he race for county executive in November shapes up as a pro-business battle. The nuances differ, but both Republican and Democrat will run on their respective bottom-line achievements. Businesses will closely monitor the race between incumbent Republican Robert P. Astorino and Democrat Noam Bramson, mayor of New Rochelle. Westchester’s two business advocacy groups, the Westchester County Association and The Business Council of Westchester, do not make endorsements. But they have met with both candidates and have advocated pro-business agendas they would like to see enacted. Bramson is in his second full term as mayor; Astorino is seeking reelection to a second term. THE FUNNY THING ABOUT EMPIRE COFFEE ROASTERS in Port Chester is that 27 years after its founding and despite a current roasting load of 5 million pounds per year and employing 45 to 50 workers, you still couldn’t get a cup of Empire coffee. As of three months ago, however, that began to change with a move that vaults the company into the aromatic world of gourmet and supergourmet coffees that it will produce and market in-house.
Empire launched its Waterfront Roasters division earlier this year and last week its Path Coffees division was born. The brands required months of research, roasting, grinding and “cupping,” the tea ceremony-like procedure in which different coffees are sipped from soup spoons and, as with wine tasting, analyzed for the broad quality of “balance,” which includes finer metrics such as acidity and fruitiness. Waterfront Roaster coffee, according to Empire, “is all about wonderful gourmet coffee at very approachable prices.” A recent Waterfront batch featured 100 percent Arabica beans from the Brew, page 6

A
t 88, Agnes Babian found it “very difficult” to uproot herself from the apartment she owns on a quiet side street in Irvington with a view of the Hudson River. “I’ve been here 40 years and more,” she said, as helpers on an April afternoon sorted her belongings and marked items to be packed and hauled by a moving company with “Take” labels. “If it weren’t for going to a very nice beautiful place, I would go kicking and screaming.” Babian was moving to a one-bedroom apartment in The Bristal at White Plains, the Engel Burman Group’s 148-apartment assisted living residence that opened this past winter at the former St. Agnes Hospital on North Street. She had hired Leslie Abelson and Randi Silverman, partners in The Platinum Move, to organize her possessions and personally oversee the move from her Irvington apartment and help her settle into her White Plains residence. Abelson and Silverman had measured each piece of furniture to be moved for their client and, using a Bristal floor plan, laid out their placement in her White Plains abode. (A keen-eyed Babian later had at least one large piece moved to another corner of her living room.) “The floor plan and the measuring, that’s number one,” said Abelson, “after you consult with your client: ‘What do you need?’ It kind of sets the tone.” Later they will oversee the cleanout of Babian’s Irvington apartment, disposing of items left behind through auction, sales to collectors and dealers, consignment and tax-deductible charitable donations. Silverman, a licensed real estate agent at Century 21 Royal in Scarsdale and a certified seniors real estate specialist, will list Babian’s apartment for sale. Silverman said The Platinum Move specializes in “the profitable disposition of people’s goods” after a downsizing and relocation and in estate cleanouts. “It really does help offset the cost of a cleanout or a move. We would rather see clients make enough

money at least to cover our costs, and make a profit,” she said. The Platinum Move charges $75 an hour for each partner’s services. Though the cost of their services might be borne by an elderly client’s adult children or other family members, their first responsibility is to “the person in transition,” Silverman said. “That’s the client.” “When there are children involved,” said Abelson, “the dynamic really changes because the children want to be in charge. If the person is of sound mind, the children don’t need to be in charge.” On this sorting and labeling day, a buyer of antique linens, contacted by Abelson, had driven from Long Island to appraise Babian’s collection. It was not valuable vintage material, and the dealer paid only $50 for the lot. “It really depends on what people have,” Silverman said. “A lot of times they don’t even know the value of what they have.” Partners since last summer, Abelson and Silverman call The Platinum Move a relocation concierge service. About half of its business comes from elderly clients such as Babian who are moving to retirement communities where daily assistance by staff is available. The business started as “a luxury service for wealthy people,” said Abelson. “Then all of a sudden we moved one person into an assisted living community and – boom! – it’s like another end was born.” The Platinum Move is a preferred provider at the Bristal in White Plains. Its owners aim to forge like relationships with the growing number of other continuing care and assisted living communities in the area. “This senior market, there are so many companies that have risen out of it,” said Abelson, a Rye resident who was looking to return to full-time employment after several years of part-time work as a personal organizer. “The senior market is just exploding. You can’t believe the businesses that spawned from this… It’s like a little rolling tidal wave that’s growing across the country.” In Westchester County, The Platinum Move partners have competition from four other concierge services, she said. .
“Mostly it’s solo practitioners or partnerships,” Silverman added. “That’s what you see.” Westchester’s aging population and a growing trend among residents to remain in the area in their retirement years represent new opportunities for entrepreneurs and for developers such as the Long Island-based Engel Burman Group. And as the baby boom generation ages into retirement, business owners expect that senior market to expand and flourish over the next two decades. Unlike Babian’s more thrift-minded generation, “The baby boom generation is a generation that outsources,” said Abelson, who is in her late fifties. “We get tutors, we get decorators, we get gardeners. So the idea of helping you move is not that strange to a baby boomer.” Abelson and Silverman are members of the National Association of Senior Move Managers (NASMM), an organization launched in 2002 by 22 founding members. In less than 11 years, it has grown to include more than 800 member companies in the U.S., Canada and overseas. The real estate industry too has responded to that aging population trend. Silverman, a licensed real estate agent since 2008, last year completed a two-day course sponsored by the New York State Association of Realtors in White Plains for certification as a seniors real estate specialist. The course offers instruction in how life stages impact real estate choices and network resources for brokers. A spokesperson at the Hudson Gateway Association of Realtors headquarters said the course might be offered here once or twice a year, though it still is more common in typical retirement areas such as Florida, North Carolina and Arizona.
Silverman said she also advises elderly clients on their options for long-term care while remaining in their homes. “A lot of times I don’t make any money,” she said. “I’m not getting a listing.” The Platinum Move partners met two years ago, when “I hired Leslie to move me,” said Silverman. “I saw that Leslie’s business was an amazing business in the right place at the right time. I saw this niche as one that was definitely growing and there was going to be a real need for.” “I was doing this on my own and was really needing a partner,” said Abelson. “It’s also honestly more fun to do together than alone,” said Silverman. For the two women – Silverman also is in her fifties – the concierge service for seniors on the move also returned them to full-time employment in a difficult job market for skilled, typically well-paid middle-aged workers. Before venturing into real estate sales, Silverman for 25 years ran a magazine publishing consulting company. “I saw the demise of my business,” she said. She also saw that her age and salary expectations “were working against me… It’s definitely a career transition. I was looking for something new, something that I could be in my own business.” “We’re really trending right now,” said Abelson. ”This whole industry of helping seniors is people in their fifties and sixties helping people.” ***** Looking more relaxed, Agnes Babian welcomed her Platinum Move helpers and a visitor to her Bristal apartment. “It’s beautiful, I think,” she said, surveying a room both familiar and strange to her. “If I couldn’t bring my own furniture, I wouldn’t come,” she said.

achel Laxer was just off a flight from London and back in Scarsdale, showing no signs of jet lag while she talked about interior design in a room of her own design in a century-old house where landscaping crews raced to put finishing touches to gravel walks and thick green lawns. “This is my first show room,” said Laxer, who started her bicontinental company, Rachel Laxer Interiors Ltd., in 2007. Her redesigned first-floor sunroom was anchored by a rectangular glass coffee table that encased standing walnut slabs. The white sofa with sable cushions was “to-die-for comfortable,” said the designer who chose it. “It’s all about relaxed elegance,” she said of this and other home interiors she has designed in a career that has taken her from California’s Silicon Valley to Scarsdale and across the Atlantic to London and France. “Barefoot luxury.” “I’m a big believer in the power of light,” she added. Laxer had flown from her home in London – in St. John’s Wood, which is “a lot like Westchester County,” she said – a day ahead of the preview cocktail party that would kick off the third annual Designer

She pursued a career as a commodities trader and emerging markets trader at the hedge fund firms of George Soros and Michael Steinhardt. A move to Tokyo, Japan with her husband, also a finance professional, changed the course of her life and career. “It was challenging, being a woman, working in Japan,” she said. She realized that “what I loved about Japan was the architecture.” Like the country’s tea ceremony. “Small movements have big impact” in the Japanese design aesthetic, she said. nection that led to her hiring in London by renowned British designer Kelly Hoppen. “I put it out there,” Laxer said. It was my passion. I loved it.” While working for Hoppen’s company in the U.S., “I started doing smaller things locally” on her own. “That’s how the ball got rolling.” “I do think my business background makes a huge difference in terms of how I think about projects and spaces.” For one, she knows the “balancing act” required to maximize a project budget. “It’s also about maximizing value” with authentic design pieces of lasting worth, she said. “I used to be a value investor. So at my core, value is really important.” “I really focus on the high-end residential market,” where her projects have taken her from the home of clients she discreetly described as “Internet people” in Silicon Valley to the French Alps, where she designed a 14,000-square-foot ski chalet. Would she consider doing commercial interiors? “I would absolutely love to,” Laxer said. “I’m waiting for the person to knock on my door and say, ‘I’ve got a boutique hotel’ – or restaurant.” “I think with my corporate background, I would have fun with that.”

A
year after it opened its first regional takeout store in Yonkers, Little Caesar’s, the Detroit-based “Pizza, Pizza” company, is set to open another in White Plains. Both are harbingers of local and Northeast expansions expected in the next two years. Little Caesar’s sees Westchester County as a perfect demographic sampling at the center of a 300-mile-wide similar population center. More so than side-by-side offices, the company seeks a little breathing room for store placement, staking its successful business model on the old-fashioned notion of a hot, fresh dinner at home. The county is steeped in pizza lore and its residents are passionate defenders of neighborhood slices. Many will not eat pizza in the hinterlands and likely an equal number will not eat a pie from a national chain. But the man in charge of Little Caesar’s expansion offered a bold challenge: “Try our pizza; you will see why people love it.” The White Plains spot has yet to be deter-
mined. Little Caesar’s Yonkers store at 490 S. Broadway opened in 2012. “The new store will probably be in a new, food-anchored area that features residential and retail,” said Robert Mazziotti, Little Caesar’s vice president of franchise development, who spoke by phone from Detroit. “When people leave their home for the bank, the dry cleaners, groceries … we want to be in that mix.” He said two additional stores are “coming soon” to the county. Mazziotti, 71, acknowledged the pizzacentric tristate market poses challenges, but he also noted his own pizza-loving background – a New Jersey boy who spent much of his youth with relatives in Elmsford. He said confidently, “I challenge you. Try our pizza; you will see why people love it.” He also is passionate about business. “If you had a dream about a perfect career, mine would be that,” Mazziotti said. “We have helped so many people get introduced to the world of small business. It’s been unbelievable – to watch new owners overcome their fears and get started; that provides thanks for life.” White Plains, Yonkers and Westchester
County in general satisfy Little Caesar’s “residential-light business” equation perfectly, Mazziotti said. “We avoid exclusively business areas. We are a dinner product at the household level. “Where you sit,” he said speaking to a reporter in White Plains, “is within 300 miles of one-third of the population of the United States. That’s exciting for Little Caesar’s. We see Westchester County representing a great sampling of the entire East Coast and we are very excited to expand into White Plains. We are earmarking the area for growth over the next few years and we’ll be looking for franchise candidates, doing franchise shows and running ads.” Mazziotti also is in what he terms “the fun business,” spanning corporate ownership of entertainment facilities and professional sports teams that include Detroit’s Tigers and Red Wings. “We identify with being sports oriented,” he said. “We hire a lot of college students and a lot of them are athletes. It’s often their first job and they hold it right through college. Being tied to sports is something they enjoy. Family focus and sports focus: it’s what every American stands for.”
Mazziotti said the takeout pizza market thrives, while sit-down establishments are in rockier waters. “The history of pizza in this country is fascinating,” Mazziotti said. “The product grew out of the 1940s in big cities like New York and Chicago. From there it spread to smalltown America as pizza parlors. From there it is remarkable because it made the leap to a household product. And that’s what we provide, pizza for the family market at home.” Mazziotti said Westchester has been earmarked for growth by Little Caesars. “Over the next few years we will be looking for franchise candidates,” he said. “Our owners are everyday people. “We have second-, even third-generation franchisees,” he said. “We reach out to those with desire, with passion, those who stick to it, those who can follow our system. They must have a genuine love of people. We provide a festive food; they should have a festive personality. They are going to serve people and get involved in the community. A
s the banking powers-that-be distance themselves from the risky bets that contributed to the financial crisis, wealth management has increasingly become a haven for institutions in search of a safer, more consistent – albeit less lucrative – source of income. But to describe Morgan Stanley’s wealth management arm as a safety net would be an understatement. The firm’s wealth management unit accounted for 41 percent of Morgan Stanley’s revenues in the first quarter, up from 34 percent when CEO James P. Gorman took the helm three years ago. The trend is likely not an accident. Prior to being named CEO in January 2010 and chairman two years later, Gorman got his start with Morgan Stanley as president and COO of Global Wealth Management. If a four-word phrase could cut to the core of the wealth management unit’s success, this would be it: “Clients don’t leave us.” The simple, yet powerful, declaration comes courtesy of Kevin M. Peters, a Morgan Stanley managing partner and wealth advis-
er, who knows a thing or two about wealth management himself. The Peters Group, with five staff and two junior executives – “And when I say junior, one has 18 years’ experience and one has five years’ experience and is a former CEO” – oversees more than $3 billion in assets for its clients, whose ranks include some of Morgan Stanley’s most senior executives. “We have many families now in the second, third and fourth generations,” Peters said. “We are very good at what we do and I’ve built people around me that help support what I do and what we do for our clients. We treat clients like family – if it’s legal and ethical, we want to be sure to provide it to our clients.” Peters attributed his team’s and the wealth management unit’s successes to a thoughtful integration of Morgan Stanley’s capital markets staff and its financial advisers. Prominently featured within the Morgan Stanley Wealth Management headquarters in Purchase, N.Y., is a 135-person trading desk. “Morgan Stanley is 76 years old right now,” Peters said. “We are a venerable investment bank. We have that capital markets blood in the company.” With a capital markets staff tasked specif-

ically with helping Morgan Stanley’s financial advisers to grow their clients’ assets, “Think about what we have now,” Peters said. “No one else can say that. We’ve got the best of both sides of the business coming to Morgan Stanley wealth management.” Matthew McAndrew, an executive director who works on the Purchase trading floor, said the key is in the “connectivity.” “Because we are embedded within wealth management, we’re all aligned really well to make sure we’re disseminating anything we can to (Morgan Stanley financial advisers),” McAndrew said. A culture of information-sharing between traders, analysts and financial advisers “is the norm,” he said. “In turn, the benefit to the client there is it leads to a quicker and more informed decision, which puts you in a better position to capitalize on a market opportunity,” McAndrew said. “Hopefully, we are a couple steps ahead because market opportunities come and go quickly.”
Buying on the upswing When Morgan Stanley struck a deal last September to buy Citigroup’s stake in the firms’ joint retail brokerage, Gorman called it
“a significant milestone for Morgan Stanley in the implementation of our strategy.” The purchase of Citi’s remaining 35 percent stake in Morgan Stanley Smith Barney L.L.C. isn’t expected to be finalized until the end of 2013 at the earliest, but the strategy referenced by Gorman is already paying dividends. Morgan Stanley wealth management posted a pre-tax margin of 17 percent in the first quarter – the highest in the unit’s history – exceeding analysts’ projections and even Gorman’s own goal for a 15 percent margin. The firm’s bread and butter – its institutional securities unit – saw revenues and profit decline 14 percent and 30 percent, respectively, in the first quarter. In contrast, the wealth management group reported that revenues rose 5 percent and profit was up a whopping 48 percent compared with the first quarter of 2012. Peters and McAndrew emphasized that Morgan Stanley’s focus on its wealth management unit has allowed the firm’s financial advisers to treat individuals in the same way that institutions – such as pension funds or endowments – are accustomed to being handled.

“We need to promote Westchester as a place to come in and do business,” said John Ravitz, executive vice president of the Business Council. “The role of the county executive is to really be the architect of economic development for Westchester.” Ravitz said while he knows where Astorino stands on the issues, he is interested in hearing Bramson’s solutions, including regarding regulation, mandate relief and youth flight. “How do we keep people here in Westchester?” Ravitz said. “We want them to start a business and stay here. We have to keep this a tax-friendly county and not put up too many obstacles to prevent people from doing business here.” Ravitz said he looks forward to having a strong line of communication with the candidates and said it will be “a fascinating race.” Amy Allen, director of government affairs at the Westchester County Association, said the race’s top issue is economic development. “How do we move the county forward?” Allen said. “We have to attract and maintain businesses and repurpose inventory.” Allen said she would like to see more public-private partnerships, where the county and business work directly to promote economic growth. She said it is important the county executive keep taxes low. “We are the worst taxed county in the country,” Allen said. “There are benefits that go along with those taxes, but it’s unsustainable.” In his three-plus years as county executive, Astorino has made protecting taxpayers, preserving essential services and promoting

economic growth his stated hallmarks. “Government doesn’t create jobs, but it can be helpful,” Phil Oliva, special assistant to Astorino said. Since Astorino took office, his administration says Westchester gained more than $500 million in private capital investment, retained 4,800 jobs and created 4,600 new jobs. Before he took office, Starwood Hotels and Resorts Worldwide Inc. and Blue Sky Studios had made plans and followed through to leave the county. Now, Astorino points out, companies including IBM Inc. and PepsiCo Inc. remain in Westchester. He also points to county taxes decreasing 2 percent since he took office. “Government needs to work with businesses,” Oliva said. “When Rob took office, he called businesses like Pepsi and said, ‘How can we help?’ We have to keep taxes low while preserving the quality of life.” Astorino has promoted Westchester as New York’s “Intellectual Capital,” using its Industrial Development Agency and newly created Local Development Corp. to assist businesses and nonprofits in large projects. “Rob is not going to rest until everybody that wants a job has a job in Westchester,” Oliva said. “The county needs to work with businesses and use the tools available like tax incentives and helping businesses navigate the rules and regulations.” The county approved more than $10 million in public works projects, with $58 million awaiting approval from the Board of Legislators, with another $75 million slated for approval. Astorino hopes these projects will give a boost to the beleaguered construction industry. Business groups have complained about the need for mandate relief from Albany, which can crimp municipalities struggling to
stay within the state-mandated 2 percent cap on the tax levy increases. “There is no end in sight,” Oliva said regarding mandates. “It cuts down on the wiggle room of Rob to invest and provide tax relief for residents. We could have a lot more flexibility if we had true mandate relief. It is the single greatest impediment of tax relief.” “We need them to grow and foster a good economy,” Oliva said, praising Astorino. “When you are not hostile and present yourself as a leader, it gives them an incentive to stay.” Bramson said the county needs a clear plan for growth that can attract new jobs and bring economic vitality to urban centers while also protecting natural resources and the quality of life. “We have to work in partnership with our cities to assist with the preparation of zoning codes and developing comprehensive plans and environmental impacts that can streamline sustainable development,” Bramson said. Bramson said it is important the county invests in infrastructure and advocates for more transit-oriented housing and green development. “Environmental and economic planning go hand in hand,” Bramson said. “We want to utilize energy conservation to promote transit-oriented growth.” As mayor of New Rochelle, Bramson said he has pushed for sustainable economic development that created new jobs. He cited development at New Rochelle’s train station and improved relationships with the business community. “A healthy business sector is critical to every objective we may want to pursue,” Bramson said. He said the city’s improved urban center is such an example. “We promoted investment and worked in
partnership to support infrastructure improvements as new parks,” Bramson said. “We built a business-friendly culture that worked with business leaders to address regulatory approval, environmental reviews and other measures necessary to stimulate development.” The city created a Business Improvement District to promote New Rochelle as open for business. Bramson strongly supports the $74 million Echo Bay project, where the city will sell public land to Cleveland-based Forest City Residential Group, a division of Forest City Enterprises, for residential and commercial development. Bramson said Echo Bay will create a public park, clean up contaminated land, expand New Rochelle’s tax base and inject millions into the economy. He said the project, which envisions a 285-unit, 302,500-square-foot apartment complex on 6.4 acres of a total 26-acre parcel, received support, though not universal, from environmentalists and businesses. Echo Bay detractors have formed in opposition, voicing concerns that include school populations and traffic. “I always respect public input,” Bramson said. “I think community discussion of a major development is always helpful.” To keep the youth in Westchester, Bramson said the county must address the cost of living. He said the county needs more quality affordable housing close to mass transit. Bramson said a county executive needs to be actively engaged in promoting businesses and encouraging economic growth. “You need to have a comprehensive strategy for land use, transportation infrastructure and human capital that makes Westchester an attractive place to do business,” Bramson said.

Roasting the microbatches that make Path and Waterfront coffees is a two-man job. Director of marketing Jason Richter and director of specialty coffee Johnny Steverson simultaneously run the machinery. “Johnny tells me what to do,” Richter said. “I just push the buttons. He watches the beans.” Richter is the son of company cofounder (and still active employee) Robert Richter. Empire’s Path and Waterfront coffees are roasted in a Dietrich Roaster, designed for small batches of 30-60 pounds of beans and tight controls. “We are constantly adjusting for things like gas, moisture and temperature,” Richter said. “Roasting is not something we take lightly.” Among the nuances: The coffee is still roasting when it comes from the roaster and that extra cooking time must be taken into account. Empire’s larger roasters can handle 500
pounds for its 50-some private coffee contractors across the decades who market, but do not roast, their own coffee. “They call and the next day we custom roast for them,” Richter said. “If we roast on Tuesday, it’s out the door Wednesday. It’s all computerized with an eye toward consistency.” Whichever roaster is used, all beans are vacuumed from their cooling trays so that pebbles from the farm do not end up in the works. “A rock can really do some damage in a grinder,” Richter said. Folks hew to their coffee traditions – light and sweet to black – and Richter said that is fine with Empire. But, he notes, “Specialty coffees are a different animal altogether. People have their individual standards. But I encourage them, at the very least, to get out of their comfort zone – milk and sugar – and see what happens. They will find there’s a sweetness to specialty coffee.” The company had distributed coffee and contracted roasting out of New Jersey. Its 40,000-square-foot warehouse at 110 Purdy Ave. dates to 1996. The equipment inside sparkles, including in the tasting lab where

The Food Bank for Westchester, which has been fighting hunger for 25 years and which now distributes 14 tons of food per day, has appointed White Plains resident Ellen Lynch as executive director. Lynch, a former president and CEO of the Yonkers Industrial Development Agency, will guide the Food Bank’s funding and operations to build capacity at the new Elmsford facility. The nonprofit last year moved from a 15,000-square-foot warehouse in Millwood to a 37,000-squarefoot facility in Elmsford to better serve hungry Westchester residents. “We are thrilled with the appointment of Ellen Lynch as executive director,” said Rick Rakow, Food Bank board chairman president and CEO of Rakow Commercial Realty Group Inc. in White Plains. “She is a results-oriented, civic-minded leader with a talent for team-building and gaining community loyalty. She is just the person needed to lead the Food Bank forward in these economically difficult times when more people than ever are hungry right here in Westchester County.” The Food Bank estimates that 200,000 people in Westchester, or about 1 in 5 county residents, are hungry or at risk of hunger. Half of them are seniors; a third are children age 18 and under. The Food Bank distributes 14 tons of food a day to frontline hunger relief programs such as food pantries and soup kitchens. Last year it distributed nearly 7 million pounds of food. Before heading the Yonkers IDA, Lynch was a senior vice president and managing director at White Plains-based Albert B. Ashforth/EastRidge Properties and served as director of operations, construction and tenant services at Schulman Realty Group. She lives in White Plains with her husband, Dennis Morrissey. “At the core of my professional and personal life has been a commitment to promoting and improving the quality of life for people in Westchester County,” Lynch said in a statement. Through my work on not-for-profit boards, I have focused on initiatives that have benefited my community in a meaningful way. s Indian Point Energy Center inches through the relicensing gauntlet, a new government report casts doubt on the plant’s evacuation plan. The federal General Accountability Office released a report criticizing the evacuation plan of the Buchanan power plant, owned by New Orleans-based Entergy Corp., saying the evacuation plan does not take into account so-called shadow evacuators, people who live outside the 10-mile zone, but who might evacuate anyway. Entergy and the Nuclear Regulatory Commission dispute the GAO’s report. “These plans are not based on reality,” said Phillip Musegaas, Hudson River program director at Riverkeeper, the Ossiningbased environmental organization opposed to relicensing.
Riverkeeper and the GAO fear people who live outside the 10-mile zone would think they have to evacuate or choose to evacuate, causing a traffic nightmare. “We have 20 million people living within 50 miles of the plant and the Nuclear Regulatory Commission thinks that won’t effect an evacuation,” Musegaas said. “Anyone who has driven over a bridge around here knows that is a fantasy.” Musegaas claims that the 10-mile zone itself is fatally flawed, pointing out the Fukushima disaster, which contaminated villages 40 to 50 miles away. “The NRC’s plan is built on a house of cards,” Musegaas said. “There is no performance standard by which these plans are measured. Their premise is based on a fantasy: everyone will do what they are told and people outside the radius won’t do anything.” Jerry Nappi, a spokesman for Entergy, said this is a disagreement between the GAO

and NRC and he doesn’t expect shadow evacuations to be an issue if an evacuation were to occur. “It will not impact it greatly,” Nappi said. “GAO simply had an issue with the estimate the NRC uses. We don’t expect to have to make a change, but we will make necessary changes if needed.” Entergy purchased Unit 2 from Consolidated Edison Inc. in 2000 and Unit 3 from Con Ed in 2001. Neil Sheehan, a spokesman for the NRC, said he expects the highways would open up the farther away one gets from Indian Point, easing traffic concerns. “These would not be normal traffic conditions,” Sheehan said. “There would be traffic checkpoints with state and local police. They have the option of changing traffic flow. Evacuations happen often and go much more smoothly than people are led to believe.” In an evacuation, Sheehan said people

tend to listen to instructions given to them by authorities and the process works. As the bickering over evacuation continues, the plant seeks relicensing by the NRC. Entergy’s license for Unit 2 expires in September, though because the company filed its paperwork in 2007, the plant can remain open until a decision is made. Unit 3’s license expires in December, but it also could continue running if the relicensing drags on. Last November, relicensing hearings were held in Tarrytown, as Riverkeeper and New York state, among others, presented their arguments against relicensing. The NRC expects hearings to be completed by the end of the year. Any decision made by the NRC would be subject to appeal by either Entergy or an opposition group, prolonging the process. Appeals would then go to federal court. Sheehan said there is no exact timetable for when the process will be complete. “There is tremendous work to be done on their application but we really are in the final phases,” Sheehan said. “We are focused on concluding the process.” Entergy is also pursuing a water quality certificate from the state Department of Environmental Conversation. The NRC previously said in a 2007 safety evaluation report that Indian Point is safe and can operate for 20 years. “Entergy has spent more than $1 billion to strengthen and enhance every aspect of safety,” Nappi said. “Indian Point is really important for New York.” Entergy employs 1,100 people at Indian Point, with hundreds of contractors additionally working at any time. The company has a $140 million payroll and estimates $1 billion in economic impact to the region, along with $75 million in property taxes and payments. One of Indian Point’s employees is Sean Murray, mayor of Buchanan and senior nuclear mechanic. About 25 percent of the village’s budget is funded through Entergy’s payment in lieu of taxes (PILOT). Murray supports the relicensing of Indian Point and said residents feel the same way. Like the village, a significant amount of the Hendrick Hudson School District’s budget comes from Entergy’s PILOT. At Riverkeeper, the organization is working on preventing Indian Point’s relicensing. “We do not believe plant has been well maintained,” Musegaas said. “It’s not in good condition. There are radioactive leaks that are contaminating the environment, the groundwater and the Hudson River.” Indian Point’s location, 34 miles from Times Square, is another concern to Riverkeeper, which sees it vulnerable to a terrorist attack.

he contractors behind the new Tappan Zee Bridge project are looking for more than steel workers. Tappan Zee Constructors, a consortium composed of Fluor Enterprises Inc., American Bridge Co., Granite Construction Northeast Inc. and Traylor Bros. Inc., hosted two job fairs in Tarrytown and Suffern on April 23 and 24 attended by more than 600 people, with the goal of involving as many businesses as possible in the construction of the bridge. Construction is expected to begin this year and state officials estimate that tens of thousands of jobs will be created as a result. “We want to make sure as many local companies as possible get an economic benefit from this,” said Brian Conybeare, special state adviser on the new bridge. No date has been set for an official groundbreaking, but boats on the Hudson River are doing preconstruction work. The job fairs allowed prospective employees to meet with Tappan Zee Constructors and get an update on the project. A website, TappanZeeConstructors.com has also been established. At the website, people can
upload resumes and companies can apply for potential subcontracting and supplier opportunities. The Business Council of Westchester was one of the sponsors of the Tarrytown event and intends to work with Tappan Zee Constructors at future job fairs. “We are going to keep stressing to our
members that there are so many different industries touched by this project,” John Ravitz, executive vice president said. “This is a game changer.” Ravitz said New York has never seen a project like this before and it should be a boost to the construction industry, which has been shedding jobs during the economic
downturn. “It’s going to be big and exciting,” Ravitz said. “It’s going to give local talent an opportunity to be involved.” Unlike other projects, Tappan Zee Constructors is making sure companies are prequalified before bids are sent out to ensure they can handle the work. In most municipal projects, companies are vetted during the bid process. “The whole idea is to share the wealth, get local companies involved and get people back to work,” Conybeare said. Conybeare said the project will roll out slowly, with construction set to take more than five years. Ravitz said The Business Council is stressing to its members Tappan Zee Constructors expects to host many job fairs, and Conybeare said things will begin to get ramped up in 2014. “The goal of these events is to get as many local companies involved in the project as possible, and help revitalize the Hudson Valley economy,” Conybeare said. “Tappan Zee Constructors will need a wide variety of goods, services and subcontractors throughout the five-year construction process. This is a chance to meet the team and learn about the upcoming opportunities as they start to become available.”

THOUGHTS OF THE DAY: Set up a system to check inventory in and out. Automate the connection between check in/out and accounting. Set up obvious inspection systems and reporting so that everyone knows you’re watching. Set a goal to reduce inventory costs. Every time a part goes somewhere other than into a customer invoice, it means the company makes less money than it could. Wasting money because there are not enough controls in place is crazy. You might as well pull some dollars out of your pocket and burn them. Start with a system to check inventory in and out. Look at all vendor parts invoices from the last quarter. This will help you see how parts flow into the company.
Set up control systems. Issue a purchase order for each part that gets bought, whether by someone in the field, the office or the shop floor. On the purchase order require notation as to purpose of the order: for a specific customer, for inventory on a truck or for shop inventory. Also require the name of the person placing the order. Issue purchase orders in sequence: treat them like another check register. If people in the field need to place orders, give them a pad of sequentially numbered purchase orders. Make people record lost and broken parts. When something gets thrown out, it has to be reported on a form, detailing who threw it away and why. Use these forms to record any inventory that is no longer sitting around available for use. Make this the basis for inventory write-offs in the accounting system. Check inventory in and out with automated systems. Bar code every part and give it a specific location in the shop. It’s easier to find parts if they’re always in the same location and easier to eyeball stock that is low if shelves are marked and inventory quantity is visible. Give every part a number and scan it in and out of inventory. Put handheld scanners on the trucks and at job sites. Reporting how parts are used will increase your ability to properly charge clients. You’ll also be better able to evaluate the price and profitability of the goods you’re producing if all inventory is accounted for. Get help from the makers of your accounting system; any good accounting system maker understands the need to track inventory. Make it obvious that you’re tracking inventory. Put cameras up and let people know you’re using them. Report weekly on inventory status. Do regular cycle counts to identify problems before they become massive. Do annual full inventory counts. Set up charts to report on inventory issues: waste, missing parts, lost dollars, excess use in the field or the shop, etc. Cut down on losses by making people more aware, by reducing opportunity for waste. Involve everyone in the company in inventory cost reduction. Teach people about the importance of tracking inventory

in and out, controlling waste, etc. Relate it to job retention: the more waste is reduced, the less pressure to cut jobs in down cycles. Relate inventory cost reduction upside to opportunity for people to participate in the profits, as well. Have a company picnic to celebrate hitting an improvement milestone. Set up a bonus for the first group to achieve a goal. Run the numbers. Figure out what a 10 percent reduction in inventory would mean to your bottom line. Apple Bank acquires most of Emigrant’s branches
The 150-year-old Apple Bank for Savings has completed its acquisition of the majority of the retail network – 29 branches – of Emigrant Savings Bank. Apple Bank was granted federal regulatory approval in February. Emigrant, which dates to 1850, remains in business, maintaining two branches – one locally – and its Internet division. The 29 Emigrant branches are in the five boroughs, Long Island and Westchester and will now operate under the Apple Bank name. With completion of the transaction, Apple Bank’s total assets have increased from $9.8 billion to almost $13 billion. There are now three additional Apple Bank branches – formerly Emigrant – in Westchester: 33 Mamaroneck Ave., White Plains; 1753 E. Main St., Mohegan Lake; and 85 Pondfield Road, Bronxville. Emigrant retains its branches on East 42nd Street in Manhattan and in Ossining, in addition to its Internet-based accounts. Financial terms of the transaction, which was first announced July 2012, were not disclosed.

State to get $3.3M from drug maker
Drug manufacturer Amgen Inc. will pay $11 million to settle claims by New York and 35 other states that the company’s inflated pricing data led to overpayments for several prescription drugs by the states’ Medicaid programs. Amgen allegedly marketed the artificially inflated spread to Medicaid providers in order to boost its sales of Aranesp, Enbrel, Epogen, Neulasta, Neupogen, and Sensipar, drugs used to treat kidney disease and cancer patients. This settlement was part of a larger investigation into allegations of illegal marketing practices at Amgen, which included promoting the drugs for unapproved uses and illegal kickback schemes. The company pleaded guilty in federal court to a misdemeanor for introducing a misbranded drug into interstate commerce.
Bow Tie acquires Clearview Cinemas
Bow Tie Cinemas is coming soon to a theater near you. The Ridgefield-based theater chain announced that it has acquired almost all of the Clearview Cinema theaters from Bethpage-based Cablevision Systems Corp. The transaction includes Clearview’s theaters in Bedford, Larchmont, Mamaroneck, Mount Kisco, White Plains and Yonkers. Financial terms were not disclosed. Bow Tie, which has sites in the Connecticut towns of Greenwich, New Canaan, Norwalk, Trumbull, Westport and Wilton, will become the eighth largest theater chain with 388 screens in 63 locations in seven states and have the largest number of theater locations in the New York metropolitan area. Cablevision acquired the theater chain in 1998 and put it on the block last year saying that it was not a strategic asset for the company.
Uniqlo opens at Ridge Hill
With more than 1,100 stores worldwide, the Japanese retailer Uniqlo has opened a store at Westchester’s Ridge Hill. The 24,000-square-foot store is the seventh Uniqlo in the U.S., joining a store at the Palisades Center in West Nyack, three in New York City, one at the Westfield Garden State Plaza in Paramus, N.J., and one in San Francisco. For Shin Odake – group officer of Fast Retailing Co. Ltd., Uniqlo’s parent company, and executive vice president of Uniqlo USA – Ridge Hill is precisely the place to launch the store’s Westchester adventure. Odake knows this region. He was raised in Bronxville and has lived in Hartsdale and Greenwich. “When I look at this area, I see that it’s highly populated but hard to get to shopping,” he says. “There’s no lifestyle center.” With offerings like Apple, The Cheesecake Factory and Showcase Cinema De Lux nestled in an intimate setting off three major arteries (Central Avenue, Interstate-87 and the Sprain Brook Parkway), Ridge Hill could be that center, Odake says. “It’s developing. Tweets strike a marketing chord Expert sees social media as tool of the moment

ot long ago, businesses had no idea what social media was. But with the onset of Facebook, Twitter and other social media sites, businesses not only know what social media is, they know it is an essential part of marketing their business. Ruby Media Group in Mt. Kisco is a full service PR firm and social media agency that markets its clients on various social media platforms, getting the word out to bloggers and to digital sources like PRNewswire.com. Ruby Media Group recently expanded into Fairfield County, Conn. Kristen Ruby started the company in 2009 as social media was starting to take off. While majoring in public relations at Boston University, she noticed the curriculum was changing, with more of a focus on social media. “It made me want to get into social media,” Ruby said. “I could see that the social media revolution was taking place.” Upon returning to Westchester, Ruby felt she had a unique skill set and could use her social media skills to help the businesses of Westchester. For Ruby’s clients, she lays out a 30-day approach that includes events and various marketing techniques, taking advantage of current trends to maximize the awareness. Ruby serves about a dozen clients at any given time, and recently signed Equinox Group and Crowne Plaza in White Plains. She is a regular correspondent on FOX Business discussing the latest social media trends. “There has been a real shift in communication,” Ruby said. “Social media has become a whole new way to communicate. It gives your clients more transparency.” Ruby’s clients typically range in age from 40 to 60. “They trust our guidance,” Ruby said. “I’ve been watching our clients get really invested into social media and begin to embrace it. That’s what we love doing.” Since she started, businesses that used to question whether websites were worth it are now managing their Twitter feeds. “Businesses wonder how social media can help their core business,” Ruby said. “They work with someone who can bring their social media presence to the next level. That’s where I come in.” Working with her clients, Ruby has seen the power of social media firsthand. A jeweler will regularly post jewelry deals exclusively on Facebook and will find customers coming inquiring about that particular piece of jewelry. Another success story involved Benjamin’s Steakhouse in
White Plains and Stacy Knows, a travel and lifestyle blog run by Stacy Geisinger. Benjamin’s and Stacy Knows teamed up for a holiday party that later turned into an event to mark 26 Acts of Kindness, an initiative started by journalist Ann Curry after the Sandy Hook shootings. Social media got the word out and Curry showed up, having heard about it through Twitter. “A producer found out all because of social media,” Ruby said. “The power of social media is amazing.” Ruby has not completely abandoned traditional media like print newspapers, radio and television. “Social media cannot be the only way you market yourself,” Ruby said. “You need to have a well rounded marketing strategy. Our focus is on public relations with a social media component.” With the onset of social media, a social media expert like Ruby is no longer unique, and firms like Ruby Media Group have popped up throughout the area. “I’m a digital native,” Ruby said. “I was not pushed into it. I started doing it out of school. I haven’t switched careers because I thought it would be profitable. I just want what’s best for my client and to help them grow their business. Sometimes I don’t think social media is the best. Getting bloggers to write about you is a skill set and most people can’t do that.” For businesses looking to get into the web, Ruby said some of the best advice is to secure domain names. Businesses should also look at how other businesses use their Twitter feeds and map out a content calendar of what they want to talk about and when. Many of her clients have embraced image-sharing websites like Instagram and Pinterest. “Sell less, engage more,” Ruby said. “You want to get customers engaged in your brand. Everything is visual storytelling, you need high resolution digital images for when you’re ready to launch.” Not everyone is a believer in the power of social media. Ruby recently debated the merits of social media with Brandon Mendelson who wrote a book “Social Media is (Expletive).” Mendelson argued that social media is a buzzword created by corporations to retain the balance of power. “I don’t think there’s merit to that opinion,” Ruby said. “They are using the same social media tools to get whatever they are trying to sell. Everyone has their own opinions, but there have been proven case studies. These tools work. These tools are even more powerful when mixed in with an overall integrated strategy.”

Despite some recent negative articles and statements concerning its effectiveness, it still remains one of the most important methods of generating attention and driving traffic toward a landing page or website. According to Attachments.me, there are 3.3 billion email accounts worldwide. That’s a lot of email accounts – and email messages. Chadwick Martin Bailey reports that although 66 percent of users under 30 rely heavily on their smartphones, they still regularly access their email – just through their phone instead of a computer. We might not like email and at times might even be overwhelmed by its sheer volume and yet, we still review our messages on a regular – if not frequent – basis. Effective email strategies require the segmenting or grouping of your audience. By segmenting your audience, you can provide it with the specific content it is interested in. For example, a targeted audience interested in SEO (search engine optimization) would be more interested in new marketing techniques than some article on ethics.
As analytics become more sophisticated (and pervasive), online marketers are able to better segment their audience into increasingly smaller and better-targeted groups. This allows them to provide the specific materials and information that are of interest to these groups. Providers of quality and relevant information benefit from enhanced brand recognition and are considered industry leaders. Incidentally, this is one of those oft-discussed instances where the quality of followers beats the quantity. Here are seven basic email segmentation criteria that will help you organize your email marketing list. You can easily create additional segmentation criteria – with the proviso that it is highly relevant to your market niche. 1. Location This is particularly important if you are dealing with a geolocation business, particularly if it is a brick and mortar business such as a restaurant. For an online business, you might want to do some segmentation by country or region. 2. Age and gender Depending on your offering, age and gender can play have a huge impact on your response. People of different ages react very differently to the same stimuli. A simple

Previous purchases Amazingly, previous purchases are frequently overlooked when developing a segmentation strategy. Surveys can also illuminate areas of interest and potential segmentation points. 7. Duration of subscription Some companies provide initial emails and offers to new subscribers (fewer than 30 days) and special interactions for longterm subscribers. This segmentation criteria is rapidly growing in importance. The degree of segmentation that you specify can greatly affect the results of your marketing and sales efforts. astery provided Cummings with a vision of his new business plan that saw him diversify into the guitar repair and service industry while maintaining his high-end custom USB-equipped guitars. With USB technology, he began modifying all makes of guitars at a monetary rate affordable to the average consumer. Cummings, himself a skilled guitarist, also gives lessons by appointment. Cummings has entered a new licensing arrangement for his product with electronic pickup manufacturer Fishman Inc. For the uninitiated, he explains that a pickup is a magnet that detects, or picks up, the vibration of an electric guitar string. A fortunate encounter took place when Cummings met Patterson carpenter and contractor Ray Memmel, also an accomplished inlay artist. Customized guitar and bass necks were added to the iGuitar offerings for its worldwide customers. Materials used include abalone, paua, gold lip, mother-of-pearl, silver, brass, ivory, gold, nickel, reconstituted stone, as well as wood and wood veneers. A Cummings favorite is the “World Peace” guitar which features mother-of-pearl inlay is 13 languages. Cummings finds his business enhanced by the fact that many customers own multiple guitars and that he is now serving a worldwide clientele.

A
gift of a left-handed electric guitar model from an older brother wound up launching a lifetime career for right-handed 12-year-old Patrick Cummings, who set about to reverse all of the electronic components in his gift. There were multiple steps in between for Cummings, now sole proprietor of a unique business, iGuitar Workshop, on Nelsonville’s Main Street. “There are two things I’ve always been interested in,” Cummings says, “electronics and music.” Son of a band leader whose two older sons went on to become professional musicians, Cummings grew up on Long Island with the sound of music ringing throughout the household. Enhancing preparation for his future career were studies at Nassau Community College, courses in audio engineering at New York University and in electrical engineering at the State University of New York at Farmingdale. He and his wife settled in Putnam Valley where they raised their two sons. After spending a year as a division head for Gibson guitars, Cummings began his business based in Brewster. A high point of the varied endeavors was design of guitars fitted with USB ports, enabling them to be plugged straight into a computer. A six-string Brian Moore brand guitar became capable of producing sounds of a piano, brass and stringed instruments on a computer, Cummings says. This amazing development led to some serious setbacks. At the 2005 National Association of Music Merchants conference, he and his business partner unveiled their product with ambitions of becoming global. They became global, but not in the way they had anticipated. “We wanted to put a stake in the ground as the inventors of the world’s first USB guitar,” Cummings recalls. Patents had been filed, but not yet safely secured, leaving the brand vulnerable to competing Asian companies. Within a year he saw foreign companies start to infringe upon the concepts. As a result, with investors unsure if the patents would be forthcoming, the future of the company was uncertain. The patents were issued, but by then the business had lost support of investors and had to lay off most employees in a move to downsize. The patents were issued to Cummings as inventor and have been assigned to his iGuitar operation. The tranquility of a day at a Zen mon-

Message from Jim Steets Finding new donors for your nonprofit is a continuous challenge that requires persistence, ingenuity and a lot of creativity. The tried and true ways of doing things are good to maintain but if you want to reach a new audience and establish new relationships, you might want to try something, well – new! • Consider an online contest requiring visitors to submit their email address. • Host a raffle or give-away requiring supporters’ names and emails. • Host a joint event with another like-minded organization. • Ask company supporters to consider spotlighting your organization on their website, blog or newsletter. • Ask your top donors to host a small event where you can introduce your organization to their friends, neighbors or colleagues. Remember to obtain a potential donor’s contact information and have your standard question at the ready. For example, “May I take down your email address so I may send you more information about our organization?” An email address may be seen as less threatening than asking for a donor’s address or phone number. But if you like any of these ideas, proceed only after you’re sure you won’t be over-extending yourself at the cost of your proven programs. More is not necessarily better but good ideas can sometimes generate a lot of excitement and valuable support. Good Luck!

Making the 80/20 Rule work for you
W
hy not eliminate four-fifths of what you normally do because, in reality, it’s preventing you from enjoying the results you want? Understanding the 80/20 Rule isn’t difficult, but getting yourself and your organization to use it in order to enjoy lasting prosperity is. If only 20 percent of decisions are important, four-fifths are an absolute waste of money

and time. The key is for you to train yourself and your organization to single out the precious few choices and activities that are important and pay very close attention to them. Which 20 percent of customers are bringing in 80 percent of your business? Why not increase marketing to get more customers just like them and find the money needed by eliminating what you’re spending on the other 80 percent. To do this, consider using 80/20 analysis, which examines the relationship between

two sets of comparable data. For example, in a group of 100 coffee drinkers, you would ask all 100 how many cups they drank last week and arrange them in descending order. Now add up the number of cups consumed by the first 20 on the list. The untrained mind would never ask what percentage of the total this figure represents but, by training yourself and staff to observe the 80/20 Rule, you will be startled by the findings. Regardless of the product or service you offer you will find that 60 to 90 percent of

what you offer was bought by about 15 to 30 percent of those surveyed. I know that really doesn’t equate to 80/20, but is always valuable because it reflects an unbalanced relationship. Our hypothetical coffee brewer would now train its people to focus all marketing on people just like the first 20 of the 100 surveyed. It is people just like them who will dramatically add to sales. Simultaneously, the brewer would pay no attention to the profile of the 80 on the list who consume comparatively little coffee. Of course, you can’t always obtain precise data for analysis in many situations. The key question is always: What 20 percent of activity is leading to 80 percent of the results we want? Never assume you know the answer. Take time to think carefully in order to discover the “valuable minority.” Look at each of your company’s products or services to determine profitability and rank them in descending order. One company found that 30 percent of the products accounted for 67 percent of profits. Doubling sales of those products increased sales by only 20 percent, but profits soared by 50 percent. By dividing electronic instruments into 15 competitive segments, another company found that six segments produced just 26 percent of total sales, but 83 percent of profits. Recognizing this, they focused on selling more of those product segments, both to existing customers and to new ones. The second most profitable group comprised 57 percent of total sales, but only 9 percent of total profits. Looked at another way, they found the most profitable one-fourth of their business was at least 16 times as profitable as the bottom three-fourths. What would this look like in your organization? Every organization has a small percentage of customers responsible for most of their profits. By training your people to use the principles discussed, they will find out who they are, provide them with outrageously good service and make sure new products or services are aimed at satisfying their ever changing needs. Once this is done, prosperity is sure to follow.

The Orange County Land Trust will hold an interpretive hike May 11 beginning at 10 a.m. at Fuller Mountain Preserve in Warwick. Enjoy a spring day outdoors at this beautiful and diverse 255-acre nature preserve owned and managed by Orange County Land Trust. Led by naturalist Gary Keeton, this moderate 1¾-mile hike rambles through a wooded ravine to vistas overlooking the Warwick Valley. A brief history of the region will be presented, with a focus on what is visible, particularly the various plant communities and how people utilized these plants throughout history. Old foundations, stone walls and other historical remains of human activity on the mountain will also be examined. Also featured will be sites that have been under excavation by SUNY Orange archeology students under the direction of Cory Harris. As there are areas of steep and rocky terrain, this hike is not intended for very young children. Registration is recommended by calling (845) 469-0951, ext.12, or emailing info@oclt.org. A donation of $5 per person or $10 per family is suggested with all proceeds going toward the future stewardship of Land Trust nature preserves. The Rhinebeck and Red Hook arts communities are hosting the 10th annual Art Along the Hudson (AAH) spring kickoff May 15. An opportunity to showcase the expanding arts community in the northern area of Dutchess County, the AAH event brings together business owners, elected officials, artists, arts patrons and the media with a focus on the many cultural opportunities available and how they generate economic growth. The event begins in the Rhinebeck High School auditorium at 5:30 p.m. with guest speakers celebrating the role the arts have had in their lives.
