Yonkers homeowners are benefit ting from the city’s economic successes. In 2012, the Zillow Home Value Index in Yonkers was $439,000 and today it is $607,000, a 38.3% increase. Yonkers is taking the lead in education, rebuilding the city’s public schools under the $2 billion “Rebuild Yonkers Schools” plan. Graduation rates have increased 18% since the start of the Spano Administration. Yonkers’ graduation rate of 91% beat the state average of 85%, and the Westchester County rate of 90%. Public safety and policing are another index that has improved under Mayor Spano. In 2019 WalletHub ranked Yonkers the second-safest city in the country for its size. Since 2008, Yonkers has instituted some of the most progressive policing pol icies and programs in the country. Yonkers is making a significant commit ment to sustainability and enhancing public environment. A river esplanade now runs from the sugar factory to the canoe club, and it will eventually extend north to JFK Marina in front of new developments north of the Beczak center. Under Mayor Spano, the city has added 10 news fitness centers in the city’s parks; a new-three-acre wa terfront park, a new athletic field at Boyce Thompson; two new daylighted parks and new bike racks throughout the city.
Yonkers is leading the way on recycling and reducing its carbon footprint. Yonkers is the first city in New York to completely convert its city lights to LED bulbs. It is also the first city in New York to launch a zeroemission shared electric scooter program and is the first city in the country to power a park solely on wind and solar energy. Mayor Spano is a big supporter of the arts. The city created the Carpet Mills Arts District – representing 1.5 million square feet of space to promote the arts. Yonkers Arts Weekend promotes local artists and encourages the painting of dozens of mu rals on private buildings throughout the city. And the Hudson River Museum recent ly opened a new wing to expand art oppor tunities thanks in part to funding provided by the City of Yonkers.Mike Spano, Mayor of Yonkers.
Under the visionary leadership of May or Mike Spano, the City of Yonkers is undergoing a remarkable renais sance unprecedented in its history. A key to the city’s economic success is the Yonkers Industrial Development Agen cy which offers financial incentives to busi nesses. The IDA has attracted more than $1 billion in private investment in the past 2 years alone, creating nearly 3,500 new jobs. Since Mayor Spano came into office, the city has enjoyed nearly $5 billion in private investment with more than 9,100 multifam ily units planned, completed, under con struction, and approved for development. Among the major IDA projects was the opening of Lionsgate’s $100 million studio complex on the waterfront. This major private investment positions Yonkers as Hollywood on Hudson, a new center for TV and film production with potential of bringing more than 800 jobs. As a result of the City’s economic re surgence, Yonkers residents are becoming wealthier. In fact, the poverty rate dropped from 17.5% in 2012 to 14.9% in 2019, and the median household income rose from $55,298 in 2012 to $63,849 in 2019. Providing housing for all of its residents is a top priority for Mayor Spano. Yonkers has created more affordable housing than anywhere in Westchester County. In a ma jor initiative under Mayor Spano, all of the city’s public housing units have been reno vated over the past three years, a $500 mil lion investment in more than 1,800 units. Yonkers is also attracting major national developers such as Extell, which recently broke ground on Hudson Piers, a $585 mil lion, multi-phase complex that will include approximately 1,400 luxury and affordable apartments and a new riverfront esplanade.

A t MHACY Affordable Housing is what we do. The Municipal Hous ing Authority for the City of Yon kers (MHACY), has renovated 1,700 units of affordable housing – the largest up grade in our history, much of it done through the pandemic, on time and on budget. We’ve upgraded with new lob bies, elevators, hallways, bathrooms, kitchens, windows and more. And we continue to build new units like the La Mora Senior Apartments at 23 Mulberry St., that when completed will provide 60 units of brand new senior affordable housing. The site is the former Longfel low Junior High School, vacant since 2015 when the school building was de molished. The project is co-developed by MHACY and the Mulford Corporation, a nonprofit partner of MHACY. We are also working to make more units available through partnerships with local landlords. Just this month, MHACY re opened its waiting list for Housing Choice Vouchers (Section 8). Our partnership with Mayor Mike Spano and the City of Yon kers on several affordable housing issues helped make this possible. The vouchers are provided through the U.S. Department of Housing and Urban Development and subsidize rental units in market-rate build ings for income-qualifying tenants. More than 14,500 people applied for 3,000 slots on the list. The message: We need more affordable housing. With the cost of living getting more expensive every day, housing is out of reach for even those previously considered “middle class.”
Eight area non-profits benefit from MGM Resorts employee and guest driven Community Grants Program
Empire City Casino by MGM Resorts (“Empire City”) was honored to donate $102,000 to eight local non-profit organi zations through multiple grant funding op portunities. Grant funds were distributed to organizations focused on the areas of food insecurity, homelessness, education and workforce development.

This year also marked a unique opportu nity for Empire City and its commitment to uplifting the community. For the first time, guests had the opportunity to contribute to the MGM Resorts Foundation and expand Empire City’s support towards local nonprofits focused on homelessness efforts. BronxWorks received a grant to support their workforce development programs and focus on homelessness. The Guidance Center of Westchester, who help individu als find permanent housing, will be utilizing their donation to furnish three apartments. Empire City supports non-profit organi zations that provide direct services towards residents in the communities in which the property has an impact, as well as where employees live. “Our employees and guests alike strong ly believe in giving back to our communi ties,” said Ed Domingo, Vice President and General Manager at Empire City. “All eight grant recipients provide crucial resources and programming to Bronx and Westches ter residents and we’re incredibly proud to support their efforts.” This year’s grant recipients included Catholic Charities of the Archdiocese of New York (Catholic Charities) in support of a pop-up food pantry, and Yonkers Family YMCA to expand their hot meals programs. Both organizations fight food insecurity in Yonkers. Feeding Westchester also re ceived a grant and will continue to support and expand their food recovery initiatives throughout Westchester.
United Way of Westchester & Putnam (UWWP) received two grants to support education initiatives. Their Education Unit ed Program and Summer Learning Program provides educational materials such as backpacks, school supplies and nutrition education to low-income and academically at-risk youth and families in Yonkers and Mount Vernon. UWWP has also launched a new program that focuses on youth vio lence prevention and mental health aware ness.In the area of workforce development, Greyston Foundation received a grant to support their Workforce Education and Training Program. This program provides occupational courses designed to place individuals in permanent jobs of highdemand sectors. A second grant went to Catholic Charities to support their work force development efforts in Yonkers. VI SIONS, who provides services for lowincome and legally blind individuals also received a “VISIONSgrant.isthrilled to be the recipient of one of the grants from Empire City Casino,’’ said Nancy D. Miller, VISIONS/Services for the Blind and Visually Impaired Executive Director/CEO. “The casino’s support enables blind youth to achieve their work readiness and employment goals. They’re helping increase the number of working blind people above the current 40% em ployment rate for blind job seekers, com pared to nearly double the number who are sighted and working. Thank you Empire City Casino for making such a major differ ence in the lives of blind New Yorkers.”
