oseph Tracy, executive vice president and senior adviser to the president of the Federal Reserve Bank of New York, recently delivered a cautiously optimistic overview of the national eco-

nomic forecast with a particular focus on the New York metropolitan area. “This is a very interesting time for the economy,” he said. “A lot of people are very anxious. I think our best guess is still the U.S. will continue to grow at a healthy pace this year.”

Brewster and Peekskill seize opportunity with smart growth

Several areas in Peekskill and Brewster were targeted as priorities for state funding under Gov. Andrew Cuomo’s Opportunity Area program in 2013, which allowed villages and cities to receive a special designation based on their poverty and unemployment rates and potential for change. Here is an overview from planning of�icials of revitalization efforts in the two communities.

rewster officials have been preparing for downtown revitalization for more than a decade. Now the village is reviewing an urban renewal plan that will put ideas into action. “We’re ready,” said Peter Brewster Hansen, the village’s clerk and treasurer. “We just need a specific plan.” Anthony Molé, the village attorney, said the village has been considering transitoriented development in the past couple of years. With the help of Pace Land Use Law Center, the village conducted studies to revise its comprehensive plan and held public sessions. “We took the comments received and incorporated them as best we could into the comprehensive plan in a way that made sense for the village’s future,” Molé said. The town had already implemented water mains and a new water treatment plant to support a doubling of the population about a decade ago. They are currently at half capacity. The village also worked with a developer to change zoning codes in accordance with the comprehensive plan, which will make it easier on future development, Hansen said. The revised comprehensive plan was adopted last year. From there, VHB, an engineering, surveying and landscape architecture firm with an office in White Plains, prepared an urban renewal plan for Brewster, building off the village’s comprehensive plan. Some of its objectives include redeveloping deteriorating and underutilized properties with residential, retail, parking and open space, creating new housing and generating economic activity. The village will host a town hall-style session about the urban renewal plan on Feb. 24, where VHB and Tecton Architects will make a presentation. The urban renewal plan is expected to be adopted in March, Molé said. The village will most likely be developed

in phases starting with the area directly in front of the train station, Hansen said. There will be a focus on transit-oriented development around the train station, which is on one end of Main Street. One idea is to transform an often cluttered road structure in front of the station into a pedestrian plaza. Some development has already been underway. A formerly abandoned building on Main Street was completely renovated and restored with 24 apartments and two storefronts, Hansen said. Village officials also are considering developing the vacant Garden Street Elementary School building. The village board zoned it to allow for multiple uses and a broker is in touch with developers. On another unused space annexed to the village, approximately 17 acres on Allview Avenue, the owner, B.O.S. Land Development Corp., plans to build a fourstory office building with 64,000 to 80,000 square feet of space. “There’s already a transformation underway with what exists,” Hansen said. “With the urban renewal plan we hope to spur more, large mass change. From a real estate perspective it’s a good opportunity to invest in the village now and be part of this process.”

PEEKSKILL Peekskill is developing its active downtown and its several-miles-long waterfront along the Hudson River and bridging the gap between the two. The city has seen a boost in downtown activity over the past several years and a tremendous uplift in its real estate outlook in the last year, said Jean Friedman, director of Peekskill’s department of planning and development. It has housed an artist district since the late 1990s, but more recently a few “pioneers” opened new restaurants, pubs and bars in the area, she said. “Downtown is blossoming into an entertainment capital,” Friedman said About half a mile away is the city’s Metro-North train station and waterfront area, which the city is trying to better connect to the downtown. Some businesses contributed to run a trolley between downtown and the waterfront on weekends, Friedman said. She said the city recently updated its Local Waterfront Revitalization Plan after conducting studies on zoning and transitoriented development with help from Pace Land Use Law Center. The plan has guided

development on the waterfront including resources and shoreline protection. “We basically upgraded our waterfront plan and our plan around the train station to follow the current trends of how things are being developed,” Friedman said. “People are looking to locate around public transit.” Friedman said now that the city changed its zoning code, it is looking to promote the waterfront area for development with the goal of creating a walkable waterfront village with more residential units and multi-use buildings. The city is considering adding a parking garage at the train station and opening the existing lot for development. The city owns or controls nearly all of the waterfront property, making development easier, she said. Over the past 10 to 12 years, the city developed six waterfront park areas connected by a waterfront trail, she said. Riverfront Green South, opposite the train station, is in the final stages of completion but parts of it are already in use. A study on how to use the city pier for large ships for tourism excursions on the Hudson River is underway. The waterfront already boasts the Peekskill Brewery as an attraction and a couple of new restaurants will soon open across from the train station, Friedman said. A group of developers will turn a former restaurant on Charles Point into a catering space and family entertainment venue. The restaurant is expected to open this summer and the entertainment portion in 2017, Friedman said. “That’s going to be our regional draw,” she said. Friedman said private residential development is growing. In the planning stage is 1 Park Place, a 150-unit downtown rental apartment building. An artist loft with 75 units has been approved for Main Street and another 50-unit residence is in the early planning stages, she said. Just outside downtown, Ginsburg Development Cos. has plans to develop the former St. Mary’s Convent property at Fort Hill into a three-building residential complex with 178 rental units, an inn and spa. “We’re definitely coming out of the recession and people are coming out of the woodwork to develop and buy properties,” Friedman said. This is one in a series of reports on smart growth development in the region. The series will culminate in a March 24 panel discussion on smart growth trends hosted by Westfair Communications and Pace University Land Use Law Center at Pace Law School.

INBRIEF FUJITSU CLOSING ROCKLAND OFFICE, LAYING OFF 77 WORKERS Fujitsu Network Communications Inc., a developer of fiber optic communication equipment, will lay off 77 employees in May when it closes its New York office at 2 Blue Hill Plaza in Pearl River, according to a filing the company made with the state Labor Department. The layoffs will take effect in the first two weeks of May. A spokeswoman at Fujitsu Network Communications headquarters in Richardson, Texas, said the company is consolidating its hardware development functions “to enhance collaboration and realize cost efficiencies.” Some of the functional responsibilities and jobs currently at the Pearl River office will be relocated to the Texas facility and others will be shifted to Fujitsu’s development facility in India, she said. “This is part of an overall plan already in place to meet changing market demands,” said Susan Dianto at Fujitsu.

Brokers at Colliers International Group Inc. said they have fully leased the 45,000-squarefoot Westchester Bank Building at 12 Water St. in White Plains with the signings of several new long-term leases and renewals totaling more than 14,000 square feet of office space. The Stamford office of Colliers International said Ian Ceppos, the firm’s senior managing director, and Al Gutierrez, executive managing director, took the fourstory building from completely vacant to 100 percent leased in less than three years as exclusive leasing agents for the owner, Autumn Properties & Development LLC in Mount Vernon. Iona College was awarded a $2.5 million grant from the state Higher Education Capital Matching Grant Program Board for its planned North Avenue residence hall, officials said. The capital grant will go toward the construction of the dorm that will house 310 students this fall. The HECAP program, established in 2005 by the state Legislature and Gov. George Pataki, provides matching funding for the state’s independent colleges and universities. Iona broke ground on the dorm last May after buying and then demolishing the former Mirage Diner. The hall, which will feature retail and restaurant space open to the public on its first floor as well as on-site parking, is expected to be completed and open to students before the coming fall semester. The North Avenue Residence Hall will be at the corner of North and Summit avenues across from the college’s main entrance. Officials said 62 New York private colleges and universities applied for the grant funding, which was awarded to 29 recipients. Iona President Joseph E. Nyre said the funding was “great news for the college but even better news for the students we serve.” “This grant helps us complete an important addition to campus, our second new residence hall in four years,” Nyre added.

INBRIEF CORBETT HEADS NURSING STAFF AT NYP/HUDSON VALLEY HOSPITAL Bonnie Corbett has joined NewYorkPresbyterian/Hudson Valley Hospital in Cortlandt Manor as chief nursing officer and vice president of patient care services, officials at the community hospital in Cortlandt Manor announced. The Scarsdale resident most recently served as nursing director of the pediatric emergency department at NewYorkPresbyterian/Morgan Stanley Children’s Hospital in New York City. In her nine years there Corbett also headed a team of nurses and staff as director of nursing for diagnostic and interventional radiology in pediatrics and director of nursing for the hospital’s pediatric oncology and infusion centers.

Before joining NewYork-Presbyterian, Corbett was administrative nurse manager of the emergency department at Montefiore Medical Center in the Bronx. Corbett in the announcement said she was drawn to the NYP/Hudson Valley Hospital in part by “the very palpable commitment here to nursing excellence and quality patient care.” It was the first hospital in the region to earn the Magnet Award for Nursing Excellence and the only hospital to be designated twice for the award. John C. Federspiel, president of NewYorkPresbyterian/Hudson Valley Hospital, said the hospital’s new chief nursing officer “is well-known to inspire colleagues and staff with her excellence and commitment.” Corbett earned her bachelor’s degree in registered nursing and a master’s degree as a family nurse practitioner at Pace University. She is pursuing a doctoral degree in nursing practice at Case Western University in Cleveland.

The Valhalla hospital now employs more than 10,000 people, including 3,000 attending physicians, and includes a 1,400-bed system with several locations throughout the Hudson Valley. Israel will accept the corporate citizenship award. Steiner Sports, founded by sports marketer Brandon Steiner in 1979, provides hand-signed sports memorabilia, coordinates professional athlete appearances and events and produces digital content for major league sports. The company, based at 145 Huguenot St. in New Rochelle, has grown from 30 employees to 100 employees and has more than $40 million in annual sales. Steiner, the company’s CEO, will accept the entrepreneurial success award. The Westchester Bank, founded in 2008, currently employs 56 people after starting with eight at the time of its launch. The bank has five full-service branches in Westchester, and has increased its assets from $39 million to more than $600 million over the past seven years. Loyola law dean will succeed Murray as Marist president Ellen Hancock, chairperson of the Marist board, in the school announcement called Yellen “one of the nation’s top legal educators, an innovative leader highly respected among his peers and a man of great integrity and commitment to public service. avid Yellen, a Chicago law school dean and professor, has been named the fourth president of Marist College, succeeding Dennis J. Murray when he retires June 30 after 37 years as president of the liberal arts school in Poughkeepsie. The Marist Board of Trustees on Feb. 6 unanimously approved the appointment of Yellen, who is dean and professor of law at the Loyola University Chicago School of Law. Yellen’s selection came one year after Murray, who was named Marist president in 1979, announced his transition plan for the top post and followed an intensive search process led by a 15-member presidential search committee that included Marist faculty and staff members, trustees and student and alumni representatives, a Marist spokesman said. A magna cum laude graduate of Princeton University who earned his law degree from Cornell Law School, Yellen recently was ranked seventh among the 25 most influential people in legal education by The National Jurist magazine, which called him “an innovator for his leadership in the national dialogue addressing today’s challenges facing legal education.” The magazine also named Loyola University Chicago School of Law one of the nation’s 10 best law schools for experiential learning during Yellen’s tenure as dean. Marist officials said he implemented online and other new degree programs, giving Loyola Chicago the highest enrollment of students in the country. Yellen also created the Dean’s Diversity Council, which helped increase by more than 50 percent the number of students of color enrolled at the school. WCBJ | HV Biz

impede travel, interfere with rights of others or cause a public nuisance, according to the newly adopted law. Council members at their Feb. 1 meeting approved the creation of the first designated valet drop-off area on the Mamaroneck Avenue block that fronts City Center, the four-level retail, restaurant and entertainment complex. The no-stopping area outside City Center will extend approximately 70 feet starting at a point about 180 feet north of Martine Avenue, according to the city’s amended traffic ordinance. Kite Realty Group Trust, the owner of City Center since mid-2014, hopes the valet service will attract new restaurants to vacant storefronts on Mamaroneck Avenue that had been leased by Legal Sea Foods and Applebee’s. Legal Sea Foods closed its location in December 2013 rather than renew its lease after White Plains officials banned private valet parking service there. “The city took away the valet parking, which made it untenable for us to continue operating in that location,” Ida Faber, vice president of marketing at Legal Sea Foods, said at the time of the closing. “We need a restaurant that’s readily accessible for our guests. So had the city not done that, we may have stayed.” Mayor Thomas Roach, a longtime advocate of valet parking legislation on the Common Council, said in the past, the unregulated valet service left some downtown visitors with parking tickets after valet drivers “drove around the corner” and parked their

with the release of U.S. Department of Labor job statistics that showed the economy had picked up 151,000 jobs in January. “That’s on the soft side, it’s not on the disaster side,” Tracy said. “The consensus was around 190,000; that’s meaningfully below that. That is going to feed a little bit more into the concern side of the story.” The number of unemployed nationwide was 7.8 million in January. The U.S. Bureau of Labor Statistics reported that the job gains came in several industries, led by retail trade (58,000), food services and drinking places (47,000), health care (37,000) and manufacturing (29,000). Job losses were in private educational services (39,000), transportation and warehousing (20,000) , and mining (7,000). Employment in the mining industry has tumbled by 146,000 jobs since September 2014. Breaking down the numbers further,

vehicles illegally on city streets. “It has been tried before” at City Center, although not in a designated valet-parking lane, Roach told council members. “In this particular case, we have an opportunity to restore the valet without restoring the chaos.” That restored valet service is essential to Kite Realty’s planned improvements project this year at City Center, White Plains attorney David Steinmetz told the Common Council. “Kite has received repeated interest from new restaurants that would like to come back into their space, but nobody wants to come back without the reintroduction of valet,” Steinmetz said. The valet service is needed to attract the more upscale restaurants that Kite wants to bring to City Center, he said. Steinmetz noted the valet service area has been designed as a pull-off area under a canopy that still leaves two through lanes of traffic on Mamaroneck Avenue. “This is going to be a far better implementation of the valet” than in the past, he said. To succeed, the operation also will need an adequate number of allocated valet parking spaces in the City Center garage and enough valet workers to efficiently operate the service, he said. “Kite wants the valet. Its tenants want the valet. No one wants a valet that’s not going to work for those of us who frequent this (City Center),” Steinmetz said. Councilwoman Milagros Lecuona said the valet parking ordinance was needed to keep pace with the city’s changing downtown dynamics. Although she would have preferred a pilot project at City Center to first test the viability of the valet service, “I

In addition, 2.1 million people were categorized as “marginally attached” to the labor force, in that they were available for work but were not counted as unemployed because they had not sought work in the four weeks preceding the labor survey. Of those 2.1 million people, 623,000 were labeled “discouraged workers,” meaning they are not seeking work since they think no jobs are available for them. In his speech, Tracy highlighted cautious signs of slow to modest growth with a comparison of payroll employment and the aggregate hours worked by full-time and part-time employees.

However, we also know that if it is not done properly it can easily become a negative. This new ordinance addresses valet operations in a comprehensive way and ensures that such operations will be consistently structured and organized.” Headquartered in Indianapolis, Kite Realty Trust Group acquired City Center, the company’s first New York property, in a 2014 merger with another Midwest REIT, Inland

Diversified Real Estate Trust Inc. of suburban Chicago. The deal was valued at approximately $2.1 billion. Inland Diversified in 2012 acquired a majority stake in City Center from Westchester developer Louis R. Cappelli, whose company a decade earlier launched the remaking of downtown White Plains with the $320 million, 1.1-million-square-foot City Center complex as its commercial centerpiece. At Kite Realty, “We’re looking to do a big renovation and just enhance the look of it,” said Robert McGuinness, asset manager for the company’s Northeast region. “Valet is a big piece of it.” McGuinness could not give a projected cost for renovations “in its infancy” in the city approvals process, he said. “We want to start and finish this year,” he said.

“What is going on here is a lot of employers are working their current labor force longer hours, so business is picking up, but they are not yet as confident that it is going to be sustained that they are willing to hire,” Tracy said. “But in that environment, usually we see that as long as the good news gets reaffirmed, firms pick up the pace of hiring.” Tracy said the current trend is “indicative of similar or weaker employment growth going forward rather than strengthening employment growth.” Tracy said that while regional finance sectors have lagged behind the nation in their recovery, New York City’s economy as a whole emerged from the recession much sooner than did either Connecticut or the nation due to strong growth outside of finance in sectors like information technology, leisure hospitality and health care. Make a perfect pitch to angel investors

sking 100 angel investors what they want to see in a pitch is a sure way to get 100 different answers. Even more frustrating for those trying to raise money is that the advice will conflict. Today’s investor will recommend adding something that yesterday’s investor suggesting removing. The challenge is that the list of what an angel investor needs to understand before making an investment is long. It includes the business model, the product, where the money is coming from, where it is going, who is going to get it there, the exit strategy and many other details that will be specific to the startup. But as long as the list is, the allotted time to pitch will be short. A pitcher may literally have only 30 seconds. Even the more standard 6 to 12 minutes is not enough time to include everything. Therefore, the pitch will always be missing information. The good news is: that is okay. Even though the investor needs to

understand everything eventually, nobody will write a check after a sixminute pitch. If the pitch goes well, the investor will want to learn more. The goal of the pitch, therefore, is not to raise money but simply to secure the next meeting. There are some truths that will help the content, inspire investors and get that next meeting. At a minimum, a good presentation will describe the market need, the company’s solution and show how the investor will make money. Many pitches dwell too long on the product and its functionality at the cost of spending little or no time on why it matters or what the exit strategy is. But that is the opposite of what investors want to see. Investors make money from an exit so they want to know that there is a market and they want to know how and when the exit will happen. The team is also important. Some idea of who the team is and why they merit investment is crucial. Resumes with lots

of experience are a valuable asset. Presentation style is important as well. Diction, flow, appearance and mannerisms all have an impact on how powerfully a pitch inspires. Many pitches hit every critical point and go nowhere. Others break every rule and end up fully funded. The difference is inspiration and engagement, choosing the right content to be interesting and delivering it in a way that speaks to the investor. Despite the litany of requirements, the truth is that angels want a good story they can understand and a team they can believe in. They need to feel, not just understand, how the pieces will come together. The startup should subtly, politely and confidently instill fear of missing out. There is no formula for this other than practice, trial and error and listening to feedback. If investors approach the presenter afterwards to ask questions and point out the flaws of the presentation, the pitch

has worked. The startup is already in the next meeting. Now the presenter has time to hit the points they couldn’t cover in six minutes — likely not enough for a check but potentially enough for a more detailed next meeting. At some point the startup will need to provide all of the answers. They will need a solid plan and a clear pathway for the angels to make money. Responses to questions will need to be clear and rock solid. But the first step is getting the angels to care enough to ask questions, piquing their interest quickly and working with 100 different perspectives. Top 10 social media marketing resolutions for 2016

hile it may be February, it’s not too late to make New Year’s Resolutions. As a social media marketer, I have been busy evaluating the expected changes to the platforms and strategies affecting the digital landscape in 2016. Here are my predictions for the rapidly evolving world of social media presented as a “to do” list for everyone working in the field and those brands, businesses, organizations and professionals that want to improve their

social media marketing efforts. 1. Increase the use of video marketing platforms including the recently rolled out “Facebook Live”, the new mobile livestreaming video apps, Periscope and Blab, and the already popular YouTube, Instavid (Instagram Video) and Vine. Businesses are using video in creative ways to interact in real-time with fans and showcase their products, services and staffs in authentic, informative and entertaining ways.

Budgets for video productions are expected to increase along with the need to customize and repurpose the productions for distribution throughout all social media platforms. I expect that quality improvements will influence the popularity and shareability of video content in the coming year. Plan to spend money on equipment and skilled resources to improve the quality of your video productions. 2. Create high quality long- and shortform content on a regular basis by following a disciplined editorial schedule. Algorithms that distribute content to users through apps and social media platforms are redefining the role that content marketing plays in attracting customers and prospects to a business. 2015 was the year that images became a critically important component of the content approach on all social media platforms. Snackable visual content in the form of photos, GIFs, infographics and animated videos as well as premium written content such as e-books, white papers, blog posts, case studies, tutorials and webinars aimed at targeted niche segments are important strategies to break through the congestion, increase the viral reach and improve the ROI for content marketing efforts. Podcasting has had a renaissance as more subject matter experts are expanding their use of this early social medium. Stay tuned for the Savvy Social Marketing Podcast that I will be launching in the near future. I anticipate that virtual reality experiences will be the next content frontier. 3. Implement the use of daily, weekly and monthly editorial calendars for planning the creation and distribution of content related to each social media profile. Quality, quantity, engagement and sharing are the mantras defining content marketing through social media channels. Editorial calendars provide an important mechanism for organizing and improving the consistency of content production for professionals as well as organizations, businesses and leading brands. I advise businesses to develop a custom template that will enable colleagues and staff members to successfully contribute and share valuable content through multiple social media accounts. 4. Increase the use of online tools to create, distribute, monitor and measure social media content in all social media channels. The growing demands of social media marketing have created the need to scale content production. I research, discover and test new online content marketing platforms and dashboards daily. Be on the lookout this year for my regular reviews of online tools to improve the efficiency and effectiveness of your social media marketing operations.

5. Expand social media advertising to target key audience segments with compelling marketing messages. Organic reach for Facebook posts has plummeted to roughly 1% of a fan base. Although it is still possible to organically reach a wider audience on other social media platforms, I expect that monetization pressure will create the need to pursue a paid advertising approach on the other leading platforms over the next few years. Therefore, since it will be increasingly important to “pay to play” in social media, I advise structuring A/B tests of advertising copy, audience segments, offers and creative concepts on Facebook. These tests will produce valuable metrics that can improve future results from social media advertising on Facebook as well as the other social media platforms. 6. Use marketing automation software such as InfusionSoft or Hubspot to nurture relationships with prospects and customers and provide an ongoing stream of valuable content to activate and grow their interest in your services. Studies have shown that throughout every stage of their buying journey, customers are turning online to evaluate the expertise and reputations of service providers. Automating the messaging process allows businesses the ability to provide the right message to the right prospect at the right time and collect email addresses in the process. Email marketing is alive and well and continues to support the overall marketing efforts for professionals and businesses. 7. Build and grow relationships with social media “influencers.” Instagramers, Snapchatters, Viners, Youtubers, bloggers and industry leaders with large social media followings are the new marketing celebrities. In order to take advantage of the viral nature of social media, it is important to motivate key influencers to spread messages to their followers. Blogger outreach efforts have grown to include creative influencers on each social media platform. Online matching platforms and specialized talent agencies have been introduced over the past several years to help brands connect to and cultivate relationships with appropriate influencers. This process will continue to require significant financial resources. 8. Master the data to be smarter in setting key performance indicators and measuring the ROI of social media marketing. As the resources required to implement and optimize social media marketing strategies continues to increase, so too does the need to monitor and measure the return on investment for social media marketing and advertising. along with outside providers are offering more data to help users understand how to improve the results from their ongoing social media activities. Social media engagement plays an important role in the marketing mix of most businesses. Therefore, performance data will help ensure that social media remains an important part of the integrated marketing and communications strategies for your products and services. 9. Stop ignoring LinkedIn (especially B2B professionals) and keep alert to the new kids on the social media block. Social selling, which is defined as producing content to demonstrate expertise, engender trust and generate leads, rose to prominence in 2015. In a 2015 Forrester survey, 74% of business buyers indicated that they conduct more than half their research online before making an offline purchase. Informative content produced for websites and LinkedIn can and should be repurposed to attract leads on new and established social media channels. It will be exciting to track whether Instagram and SnapChat will continue to grow in popularity. Current research suggests that the average user has an active presence on 5 or more social media platforms. Therefore, it is important to keep studying where your ideal audience may be spending time and the best ways to engage with prospects and customers. 10. Learn everything about messaging applications such as WhatsApp and WeChat as these will be the preferred social communication channels in the future, especially among younger demographics. It is always important to research and follow your audiences’ social media activity over time. Soon sophisticated brands will be tapping the personalization opportunities on these channels with targeted advertising. 11. Renew the gym membership and schedule regular times for exercise. Yes, I am serious. This resolution appears on my personal as well as professional lists of 2016 goals. Spending time off the grid can help recharge your creative juices and improve your ability to manage a social media presence on multiple platforms. Becoming agile in mind, body and spirit is critical to achieving success in social media marketing. It will also help you continue to look good in selfies, which remain extremely popular on every social media platform. centers provide “community-based medical care with concierge-level service” that is integrated with Northwell Health’s electronic health records and metropolitan system of hospitals and physicians and includes mobile checkin and car rides to and from GoHealth clinics through a partnership with Uber. Why can’t clients cooperate with being appreciated? We are working on getting clients in for a visit. They’re all so busy. We have a lot that we want to show them and we need to get them to our shop for them to see it. We’re trying to hold appreciation events but are running into really low attendance which is discouraging. THOUGHTS OF THE DAY: Do something unusual, make an impact. Put yourself in your clients’ shoes and think about what they want to experience. Make a list of meaningful activities. Build a campaign. Try video when face-to-face won’t work. Keep your clients because you make them feel special and appreciated. Focus on a client who can be a leader, someone you know will rave about an experience. Find out what your clients really want, then make the visit to your shop match that experience. Make it an over-the-top visit and send the client home with pictures and examples they can use to talk about their trip. Clients located out of town? Fly them in first class, put them up at a top hotel or plan a big night on the town.

Build a customer advisory panel. Everyone likes to give advice. Involve your customers by having meetings to discuss where the industry is going and how that impacts everyone. In the process, you’ll be able to make suggestions on what you can do to help in the future. Based on what you already know about your clients, answer this question: What are they most interested in? Are they looking to learn about the industry, hear about best practices or find out more about the latest and greatest innovations and what’s coming next? Or, do they want to be entertained, take a break from the overload of their job and have some fun time off. Perhaps your clients are looking for opportunities to make connections with their peers. If you’re not sure, start asking questions and get the answers, then target your offer based on specific needs. Become the great facilitator. Bring clients together who are looking to make connections within the industry. Clients who want an education — bring them in for an education day. Look for common needs and concerns and put together programs to address them. Schedule more than one date, so that

clients with conflicts have more than one opportunity to join in. Everyone likes to get an honor. Think of things for which you can hand out prizes; best innovator, most effective, most efficient, best on-time, most creative, best use of your product or service. It takes planning and sizzle to get priority on peoples’ schedules. Begin your planning three to four months ahead of the event. Email invitations, make phone calls, and then make follow-up calls when you don’t hear back from people. Send out reminders as the date gets close. Do a check-in the week before, with exciting teasers on what will unfold at the event, to confirm attendance. Take lots of pictures at the events. Gather quotes from attendees. And then follow up with everyone on your invite list. Include information on who attended, what happened, what suggestions you’ve implemented — think newsletter. Make people who didn’t attend wish they had, so they’ll make coming next time a bigger priority. If there are clients who can’t make the visit, share the experience through video. A picture speaks a thousand words. Use a thousand frames tell a story. Interview

clients during the visit, asking them to talk about their experience. Take shots of the programming you put on. Show people having fun, learning, sharing. Share pictures and video on social media. Add stories about and links to the people who attended. Ask attendees to forward it on. Whatever you do, make sure your clients know how much you value them. Send people who attend a thank-you note. People who were invited but couldn’t attend, send them a note saying you missed them and hope they’ll be able to attend next time. Looking for a good book? She is currently working on costumes for the children’s theatrical program’s performance of “Cinderella” at the Philipstown Recreation Department. Clauss holds the designation of a marriage officer and has performed as many as three ceremonies in a single day. “I should bring a needle and white thread with me,”

oan Clauss began the New Year by making her first career her third career. Before employment as Philipstown deputy town clerk, a post from which she retired Dec. 31 after 10 years, Clauss had crafted elegant wedding gowns. Returning to this vocation, she is already engrossed in fashioning gowns for two brides’ special days. The new gowns will be a far cry from the high-necked, long-sleeved gowns of a bygone era. But Clauss is adept at making brides’ dreams come true, sometimes working from a picture in a bridal magazine with adaptations suggested by the brides. The Clauss home in Cold Spring is a treasure chest of elegant materials, laces, buttons, appliques and beadings, all crying out to be included in one of her creations. After their initial wearing, bridal gowns don’t die; they get put away to be reborn another day. Clauss advises simply storing them in tissue and putting them in a chest. Some will come out years later to be refashioned, perhaps taken in for a thinner bride or having inserts added for one who is heavier. “Some become christening gowns,” Clauss reports. “When making gowns for christenings, there is always leftover material, so I can make booties and caps.” “Can you?” is a frequently asked question to which Clauss never answers no. One major challenge involved a bridal gown for her daughter Cheryl, who craved a pleated bodice and edging. ”It took three yards of material to come up with

one yard of finished product,” Clauss relates. “I had to lay my body across the pleats when working on it.” Clauss is an expert at dealing with crises. Called when some makeup spilled on a bridesmaid’s gown, she recalls advising use of plain dishwashing detergent, then sticking the gown in the shower and using a blow drier. Clauss grew up in Peekskill as one of five children. “Our father was in the Army, so my mother sewed to make ends meet,” she recalls. “She made aprons and pot holders, and my brother would sell them.” As a Brownie project she bought feedbags from a feed store for pennies and washed them prior to converting them into placemats, even creating fringes on the ends. “With fringes today I sew along the edge so the fabric won’t fringe any further,” she explains. Clauss took pity on a family friend who could not afford a bridal gown. “I had materials on hand, so I fashioned a simple gown,” Clauss reports modestly of her gift. Clauss temporarily abandoned her sewing avocation upon moving from Peekskill in time to enter Haldane High School. “I didn’t get back to sewing until I got married and had my four children,” she explains. Her talents were at first directed toward outfitting her children. She also made clothes for Barbie dolls, marketing them as sets of seven or eight pieces — including, perhaps, pajamas, or coats and hats. Visitors to the Depot Theater in Garrison

Biotech investment offers promise, pitfalls

rowth investing typically is owning stocks that have the potential to outperform other asset classes and nowhere is this more evident than investing in biotech stocks. While the rewards can and have been high, this is not for the faint of heart. Since this summer’s July high point the Nasdaq Biotech index is down more than 30 percent, dropping from 4195 to 2747 and prompting investors to ask: Is there a lot more downside or is it a buying opportunity? Like most of investing, it depends. It depends on whether you are an active trader or a long-term investor. Historically long-term investors in biotech have been rewarded for tolerating the swings like we are seeing now but of course that doesn’t mean you’ll always experience growth over time. So to take a balance look at this exciting sector it’s important to look at the good and the bad in the sector today. First the good news. Innovation is a force that continues to drive growth, especially in the biotech area. Creative destruction is a term made popular by renowned capitalist Joseph Schumpter to describe the con-

stant progress that makes some technologies obsolete. As old products stagnate, demand gives rise to new goods and services, methods of production and new consumers. Indeed, we’ve shifted over time from the industrial revolution to the digital revolution. Products change so fast that opening a flip phone these days will likely earn you a smirk and you’ll likely not find many phone booths these days. New trends and products open up big new markets. As we have a better understanding of human genetics and physiology, researchers have used this knowledge to change the drug discovery process. This has led to targeted drug therapies, preventive medicine and new procedures like minimally invasive surgery. As 10,000 baby boomers a day turn 65 the demand is likely is relentless. However, while the breakthroughs are fascinating, the investment by biotech firms is enormous and results are difficult to predict. To investors that’s the bad news. According to research conducted by The Independent Institute, just 8 percent of drugs make it through concept, development, clinical trials and FDA approval. Some estimates,

like those conducted by BrightFocus foundation, put the cost of bringing a product to the marketplace at $1 billion. Also of particular importance is the upcoming election. There is likely to be caution on the part of biotech investors fearing pricing pressure as policy makers look to offer proposals to regulate pricing rules. Late last year one company, Turing Pharmaceutical, increased the cost of their 62 year-old AIDS and cancer drug Daraprim from $13.50 a pill to $750 overnight, sparking outrage and demands for better policies. While this is an extreme example, rising healthcare costs are high on the minds of pre- and post-retirees and they have the ears of politicians. Locally, a recent proposal to build a $1.2 billion biotech and medical complex in Valhalla has gained a lot of attention. Westchester County Executive Rob Astorino stated the county would benefit to the tune of 8,000 permanent jobs and 4,000 construction jobs. Biotech jobs could interest younger highly educated workers that the area is trying to attract and is a further example of investment ideas both directly and indirectly

in the sector. Investing in biotech stocks has been a volatile ride and that’s not likely to change anytime soon. The short term should be left to those who wish to trade actively and are comfortable with sizable losses. However, the long-term outlook is one that embraces innovation and the biotech sector in many ways makes life better and longer. Consider putting a small portion of your long-term growth assets in the sector and diversify. There are many mutual funds and exchangetraded funds that can provide access if you aren’t comfortable picking a few stocks yourself. While there no way to predict the future, if you see innovation as a driver of growth biotech shares are a lot cheaper than they were six months ago. LIBRARY ART GALLERY HOSTS ART EXHIBIT The Art Gallery of the Harrison Public Library will host a solo exhibition of imagined people and landscapes by artist Alan M. Jacobson, April 2-30. A reception, open to the public, is scheduled April 9, from 2 to 4 p.m. Jacobson’s artistic interest has been drawn to representations of imagined people, landscapes and abstractions rendered in highly expressive ways with wood and paint. As a psychotherapist Jacobson has provided care for adult and child patients with chronic illnesses and their families. His figurative paintings frequently depict isolated individuals, sometimes trying to make contact and/or comfort one another. The subjects are usually shaped and placed in awkward positions. Unusual color combinations are used to enhance the intensity of each situation. Jacobson’s typical medium is oil paint and plywood sheets, wood planks and MDF board. He applies paint thickly and quickly, pushing himself to get the paint out in a torrent to escape conscious oversight. Jacobson frames his paintings with construction grade lumber, metal strapping and other common building materials to provide a contrasting structural environment. MUSEUM VILLAGE GETS $1,000 STAPLES GRANT Museum Village in Monroe has been awarded $1,000 by Staples Foundation, the private charitable arm of Staples Inc. “This is the first time Museum Village has received a grant from the Staples Foundation and we are extremely proud,” said museum Executive Director Michael Sosler. “Knowing that a Staples associate has a connection to the museum and nominated us proves that we are having an impact through our education programs and events. HRHCARE AWARDED $2 MILLION TO FIGHT CHRONIC DISEASE IN STATE HRHCare in Peekskill, one of the largest federally qualified health center (FQHC) systems in the country, has received a $2.05 million grant from the federal Centers for Disease Control and Prevention to launch the Hudson Community Health Alliance, a coalition including the Rockland and Westchester County departments of health to help prevent and control chronic health issues such as obesity, diabetes, heart disease and stroke. The funding will allow for the implementation of strategies that promote health, support and reinforce healthful behaviors, encourage lifestyle change program participation and link community programs to clinical services. The funds were distributed to HRHCare as part of a $7 million statewide grant administered through New York State Department of Health’s Local Initiatives for Multi Sector Public Health Action or Local IMPACT, program. “HRHCare is honored to accept this grant, signifying our commitment to ensuring that primary care services are well organized to address the prevention and treatment of chronic health issues. Hudson River Sloop Clearwater has been awarded the Sea Education Program of the Year award for Clearwater’s youth empowerment programs. The award was presented to Capt.
