First in class PlanGuru graduates from WCA incubator

IN A SMALL OFFICE ON the third floor of an office building in downtown White Plains, Christian Wielage oversees what he calls a “half-startup.”

Wielage is the CEO of PlanGuru, a firm co-founded by his father back in 2000, which produces software to help small businesses perform better budgeting and financial forecasting. The company is the first graduate of the Westchester County Association’s Blueprint Accelerator Network, an incubator program designed to draw businesses to the county by providing office space and access to funding, as well as legal, marketing and technology assistance.

At 74, David Boies still fights for Americans’ civil rights

n 2016, David Boies will be gathering with 60 of his nearest and dearest, including his six children and nine grandchildren, for a biannual family reunion in Sycamore, Ill., where he — the man who defended Sony in the recent North Korean hacking scandal and represented Al Gore in the tangled mess that was the 2000 presidential election — was born and raised.

The return to the farming community — he calls it “cow country” — where he spent his boyhood will be a special occasion as Boies and his family mark the 100th anniversary of the birth of his father, David Sr. “He was a major influence in shaping my passion for justice,” Boies says. “As a high school teacher of American history, he instilled in me a deep appreciation about how far we have become a more just society since our country’s founding and how much more we need to do to make sure people have access to all the rights our free society offers.”

Those inspiring lessons, amplified by his mother, Mary, who was also a teacher, occurred shortly before the civil rights movement unfolded. It served as a dramatic backdrop while Boies attended high school and then Northwestern University.

He received his bachelor of science degree in 1964, the same year that the landmark Civil Rights Act was passed by Congress and signed by President Lyndon Johnson.

At that time, Boies recalled, “I was still on the fence as to whether I wanted to follow in the path of my parents and become a teacher or an attorney.” Even when he attended law school — first at Yale University, where he graduated in 1966 magna cum laude with a Bachelor of Laws degree and then a year later at New York University, where he earned a Master of Laws degree — he thought there would be a good chance that he would end up teaching.

Fortunately for the advancement of civil rights, the call of the courtroom won out. As a young attorney, he volunteered with the Lawyers’ Committee for Civil Rights in Jackson, Miss. Over time he filed a number of lawsuits relating to civil rights issues, including one in 1986 against the Republican National Committee, ending its discriminatory practice of targeting minority districts with voting ballot security programs that essentially discouraged minorities from voting.

In 2009, Boies would take great pride in his work as co-lead counsel in a high profile case, Perry v. Brown, which over-

turned Proposition 8 in California prohibiting same-sex marriage. In an interview published in the October 2014 issue of New York Metro Lawyers, Boies said: “My whole experience as a lawyer has been in the context of trying to vindicate the promises that our Constitution and our founders made.

I believe that the issue of discrimination against gay and lesbian citizens, is, as the racial discrimination issue was the defining civil rights issue 50 years ago, the defining civil rights issue of this century.”

Though a number of states have approved the constitutional right of gays to marry, “the battle is far from over,” Boies said. “There is much more work that needs to be done to end discrimination on this issue.”

Indeed, for someone who will turn 74 in March, Boies sounds like a young attorney who is just starting to roll up his sleeves to help create a more just society.

“There is a tremendous amount of justice that needs to be done to end discrimination in a host of areas besides race and gender. In Florida, we are working on litigation to help indigent children receive adequate medical care.”

Education is another civil rights area to which Boies has brought his legal skills.

“We have pending cases to prove people who live in poor districts are discriminated against because of the way education is funded, which is on a local basis.

If you live in a poor district, education is often not properly funded. Yet a good education is absolutely essential in order to fully participate in society, to get a good job and to raise a family,” he said.

He noted that the policy is not only “fundamentally unfair to individuals but detrimental to our country’s competitiveness. At a time when the cost of a college education has become prohibitively expensive, community colleges are critically important in helping to close this gap by providing large swaths of the population with the skills they need to succeed.”

Boies’ legendary career — he brought a successful antitrust suit against Microsoft, represented the late New York Yankees owner George Steinbrenner in a suit against Major League Baseball and defended CBS in a libel action brought by Gen. William Westmoreland, among other highprofile cases — led Washington Monthly to hail him as “a latter-day Clarence Darrow,” after the lawyer who defended evolution teacher John T. Scopes in a 1925 case that inspired the play and movie “Inherit the Wind.” In 2010, Time magazine named Boies one of its most influential people.

His accomplishments are all the more remarkable considering that he is dyslexic and did not learn to read until the third grade. (He’s still a slow reader.) But Boies thinks that his dyslexia was a motivating factor in his success, because he learned to compensate for his disability by slowing down and focusing on the salient points of written information, analyzing them critically and developing a keen memory.

In coping successfully with dyslexia, he became a role model for two of his children who are dyslexic and others. In a profile by the Yale Center for Dyslexia & Creativity, he recalled telling his children: “I know what you’re going through, for I’ve been through that myself, and let me tell you from my own experience, it gets better.’”

Since 1997, Boies has served as chairman of Boies, Schiller & Flexner LLP, a top national firm headquartered in Manhattan with more than 200 attorneys practicing in multiple offices nationwide. Outside the office, his favorite pastime, one that began about 30 years ago, is taking bicycle tours in Europe with his wife, Mary, a founding partner of the law firm Boies & McInnis LLP in Bedford.

“It’s a great way to see villages, because you are going slow enough — 35 to 60 miles a day — so that you can really see what’s before you,” Boies said.

Knicks, Pepe auction jerseys for a cause

earing purple shorts and jerseys as they rolled to a 126-101 victory over the Delaware 87ers on Feb. 6, the Westchester Knicks weren’t out to make a fashion statement.

They were, however, another in a long line of professional sports teams to join with a corporate sponsor and a local charity to ditch the team’s traditional threads for a night to raise money for a cause.

Sponsored by Pepe Auto Group, the onenight-only special purple uniforms worn by the Knicks were auctioned off to benefit My Sisters’ Place, a charity that works to prevent domestic violence and human trafficking in Westchester County. During the game, fans could bid in silent auctions on the jerseys worn by the Knicks starting five, as well as a 32-inch high-definition TV, with the proceeds benefitting the nonprofit.

“We’ve been in the community close to 40 years, working to raise awareness and provide services to people who need them the most,” said Karen Cheeks-Lomax, CEO of My Sisters’ Place.

Based in White Plains, the charity provides emergency shelters to victims of domestic violence, as well as support services such as legal assistance and counseling. The char-

ity also runs educational programs aimed at reducing relationship-related violence, as well as preventing human trafficking and advocating for victims.

“It’s a dream come true when an organization like ours, that’s worked as hard as we’ve worked over the last 40 years, can come to a place where people recognize and change the way in which people view this issue,” CheeksLomax said. “We’re out there, we’re educating people, we’re providing direct services, and trying to show the next generation you don’t have to” live in a situation with domestic violence.

According to a Westchester Knicks spokesperson, the special jerseys were great for both Pepe Auto Group and My Sisters’ Place, noting that nonprofits often don’t have the budgets to do a large campaign but can pair up with corporations to increase the penetration of their marketing and fundraising efforts.

“When Madison Square Garden got involved and brought the Knicks (Development League team) to Westchester, we just thought it was a natural fit,” said Gary Turco, Pepe Auto Group general manager.

The group of dealerships has a three-year deal to be the official luxury car dealer of the Westchester Knicks, which translates to an on-court logo, signage and car displays in the Westchester County Center, where the team plays home games.

“Tonight, we were able to bring in a charity with us to help raise awareness, and we have a long-term relationship with My Sisters’ Place,” Turco said. “I thought it was just perfect, with everything that My Sisters’ Place does with victims of domestic violence, and everything going on in the world of sports, it couldn’t be a better venue for them to get their message out.”

The charity jersey auction was the fourth of the season for the Westchester Knicks, who paired with the Hospital for Special Surgery to raise money for Crutches 4 Kids on Dec. 13, Entergy and Today’s Students Tomorrow’s Teachers on Jan. 30, and Main Street Pediatric Dentistry and Smile Train on Jan. 31.

Later this season, Clear Channel Outdoors will sponsor charity jersey auctions March 24 and April 4, with a beneficiary yet to be deter-

mined. Pepsi will sponsor an auction March 7, and Cushman & Wakefield will back a jersey auction benefitting the 100,000 Jobs Mission on March 30.

The Knicks declined to provide the total amount raised for My Sisters’ Place, though forward Darnell Jackson’s jersey fetched $200, and guard Thanasis Antetokounmpo’s shirt brought in $150.

Cheeks-Lomax said the support her organization has received from Pepe Auto Group has been immeasurable over the past eight years.

“Gary Turco has really been a lightning rod around this issue,” she said. “He learned about it from talking with us, and then he just kind of said, ‘I’m going to jump in there with you.’ He understands the issue and wants the organization to have the best possible posture to do it.”

INBRIEF HOSPITAL TO OPEN ARMONK CLINIC White Plains Hospital plans to open a multispecialty outpatient medical facility in an Armonk business park later this year, hospital officials announced on Feb. 9.

The hospital, which recently joined the Bronx-based Montefiore Health System, will renovate a 24,000-square-foot space at 99 Business Park Drive adjacent to the Equinox Fitness Center. Hospital officials said clinical services will include urgent care; primary care; pediatrics; obstetrics and gynecology; orthopedics; surgical and medical specialists; and diagnostic imaging, including mammography, 3-D mammography and breast ultrasound. The facility will be open seven days a week, with

some evening hours.

“We have been very successful in recent years bringing our exceptional clinical services into other areas of Westchester beyond White Plains, and we are pleased to be able to extend that care into the Armonk community,” said Susan Fox, president of White Plains Hospital, in the announcement. “With 17 percent of our patients coming from outside of Westchester County, this facility will better enable residents of northern Westchester and beyond to access our services even closer to their homes.”

The hospital has targeted a late summer opening in Armonk, with a ribbon-cutting and open house celebration in September.

LAWYER PLEADS GUILTY TO CEMETERY EMBEZZLEMENT

Bronxville real estate attorney Timothy Griffin faces a prison sentence of 3 to 9 years after pleading guilty recently to grand larceny in the theft of nearly $2 million from a Jewish cemetery association on Staten Island.

The embezzled funds were transferred to the Westchester attorney’s escrow account for real estate clients, whose deposits Griffin was moving to a personal bank account to pay for a lavish lifestyle that included a Waccabuc Country Club membership and purchases of BMW and Lexus vehicles and expensive jewelry, according to investigators from the state attorney general’s office.

Griffin’s alleged thefts from his law practice occurred over a nearly five-year period that ended last February and amounted to more than $1 million, investigators said.

He has been charged with seven counts of grand larceny in that case. New York Attorney General Eric T. Schneiderman, when announcing Griffin’s guilty plea in the Staten Island case on Feb. 4, said the attorney is expected to plead guilty to those charges in Westchester County Court on Feb. 19.

A resident of Ridgefield, Conn., Griffin in January was sentenced to six months in federal prison for income tax fraud by a U.S. District Court judge in Bridgeport. Griffin last fall admitted in federal court that he failed to report approximately $272,000 in income from his law practice in 2004, evading approximately $71,000 in owed taxes.

On Staten Island, Griffin in late 2012 was named acting president of United Hebrew Cemetery after the cemetery association’s previous president and his wife were convicted of embezzling approximately $850,000 from the nonprofit. In his new post, Griffin made six unauthorized wire transfers from the cemetery’s account to his attorney escrow account that totaled $1.9 million, according to state investigators.

Griffin pleaded guilty in state Supreme Court in Richmond County to one count of first-degree grand larceny in exchange for a sentence of 3 to 9 years in prison. The attorney also agreed to sign a confession of judgment in favor of United Hebrew Cemetery in the amount of $1,832,764, according to the attorney general’s office.

Schneiderman announced the guilty plea of Nadia Figueroa, a Bronx resident who admitted stealing customer data while employed as a JPMorgan Chase bank teller in White Plains. In exchange for Figueroa’s plea in state Supreme Court in Westchester County, Justice Barry E. Warhit agreed to a reduced sentence of two to six years in state prison, Schneiderman said.

Operating for four years until last June, the ring used Figueroa and other bank tellers to steal personal information, including account

RADIOSHACK TO CLOSE 6 STORES IN COUNTY Six RadioShack stores in Westchester County are set to close as part of the bankrupt electronics retailer’s effort to restructure, court documents revealed. The stores would be closed under the chain’s plan to shutter 1,784 locations across the country in three waves.

Under the plan, four RadioShack stores — two in Yorktown Heights at the Jefferson Valley Mall and the Triangle Center, one at The Galleria at White Plains and one at Westchester Square in Hartsdale — would shut down on Feb. 28 in the second wave of closings. RadioShack stores at Cross County Shopping Center in Yonkers and Westchester Plaza in Mount Vernon would close on March 31.

ate, and the remaining land would be preserved as open space and used for recreation fields and related uses.

“The concept (is) to bring a state-ofthe-art sports and recreation facility to the town of Greenburgh,” said attorney David Steinmetz, who represents Game On, at the Greenburgh Town Board work session Feb. 10. Steinmetz said the plan is an updated, improved version of the plan previously submitted by Game On 365 for the former Frank’s Nursery site.

“It would be privately owned and operated and available to the public, available to the youth, and available to schools,” Steinmetz told the Town Board.

Brian Fee, the owner of Velocity Sports Performance in Elmsford, and Kevin Kaye, the owner of On Track Sports in Tarrytown, are part of the group hoping to build the field house.

Steinmetz told the board Fee and Kaye are both local businessmen with a strong background in sports business.

“Both of these guys have a wealth of experience, along with their other partners,” Steinmetz said. “This is not a group that thinks they have a good idea but

they’ve never tried it before. … They’ve tried it before, they’ve been successful and they’re excited to do it here.”

The 32-acre Westchester Golf Range site is in a residential zone, so a change to the area’s zoning would be required to allow recreational use to build the complex.

“The zoning change has to be referred to the Planning Board for review,” Greenburgh Town Supervisor Paul Feiner told the Business Journal. Feiner said that referral could come in early March but that full review and approvals of the plan could take a year or more.

“I don’t really know what’s going to happen, how the Planning Board will vote on the rezoning,” Feiner said. “You have people who like sports who are for it, and you have people in the neighborhood who are against it.”

The group previously planned a sports complex on the former site of Frank’s Nursery at 715 Dobbs Ferry Road, which the town of Greenburgh acquired in a 2011 tax foreclosure. Game On had offered $1.7 million for the land and promised an additional $1.3 million over 13 years. Town officials announced they had agreed to that deal in May 2013.

ics saying the phrasing of the deal did not ensure the $1.3 million would be paid. Some residents said the town should have accepted a competing offer from Ardsley-based House of Sports, which had jumped in with a $3.5 million cash offer for the property “as is.”

A month after announcing the deal with Game On, the town offered the property to House of Sports instead. Both companies threatened lawsuits if Greenburgh contracted with the other, leading to the town putting off the sale. The Frank’s Nursery site remains tied up in environmental reviews, and Feiner said the site will probably hit the

auction block in the summer.

As part of his presentation at the Town Board’s work session, Steinmetz said the group had “taken a step back” to re-evaluate the concept and the proposal.

“As a team, we feel we’re coming in now with something that’s vastly improved,” he said. He said that reviewing public comments opposing the previous plan of a bubble on the Frank’s Nursery site led the group to plan for a permanent structure. “We think we can show you that we’ve softened the impacts and made something that’s functional and attractive.”

PlanGuru, Wielage explained, is only a “half-startup” because it’s actually been around for about 15 years.

“The actual first PlanGuru software product came out in 2000,” Wielage said.

“And for 11 years, it was just two developers, not selling a whole lot of software, but making a good product and serving a loyal customer base of accounting firms that used that software product.”

PlanGuru slowly moved along, partly because of a pitfall that often befalls software companies, according to Wielage.

“Developers can be very protective of their baby,” Wielage said. “I think that customer criticism sort of stopped them from doing the things that needed to be done to grow the business.”

As the software continued to improve, the business was somewhat stagnant.

Wielage, who holds an MBA from the University of Pittsburgh, worked at IBM, and said that he didn’t really understand the importance of the financial modeling PlanGuru’s software makes possible until he had to do it himself.

He eventually joined the company in 2010, brought in a friend to develop the website and convinced his brother, who had a mix of accounting and information technology skills, to leave investment banker Jefferies & Co. for PlanGuru.

“Somebody could accuse us of going out to try and find the perfect jobs to train us to go work for our dad, but we didn’t set out to do that,” said Wielage, laughing. “It just so happened we stumbled into roles that made us understand what he was doing and why it was valuable, but also set us up to be successful.”

In 2012, the team threw out the old software and rebuilt it anew, integrating the ideas and enhancements that customers

had suggested over the years.

The next year, PlanGuru and its five employees joined the Blueprint Accelerator Network, and through the program have gotten office space at 150 Grand St. from Reckson, legal advice from Bleakley, Platt & Schmidt LLP, and public relations advice from Harrison Edwards PR and Marketing — all free or discounted during their two-year incubation period.

“I was living here in White Plains, working from my apartment — we all were,” Wielage said. “It would have been really difficult to bring in and train the types of people we wanted to train without a space like this. We were able to bring in younger people with accounting backgrounds and train them how to use our software and talk to customers.”

Since joining the Blueprint Accelerator, PlanGuru has hired six employees, put out two new products and increased its revenue stream dramatically.

“It allowed us to get to a fundamentally higher revenue platform and get more customers,” Wielage said. “In the past few years, we’ve really made tremendous strides, specifically in the accounting space, in popularizing outsourced CFO services.

We’ve made a lot of progress in popularizing these concepts and gaining a foothold in the industry.”

The company plans on hiring three more people, including another developer, in the next two months.

“You couldn’t have asked for a better success story” for the Blueprint Accelerator program, said Marissa Brett, the president of the Westchester County Association, which coordinates the program. “They’re creating jobs, filling office space, and growing the economy in Westchester County, which is what the Blueprint Accelerator was founded to do.”

INBRIEF ANDRUS NAMES NEW FINANCIAL CHIEF Andrus, a nonprofit agency headquartered in Yonkers that offers treatment programs and other services for troubled children and their families, announced the appointment of Christine Monroe as vice president and chief financial officer at the organization.

Monroe spent 35 years at ARC of Rockland, most recently as associate executive director for finance and administration, Andrus officials said in the announcement.

She previously served ARC as director of revenue management and director of employment services, among other roles at the agency serving people with developmental disabilities.

Andrus Acting President and CEO Bryan R. Murphy said Monroe is “an accomplished health care executive with demonstrated ability to deliver results in a fast-paced notfor-profit environment. We look forward to the expertise, knowledge and high standard of practice she will bring to Andrus.”

TRADER CHARGED WITH BILKING COUPLE OF $1M A New Jersey broker faces grand larceny and securities fraud charges in New York for allegedly losing in unauthorized trades about $1 million invested by a professional couple from Scarsdale in the broker’s newly created hedge fund.

New York Attorney General Eric T. Schneiderman on Feb. 9 announced the indictment of Khawaja Saud Masud, 37, of Jersey City, on charges of first-degree grand larceny and securities fraud under the Martin Act. He faces up to 25 years in prison if convicted of the felony charges, according to the attorney general’s office.

Prosecutors alleged that Masud in 2012 solicited 75-year-old Dr. Kalim Irfani and his wife, Rehana Irfani, to invest their retirement monies in the broker’s purported hedge fund, RKS Capital LP, which Masud had created two weeks earlier. Online sites show that Kalim Irfani has a practice at Riverside Pediatrics in Yonkers and his wife is a real estate agent at Silversons Realty LLC in Scarsdale, though the attorney general’s office described the couple as retired.

Given Masud’s promises of a secure investment opportunity that was far safer than investing in a mutual fund, the Irfanis allegedly gave more than $1 million to Masud. Prosecutors alleged the broker also promised to use a conservative strategy that would preserve their $1 million investment

while earning a high rate of return and to have a thirdparty administrator send the couple monthly reports on their investment.

Prosecutors at Masud’s arraignment claimed the broker instead engaged in highly speculative and aggressive trading with the Irfanis’ money. To conceal his unauthorized activity, he allegedly canceled the services of the third-party investment monitor only one day after his first trade and continued to rack up large losses in multiple daily stock trades.

Masud allegedly lost almost $1 million of the couple’s investment in less than three months.

Prosecutors claimed Masud dodged the Scarsdale couple’s repeated inquiries about the status of their investment for almost a year before admitting to the amount lost.

Masud was arraigned on the charges in the indictment before Westchester County Court Judge Anne E. Minihan. Bail was set at $500,000 bond or $250,000 cash, according to Schneiderman’s office.

FEMA GRANTS $8M TO REBUILD BRIDGE A bridge carrying the Saw Mill River Parkway over the Kisco River will be rebuilt with an $8,680,000 grant from the Federal Emergency Management Agency.

The bridge, which links the Westchester County towns of New Castle and Mount Kisco, will be removed and replaced with funds from the Hazard Mitigation Grant Program awarded by the FEMA Sandy Recovery Office to the state Department of Transportation. The office of U.S. Rep. Nita Lowey, D-Harrison, announced the award Feb. 9.

“Upgrades to critical pieces of infrastructure are paramount to ensure that our roads, bridges and main thruways are safe and resilient during severe weather events,” Lowey said in a press release announcing the grant.”

According to the press release, the bridge is vulnerable to floods, is in a deteriorated condition and has a history of scour problems, where rushing water erodes the ground under the bridge’s foundation, contributing to the possibility of bridge foundation failure.

The composite steel girder bridge will be replaced with a new structure on the existing horizontal alignment and an elevated profile more resilient to extreme weather events, Lowey’s office said.

“It is important that FEMA addresses our failing infrastructure due to recent storms, including Sandy,” said Jill Simon Shapiro, New Castle town administrator. “We are still feeling the aftermath. Because of the ravages of the storm water, the bridge foundations are failing. It looks fine, but the structural integrity has been compromised. It is important this is addressed now before it has a chance to fail.”

HUD funding to resume for Westchester communities

ederal funding that had been cut off from Westchester County since 2011 will soon start flowing again to local governments and nonprofits.

Gov. Andrew M. Cuomo and U.S. Rep. Nita Lowey, D-Harrison, announced on Feb. 9 that approximately $5 million in affordable housing, community develop-

ment and emergency shelter grants from the U.S. Department of Housing and Urban Development will be directed to projects in Westchester in 2015.

A consortium of Westchester municipalities and nonprofits was ineligible to receive HUD funding as a result of the county’s noncompliance with a settlement agreement reached in a 2009 affordable housing lawsuit. The consortium disbanded at the end of 2014. Communities that

were in the consortium will now be able to competitively apply to the state for funds.

“This funding is an important resource for local governments and nonprofit organizations in Westchester County that provide everything from affordable housing to public works improvements for their communities,” Cuomo said in a press release.

In 2009, prior to the election of Robert P. Astorino as county executive, the county agreed to settle a housing lawsuit by building or obtaining 750 units of affordable housing — mostly in 31 towns and villages where the black and Hispanic populations made up less than 2 percent and 7 percent, respectively, of the overall population.

The federal government rejected eight different submissions of an analysis filed by Astorino’s administration of impediments to integration and affordable housing in six Westchester municipalities, a requirement of the settlement. Those analyses identified no impediments. Westchester communities have lost out on $22 million in HUD grants since 2011 due to the standoff.

“The creative solution to restore CDBG (Community Development Block Grant) funding to Westchester municipalities

negotiated by Congresswoman Lowey and Governor Cuomo is the first good news for Westchester taxpayers since Astorino began his fight against the federal government,” the Democratic caucus of the county Board of Legislators said in a statement.

“Astorino’s harmful failure to satisfactorily comply with the terms of the housing settlement have already cost Westchester taxpayers $22 million in lost federal funding for the 2011-2014 grant years.”

New York State Homes and Community Renewal will distribute approximately $3.3 million in CDBG funds through a competitive application process to the areas formerly served by the county consortium.

More than $600,000 will be available via Emergency Shelter Grants, which can fund the renovation of buildings used as emergency shelters or transitional housing for homeless families as well as maintenance, operation, rent, repair, security, food and utilities. More than $900,000 will be available through the HOME Investment Partnerships Program, which can fund activities including building, buying and/or rehabilitating affordable housing for rent or homeownership.

CBRE data master to step down Kay Licata — ‘a pioneer’ — retires after 25 years

I

n the wake of the IBM retreat from central Westchester County in 1990, GMAC came into possession of a number of buildings on Westchester Avenue.

Edward S. Gordon Co., which would eventually, as Insignia, merge with CBRE with regional offices in Stamford, Conn., and New York City, was hired to manage the portfolio from an office at 925 Westchester Ave. So began a 25-year relationship between CBRE and a trilingual graduate of the University of Casablanca — Kay Licata — brought aboard to corral and analyze what turned out to be at times chaotic data spread across the Interstate 287 corridor between White Plains and Harrison. As she prepares to leave the company, her job title is director, research services, CBRE Inc. She spoke recently from the company’s Stamford office.

“This was pre-Internet,” Licata said, reflecting on her first task. “We made a lot of phone calls. We visited a lot of buildings.

And we built a database. We had a large portfolio. We were working very hard and the only thing we had to do was take care of this asset for GMAC. We competed with the real estate market and we did very well.”

Licata and research analyst Steven Fiore produce CBRE’s quarterly reports, called MarketView.

“Kay is really a pioneer in the local market, as we were the first company to use our own research,” said CBRE Senior Managing Director Robert Caruso.

“Kay’s are big shoes to fill,” Caruso said regarding a replacement. He said the search is ongoing. “CBRE invests so much in research. The new talent that’s coming in will be at the highest level. We’re confident the person coming in will be of great value to our sales professionals and to our clients.”

Johanna Clark-Wendt, the company’s marketing manager, said, “At CBRE, research and marketing work very closely together. Professionally and personally, Kay is just a pleasure to work with.”

Licata reciprocated, saying, “The management here gives you the tools to succeed.

Think of your company as a total structure made up of individual blocks, built up from foundation to pinnacle. No one block could hold up the entire structure, but when set together in a common structure, interlocked, cross-supporting, they create one of the strongest structures on the planet — a pyramid.

Give people more opportunity to come up with answers, not less. Give them more room to crack open problems, inspect details and learn by making mistakes as they strive to develop winning solutions. Hold everyone, individually and as teams, accountable. If they come to you for answers, provide guidance but challenge them to develop their own solutions.

Your goal is to have a group of people

who see themselves as colleagues serving a common mission, each leading in their own way while collaborating to achieve common results. Build a team of people who are ready to lead and able to back up each other. That gets you free from the drudgery of the day to day. That means more time for you to work on the strategic opportunities and long-term development of the business.

Develop leaders by treating all the people in your company as leaders. Foster leadership by giving people control over decisionmaking. Ask people to brainstorm together how to get the company where it needs to go. Put everyone in charge of protecting and nurturing the organization’s future. There should be no more looking to one person for a solution.

Make it clear to everyone that they are in

it together. If they work as a group, collaborate and support each other, they will tackle more issues, identify more opportunities and come up with better overall solutions.

When team members back off of a problem or get stuck, have them reach out to each other rather than coming to you for the answers. Facilitate conversations, if necessary, by asking team members to gather.

Instead of playing a director role in the conversation, sit back and watch how the dialogue unfolds. Ask pointed questions if you think the group may be missing something: “What about … ?” “What if you tried … ?”. Then back out and let the team work on solving the problems.

Do provide an overall framework: “We need to be on a mission this year to achieve a, b, c.” Then ask everyone to come together to create their plan, detailing the goals and actions they believe will lead to the accomplishment of that mission. Think of it as laying out a challenge, and let the group formulate how they think that challenge can best be met.

Encourage people in the company to form many teams, or mini pyramids, breaking down barriers to cooperation and collaboration, in order to accomplish the work ahead. People working across disciplines can often solve problems that people in silos can’t even begin to understand.

Campofranco driven by the art of the deal

F

or Salvatore Campofranco, real estate has been a labor of love ever since he was a kid on Long Island, where he used to help his father who ran a homebuilding business.

“On Saturdays, I cleaned up the homes that my father built before the occupants moved in,” he recalled. “I learned very early the pride that comes with building a better place for families.” He also developed an appreciation for some of the disciplines that went into creating living spaces. “I watched my father confer with architects reviewing the plans at the site and saw how those visions became a reality.”

That experience has served Campofranco well in his 35 years as one of the region’s most prominent figures in residential and commercial real estate. As founder and managing member of Westport, Conn.-based Luzern Associates LLC, he oversees a real estate investment company that redevelops a select group of residential, mixed-use and Class A office properties in Connecticut and Boston.

What they have in common is that they have experienced a dramatic turnaround, thanks to the business acumen, hands-on experience and expertise of Campofranco and his team of versatile professionals.

Getting favorable bottom-line results has brought smiles to the company’s partners and investors. Considering that Luzern was established in 2007 — one year before the Great Recession unfolded — rebounding from down times in the real estate market has been particularly sweet.

“My father, who was a World War II veteran, experienced a boom market in the 1950s and 1960s, but I recall how the gas crisis of the 1970s impacted that,” Campofranco said.

He began his career in 1980 after graduating from St. John’s University with an accounting degree. “The real estate road ahead would undergo a number of downturns,” said Campofranco, “notably the slump in the late 1980s-early 1990s, the dot-com implosion in 2000 and, of course, the worst recession since the Great Depression that started in 2008.”

As a veteran of slumps and the opportunities that present themselves between those dips, “Time is your best ally in real estate,” Campofranco said. That stick-to-itiveness, and the good fortune of having “great partners and a very supportive family, helped me to navigate a very tough and stressful period of time.”

He cited the 92,000-square-foot office space at 372 Danbury Road in Wilton, Conn., that was part of Luzern’s portfolio when the market plunged. The property was only 40 percent occupied, but Campofranco and

his partners remained committed and, seeing the long-term potential, proceeded with extensive renovations in 2009. The persistence and investment paid off as new blue chip tenants signed on, thereby increasing the market value of the property. In early 2014, the property sold for $19.2 million.

Having a beneficial effect on the local economy is another aspect of real estate that he enjoys, Campofranco said, pointing to the 360 Hamilton Ave. office building in downtown White Plains.

The 12-story, 384,000-square-foot building had been vacant and a stigma for more than 10 years. While Campofranco served as chief operating officer and executive vice president of Reckson Associates Realty — a position he held for more than 10 years before going out on his own — the company made the decision to renovate 360 Hamilton, which paid off.

The renovated White Plains building today is headquarters for Heineken USA Inc. Among its tenants are Merrill Lynch Wealth Management, Signature Bank, Itochu Chemicals America Inc., Marsh & McLennan Agency Inc. and the New York Financial Group office of Prudential Insurance.

“It was a risky decision but turned out to be a highly desirable office destination, one that all the tenants loved,” he said. “But more important, one can argue that it set the stage for the greater redevelopment and revitalization of the city’s downtown that soon after ensued.”

Burke Rehabilitation Center has been a leader in medical rehabilitation for 100 years. Aquarium buys catamaran for quiet cruises

sk a co-worker to pass the crab at an after-hours gathering and it likely arrives on a cracker with a dusting of Old Bay Seasoning. Beginning this spring, such a request in the region might lead to a pinch on the fingers.

Now undergoing sea trials, the 64-foot R/V Spirit of the Sound — R/V for research vessel — purchased in September by The Maritime Aquarium at Norwalk in Connecticut, will soon become available for business cruises.

The boat begins with weekends in May and jumps to daily trips this summer with Friday night social cruises planned. Its capacity is 60, with a crew of 10.

The twin-hulled catamaran is built to accommodate educational and social outings, according to aquarium spokesman Dave Sigworth. He said a typical trip will run about 2 1/2 hours out into the Long Island Sound. The Spirit of the Sound’s $2.7 million price tag was covered entirely by private and philanthropic donations.

The Spirit of the Sound replaces a 40-foot diesel trawler, R/V Oceanic, which could accommodate 29 passengers. Sigworth said the Oceanic was, by its diesel nature, a loud boat, but Spirit of the Sound is powered by a hybrid diesel-battery system where the batteries are charged by the engines. Sigworth said the hope is to complete the cruises entirely on battery power. Once dockside, the boat can be plugged in to recharge.

“By not making a lot of noise, we’re practicing what we preach,” Sigworth said. “This is a much quieter boat. I think it demon-

strates The Maritime Aquarium’s leadership in this area and how to do it well.”

Among the species the boat will catch for study and then release are skates, squid, dogfish sharks and four kinds of crab: horseshoe, blue, spider and rock. “We sort them out,” Sigworth said. “Blue crabs are the ones you see swimming near piers. They pinch pretty hard.”

The Spirit of the Sound is also equipped with a robot with a camera to explore wrecks and octopuses’ gardens. But the views will not be the ones TV viewers have come to expect from the Titanic. The Long Island Sound is rich with plankton, Sigworth said, which prevents crystal-clear, long-shot

views such as are available 2 miles down.

The boat is now docked at the Cove Marina in Norwalk. It will move to the aquarium dock, which is undergoing renovations, this spring.

While it obscures, the plankton is also the basic nourishment at the bottom of the food chain. When plankton die, waters become so-called dead zones, victims of low oxygen levels: hypoxia. Sigworth said “just about the entire state” and all 11,260 square miles of the watershed of the Connecticut River between the sound and Quebec send rain and snow water to the sound.

Thousands of acres of lawns, agriculture and golf courses add their fertilizers to the

mix, feeding algae and helping to set the stage for dead zones.

Sigworth said a ride on the boat comes with the message that we are all stewards of the sound. “Anyone who is within the sound’s watershed is responsible for its health, so no one feels responsible,” he said.

He drew a line between a fertilizer-applying homeowner and a Chinese proverb wherein no single drop of water feels responsibility for a flood.

“This boat will double the business of the previous boat and double the awareness people gain by going out,” he said.

rivate jets might be perceived as the most expensive way to fly, but a new app for Android and iPhones/iPads called JetSmarter is linking new customers to the private jet market and making it more affordable.

The app enables individuals looking to book a private jet based on origin, destination, date and time, just like any other travel booking application. But JetSmarter can save con-

sumers money — and introduce new customers to private jet travel — through its “empty legs” search.

Often, a private jet will fly between destinations with no passengers to position itself for a charter flight, creating a so-called “empty leg.” For private jet operators, as well as those who charter the aircraft, these flights make private jet aviation more costly. By selling travel on empty legs, the operator can add revenue and travelers can book a private jet trip relatively cheaply — often at a comparable

price to commercial aviation.

A search of empty legs to and from Westchester County Airport on Feb. 11 returned flights available to Norfolk, Va., and Saratoga Springs, and flights to White Plains from Boston, West Palm Beach, Fla., Selinsgrove, Pa., and Hamilton, Bermuda. The outgoing flights, each on a Hawker 400 XP that can carry seven passengers, cost $1,094 to Saratoga Springs and $1,968 to Norfolk, which if you bring six friends along, would cost about $156 or $281 each.

Comparatively, a last-minute, one-way tick-

et search on Kayak.com for flights to Norfolk revealed the lowest fare available to be $493, while a commercial flight to Albany, the closest commercial airport to Saratoga Springs, would cost at least $580.

STEPINAC NAMES HONOREES BEDFORD PLAYHOUSE RECEIVES $200,000 A major step forward in efforts to raise funds to restore, renovate and re-imagine the Bedford Playhouse has been presented by The Thompson Family Foundation, which pledged $200,000 toward the goal of $2.5 million, with a pledge of an additional $300,000 gift upon securing matching funds by March 1.

PARADE MARSHAL NAMED The Eastchester Irish American Social Club (EIASC) is sponsoring Eastchester’s 11th annual St. Patrick’s Day Parade on March 15.

Coyle has more than 28 years in higher education experience, focused on academic affairs, administration, operations and nonprofit and foundation management. A resident of Pearl River, Coyle is active in the Phi Sigma Sigma Founda-

tion and The College of New Jersey Foundation. She was the recipient of a full graduate fellowship with Nova Southeastern University’s Program for Higher Education where she earned her doctoral degree.

White Plains resident Eckhaus is a CPA with more than 25 years of experience in accounting and fi nance.

She started her career in public accounting with Prager and Fenton and Asea Brown Boveri before joining Strauss Paper.

Hyland’s business experience has included more than 16 years as a fi nancial consultant with Northwestern Mutual Life and Massachusetts Mutual. He is a member of the Super Bowl Champion Green Bay Packers of 1967. He also played for the Chicago Bears, New York Giants

and the New England Patriots. He is the proprietor of the sports-themed restaurant The Sports Page in White Plains.

Lynch has 26 years of experience designing facilities throughout the region on projects, including educational, corporate, institutional, retail and multifamily residential buildings. He is a certified energy manager and a LEED accredited professional. Lynch is a member of the board of directors of The Business Council of Westchester.

Prior to joining Berkeley Educational Services, Tavares was a senior vice president at The Sumitomo Corp. of America. He is on the board of trustees of Berkeley College and is treasurer and serves on the board of managers of The Havens Relief Fund Society.

Westchester of White Plains will host its Power of the Purse event April 16 celebrating women it identifies as “Purse-o-nalities” — women who inspire and encourage girls to believe in themselves and reach their full potential. HOSPITAL EARNS GREEN BUSINESS DESIGNATION NewYork-Presbyterian/Westchester Division is the first hospital to earn green business certification through Westchester Green Business-Certified (WGB-Certified), a program launched by Westchester County and The Business Council of Westchester in 2014.

FACES& PLACES ARTSWESTCHESTER CELEBRATES 50 BUSINESSES Executives from some of the region’s top companies joined Americans for the Arts and ArtsWestchester on Jan. 29 at a breakfast honoring businesses that are steadfast supporters of the arts.

The event, held at The Ritz-Carlton, Westchester in White Plains, is part of ArtsWestchester’s initiative to create 50 new business partnerships in celebration of its 50th anniversary this year. Those in attendance included County Executive Robert P. Astorino; Mara Walker, COO of Americans for the Arts; as well as leaders from BNY Mellon Wealth Management, Con Edison, Regeneron Pharmaceuticals, RPW Group, Wells Fargo and Alexander Development Group.

“While the arts play an important role in the broader community and in education, they also positively impact the economy in Westchester,” said ArtsWestchester CEO Janet T. Langsam. The cultural industry contributes more than $156 million to the overall economy and there are 3,332 arts-related businesses that employ more than 13,500 people, ArtsWestchester said.
