Working with a limit plot for a single residence always requires a certain altruism. One regular building is not and should not be able to change urban development since the urban tissue follows a very well defined hierarchy. However is not also acceptable to simply go along with existing rules, if they don´t meet basic standards of functional, technical and spatial quality. It is necessary to find the balance between the perfect architectural answer for a specific client and the integration of a new common building in the existing area. This project was commissioned right after our graduation and reflects one of my earliest obsessions – the continuous line, able to wrap and fold, creating a protective cocoon, translucent, open and flexible – perfect for the contemporary lifestyle. The name comes from the russian dolls, where we can always find one more within – the line also allows something within, because it is void and volume at the same time. The lot is located in a suburb area around Oporto city, Portugal, called Gondomar. Very poor area in terms of urban quality but, fortunately, with 3 elevations open to a wide landscape and great sun exposure (north, west, south) were a young couple with two daughters wanted me to design their new home.

The family wanted their new house to have one bedroom suite for parents, two bedrooms for the daughters and one extra suite for their parents eventual visits, generous social areas and kitchen, garage, laundry and exterior space for playground. All this for a budget of 120 000,00₏. The functional approach was very pragmatic: transform the floor considered for basement into social areas, kitchen and service WC by working with the natural terrain slope and moving the garage and laundry outside, bellow the slope. That way the building gains an extra floor, the social areas are in direct contact with the garden, and the lot has 2 entrances – one formal, on main street (1st floor) and another, informal, on lower street (ground floor). The 1st floor (access from main street) has a TV/office/library connecting with ground floor and the grandparents bedroom (easy wheelchair access). On 2nd floor are three bedrooms: the suite and two identical bedrooms connected thru WC/closet block. In terms of form the line guides the shape – it starts in the bedrooms floor (the private area) evolving them (protection), going down to meet the 1sr floor (office and bedroom (semi-private) and rests on a glass box, on air (the social area) completely connected with the exterior garden. When privacy is need whithin the line, little boxes are inserted inside the line wrap (WC/ bedroom) like a matrioska doll. With this concept, the form encloses completely to north, opens slightly to south and completely to west (where the view is more open. The line is detached form the neighboor (circulation/stairs) as a way to gently make the passage from one to another.

It seems inevitable that the future of architects profession passes thru the refurbishment of existing buildings into new uses and programs. Cities have been growing dramatically since the 19th century and most of the buildings constructuded since then are in need of restauration. Demolishing them all is simply not an option both economically and ecologically so, architects will have to get used to the idea of working with pre-existence. There has been a lot of fuzz around the recovery of old historic centers, specially in cities with a long historical heritage but this issue also applies to buildings that have no special architectonic or historical value. This project is one of those cases, a single house from 1960´s, placed on a beautiful garden with 2500sqm, full of mature trees, located in Vila Nova de Gaia, a city, developed along the river and sea coast line, neighbour to Oporto City, Portugal. The inner area of the council away from the river and sea front is a place of old farms, still close de to the water but more. However, contemporary urban development is reaching at a fast pace. The existing house, has no apparent interest. Built in wood and organized in a U shape, was latter covered in brick by the previous owner. However, the client, refused to loose what he called “the picturesc cottage house” look and demanded that we keep it, adding 50% program to the existing one. This constituted a complicated challenge. Beyond the demands, I concentrated my mind in the search for the perfect relationship between existing , nature and new so that the impact on the garden would be minimized as much as possible and sunlight/views would be maximized. With this considerations in mind, only one solution arised: the new construction occupies the North side of the lot, where there is less vegetation and solar exposure, but it is not attached to it, on the contrary, it stands back 6m, to allow the integraty of the existing building to remain and, simultaniously, the creation of private patios South oriented. The existing house, maintains its previous centrality both physically and functionally hosting all the public or social spaces; the new construction stands in the shadow, silent, hosting the private areas. This solution that enhances integraty of form, and the best relationship with solar light and interior/exterior, demands a great loss for circulation areas – it was assumed has the main caractheristic of the project. Circulation has a huge role in the definition of spaces: the entire project is conceived has a continuous flow of movement between spaces, interior and exterior, giving form constant changes of direction and perspective. But this changes happen in a natural way and never forced or brutal. The relationship between interior and exterior changes according to use: social area opens directly to the garden; private area encloses itself from the garden, opening to private patios. This way, anyone can use the garden at all times without disturbing life in the bedrooms.

I know, we all want to do things from scratch so that all our intellectual creativity can be set loose, but the truth is, cities are becoming bigger and bigger every day and it is just not environmentally sustainable to demolished all the outdated buildings in the world, even those who seem to have no architecture value at all. Wether we are talking about housing our any other function, the need to convert old buildings into new functions constitutes a current contemporary need, and architects must get used to the idea of working with preexistent buildings, transforming old programs into new ones. But let me be clear, I am not just talking about world heritage classified historic buildings, but of all the ordinary construction that characterizes most of our cities. Contemporary cities are full of buildings that we consider to have no value whatsoever but, impossible to be demolished and substituted for new ones. It is an impossibility in terms of quantity but also of sustainability. The contemporary culture of use and dismiss can not be extended to construction. We must get used to the idea of recycling our constructed heritage. We also must get used to the idea of reorganizing slight recent buildings, because the speed of change in contemporary lifestyles is increasing drastically. This is a project reflects the last situation: a residential building dating from the end of 1990s, is set on one of the most valuable areas of the city of Porto, Portugal. The client, wants to live in this area, near to his office and the city economic center, but cant find a place considered suitable for its taste and lifestyle. A coincidence informed him of a vacant apartment in this building: a 3 bedroom apartment, plus one small room, 3 bathrooms, small kitchen, living area. The private and public areas are mixed, the internal space, even if with good area, is very compartmented, seeming quite small. The only rule: the living area has to face west, the river view. The client, his girlfriend and their dog want a maximized space, free of unnecessary divisions, appropriated for receiving friends and having formal and informal gatherings. They still want 3 rooms. The proposal clarifies the division between public and private areas. The public space is completely open, capable of being partially enclosed if some privacy is needed but mainly open. The bedrooms are conceived as independent units: each bedroom has is one closet and bathroom. This way, there is no need for unnecessary corridors: as you leave your bedroom your in the public space. In some cultures house symbolizes family, stability, maturity. As people grow old, eventually decide to start a family, almost certainly they pass from a vertical to an horizontal way of inhabit. A “house and a garden” unlike what some people think is not a british or suburban american habit/culture but something quite common in great part of the world. However we assist today, in the same “great part of the world” to a conflict of scale. 50 years ago a normal family would have several children, the women would be a housewife and most likely, the house would house 3 generations. The house should house all its members confortably and ideally enable several activities to occupy free time. Some of these activites were most likely related to the maintenance of the house: gardening, decorating, other didnt but with some many hands available the house it wasnt hard to to the task. The same is not happening today. Families are getting smaller, as well as the time they spend together, specially inside the house. The housewife is a species in extinction in many cultures and house mades, even if usual, is most families, are most likely to be hired only for some hours, few days/week. So, who maintains the house? Why do you need a big house full of divisions that you rarely use and have to be cleaned. There are 2 options: 1. Alter the way people see the house? 2. Redefine the concept of the house? I guess most people will agree to follow the second option since the way we conceive house is related to cultural and historical factors that take some time to be commonly accepted by a community. Let us make clear that this is not a discussion around low rise vs high rise construction since it has been long proven that density is not measured that way and high rise buildings can be as unsustainable as low rise individual houses. It is a discussion about balance and the most suitable solution for each case. To rethink the house implies rethinking its meaning in todays world. Nothing is permanent anymore: people change houses much more frequently, change tastes, habits, minds everyday. That means the house must be able to follow that trend. Contemporary house must be big enough to host its residents for an average of maybe 10 years and small enough to be easy to keep. Must be flexible, able to adapt to potential changes in program and/or taste. Should be ecologically aware: free soil from construction, have good natural and cross ventilation, explore alternative energy sources. Must understand its surroundings and be able to compensate into some extent its negative aspects.

According to my latest readings 90% of the worlds construction is not designed by architects. Whether we choose to accept these numbers or not, there is no doubt that a great amount of constructions in the world are self-made or erected by constructors, handymen, etc. Unlike some architects I believe that, to some extent this reveals our past history (not that far away from us) when cities were build by masons, carpenters, blacksmiths - construction masters whose knowledge would be passed from master to pupil. With the industrial revolution, all of that changed but people still see, specially their house as a personal property, one that should be chosen by them. In the past, a house was decided on site with the constructor: beyond a limited series of standardized options presented the owner would chose the wanted combination of elements, materials and colors and a house come to be. The technological development, raising housing demand in industrialized cities, 2 world wars, and the modern movement, pushed the resident to the shadow, taking from him almost all power of decision upon its house. That created a problem still to resolve nowadays. Men kept on pursuing the desire to take back his power. Suburban America, informal settlements, self appropriation of buildings show that fact all around the world. What if we, as architects, could offer solutions, architecturally valid as well as acceptable for the public, solutions that really reflected peoples needs instead of trying to create false needs in peoples minds as normally the real estate industry often does? I believe that despite all architecture failures of the past, it is possible to find a successful solution if only, we (architects) leave our arrogance aside. If we truly find a way to answer peoples needs, even the ones they don’t have yet but will in a nearby future, that is cheap and easy to build and, where owners have the power of choose, maybe our world will be a more pleasant place to live in, with more people inhabiting in better conditions than today. The problem with architecture is that, until we experience it, we don’t know what we are missing… “Grow with me” is my approach to this concern. A standardized construction system thought to be able to be combined by the client and added as an when needed. This choice is possible in terms of program, materials and construction techniques, but only into a certain extent, to make sure that space quality is always guarantee. This way, not only clients could chose from a variety of options now but also in the future, not having to be concern today with what their lives will be tomorrow. The system was thought to be constructed in wood or steel (however concrete and brick is also possible) for a quick, standardized and sustainable solution. The infill materials would be always the same guaranteeing perfect sound and temperature isolation but the outside and inside coating can be chosen trough catalogue. The same happens with any other component inside and outside the house. The same happens with the assembling of the program itself: the system presents several modules that can be chosen and assembled in a variety of ways by the client to ensure maximum flexibility. It can also be changed and added in the future as the client wishes.

NEW FUNCTION FOR AN OLD BUILDING NAME HILTI headquarters TYPE comissioned project PREVIOUS FUNCTION weaving factory NEW FUNCTION business centre – office space LOCATION Leça do Balio, Matosinhos, Portugal INTERVENTION transformation of old industrial warehouse into a company headquarters DATE 2010/2011 CLIENT HILTI Portugal AREA 1600m2 CREDITS work developed for metroquadrado® TEAM Susana Soares Saraiva; Ísis Campos For approximately 300 years cities have been growing, assimilating territory previously reserved for other functions like industry, warehousing/logistics, agriculture, etc. As this process develops, moving around these areas becomes more and more difficult: traffic becomes chaotic; polluting activities are forbidden close to residential and service areas; the price of land goes up. Existing functions tend to move farther away from the city centre, leaving behind huge industrial complexes that can be demolished or adapted. The second option is preferable not only regarding economic and environmental sustainability but also the potential aesthetic and historic value of these places. Lionesa Business Center reflects this issue quite well. Previously a weaving factory, it was closed around 1990s and later transformed into a business center. Former warehouse and production spaces are being divided for office and commercial use creating a very characteristic environment. The old factory is located just outside the city of Porto along 2 of the main transport arteries that connect to the North and interlard. The existing space was chosen specially by the company for its open space, high ceiling, stone walls, solid wood pavement and natural lightning, features that were imperative to maintain. The space was divided between ground floor: comprising main entrance and employees entrance, major open work space, department meeting, printing and server rooms, lockers and bathrooms served by a long corridor that connects all the different departments and spaces and crosses the entire space; and a 1s floor (build by a steel frame structure) for all the managers offices, main meeting room, showroom and café/lounge space, connected also by distribution corridor overlooking the working space on ground floor: this way visitors, that will mainly use the 1st floor, can have a feeling of the companies work environment without disturbing it. By leaving the working space with double height it is ensured that the space were the most amount of people work is full of natural light. The 1st floor is accessed by both ends to ensure clarity of use: the back access is mostly for employees to access the café/lounge, while the front access is directed mainly for visitors, for the different managing offices and main meeting room. The end result is a functional and organized working space full of light with a constant subtle reminder of the buildings history.
