date on real estate news and law changes, new technological advances in real estate marketing and creating a community of real estate agents from different companies throughout the area. “You become friends with your competitors, you are friendly competitors. Some of my good friends are realtors from other companies, like John Burgan, John McCarthy, Jerri Florio, Joe Meyers, Margaret Nigro and Tom D’Amico,” Zidian said. “We have been friendly competitors together, working together. There are numerous agents all over that I’m friends with from other companies that you just bond with, you work with and you get things done with. And then we all belong to these organizations together where our goal is to better protect property rights. bringing members together to help out local charities. Zidian said that this year they are focusing their aim on Habitat for Humanity. “We do community projects that help the community. Realtors work in the community and that’s what we are—realtors,” he said. Zidian noted that by becoming a member of these associations, one is able to call oneself a realtor. He said that it is important to distin-
guish between sales agents and realtors because sales agents don’t have to adhere to the same rules as their counterparts. “There are sales agents that aren’t realtors. They don’t belong to these associations and they don’t adhere to these standards,” he said. “Once you become a member of these associations, you have to adhere to a certain type of professionalism.
