GEOGRAPHY The chosen site is located at 65 Douglas Drive, Mawson Lakes, and covers a large area within a central location within the suburb. Currently, the site is under maintenance as fencing and signage is displayed around the area. The space is bare and brings no excitement to the surrounding area, therefore, a co-living space would be a successful addition to bring the community together. When building upon this site, being aware of the surrounding properties is crucial. There are many various suburban houses which surround the site and across the lake, whilst also being adjacent the scenic attractions of the dry creek and main lake.When building upon the site the Salisbury council state would like to prevent any damage to local government land. Thus including the nearby dry creek linear park which comprises of many native plants and animals and the central lake. Therefore under these regulations, these properties cannot be touched throughout the development of the project, as there is an existing usage of the area. 3


CONTEXT Site is surrounded by existing housing, as well as a walking trail, community sporting areas, parks, and a lake. Each of these aspects provide benefits to CAIM’s conceptual Design to be established on this site, for example, building within a close proximity of other residential spaces allows the community to expand and feel as though they are a part of the project themselves. The nearby walking trail, Dry Creek Linear Park, is also an asset that would provide an advantage, as it would give residents living in the colived property to explore the local area, as well as allow other residents and visitors to admire the new building. Community sporting areas can be found close to the site, including basketball courts, a soccer pitch, and a golf course. These areas would be attractive to residents, especially for families and others who enjoy being active. Parks such as Mobara Park would be successful for residents wanting to enjoy a peaceful stroll, as well as many other parks within Mawson Lakes which have play equipment for children to engage. The site location allows residents to also have a lakeside view, which may also be beneficial to those walking around the lake as they would have a spectacular view of the newly build co-living space designed by CAIM.

SITE ANALYSIS ACCESS When the residents of the site want to go out and use the services within Mawson lakes, they can take the faster route by using the public ramp adjacent to the site. Thus creating not only a faster path through the lake but also creates a safer atmosphere as there many houses which spread along the lake, making the residents feel less isolated. This will also allow parents to feel more safe letting their children walk to schools nearby. Traffic within the area is commonly fast, with only slightly slower traffic within the grocery area.This allows residents to quickly grab essential needs or travel with ease. Residents without a cars have option to take the bus, which all connect to the Mawson interchange, allowing them to reach the city without a car.

SERVICES The chosen site would be successful for CAIM’s new development as it is in a location that incorporates existing neccesities. These include grocery stores, schools, restaurants, medical services, Mawson Lakes interchange, etc. The community in Mawson Lakes is successful, and by establishing a new communal space within this location, it would allow the existing community to grow as well as thrive to expand further. Through potential success of CAIM’s design, this may also encourage the development of more co-lived spaces within the suburb.

(This is the reason we chose to be inclusive to everyone for our social mix’ because it’s a sanctuary, and place for support and love that people may lack)

PUBLICITY AND PRIVACY

Have private rooms, however restrict these room sizes to create more forced interaction/use with the communal spaces. Large communal spaces, to influence interaction within the community.

OWNERSHIP AND SHARING

-Residences don’t have ownership. Members pay rent to management. Management is also used as a tool to resolve issues/ conflict. -Mediator for the services: Electric, Internet, Water usage, Plumbing. -All equipment and furniture within the community spaces are shared (e.g Kitchen tools, playroom toys, etc) -Private spaces contain the individual’s miscellaneous items, however, furniture is provided by us but may be moved to allow for flexibility.

TOGETHERNESS AND SENSE OF COMMUNITY

Have private spaces designed around/close to the communal areas. Communal spaces accommodate for all ages (bringing everyone together).

SOCIAL PROGRAMS

-For communal spaces, all individuals are responsible for cleaning their mess. -Outdoor play for children. -Weekly activities to build community (Movie day, communal dinner, fitness).

CONTEXTUALISING CONCEPTUAL D When contextualising my concept design into the site, I found that the composition of my buildings wouldn’t fit onto the chosen site. This is due to the triangular shape of the site, which is too thin for square composition of my concept design. With the site being next to other communal spaces such as the mainlake and Dry Creek linear park, I want to design a building which encourages the residents to interact with these other spaces. Thus creating a more lively community within Caim and Mawson Lakes.

INITIAL CONCEPT SKETCH With my original concept for NEXTDOOR, I wanted to design a co-living space which recognises the need for privacy. When designing the structures for this concept space, one of the main goals was to design the private spaces which were close to communal areas, so that the residences would interact and bond with eachother. Thus through the enclosed shape of the concept building, the structure surrounds the residences inside the communal space. This aspect of enclosing the design is incorporated into the design through composition, as the 3 structures are facing towards each other in a circular form.

DEVELOPED CONCEPT SKETCH The developed concept sketch shows a more curved design, which allows for the buildings to fit within the site. With the curved composition, it also follows the initial concept of the ‘enclosed design’, which encourages interaction between the residents within the space. Another major change to the development sketch would be the new top floor buildings. Rather than having each design split into 3 seperate buildings, I have 2 larger buildings, which connect the ground floors together. By linking the buildings together, this positively impacts my design by connecting the community within.

DESIGNS

Site location

ACCESS CONSIDERATION An important consideration to my design is how the residents will access the site and circulate throughout the area. For quick ease of movement towards the main lake, a staircase will be implemented in my final design on the outside of the site. This allows the residents to quickly have access to the mainlake which is the fastest route towards to the main shopping/grocery area. Adjacent to the site there is an exsisting ramp which allows access to this lake for those unable to walk. through stairs. Ramp adjacent to site.

SUNLIGHT CONSIDERATION Another consideration would be how the sun will interact with the space. Thus I have to place my buildings so they mostly face north, as I dont want the harsh east/west sunlight to reach into the buildings. Placement of trees is also an essential detail as they will assist in blocking the harsh sunlight from specific areas of the buildings.

The new staircase in front of the site allows residents from the courtyard to go down onto the main lake route. This creates ease for those moving towards the shops.

To create a more connected community, the room sizes were restricted, as this would generate more forced interaction between the residences within the communal spaces. On the ground floor, pavement on the is implemented to create a clear circulation path between the buildings. Trees are also populated throughtout the courtyard to create a sense of comfort and shade. Benches and a gazebo are also included, which creates shaded areas for residents to rest and socialize.

For my developed designed I wanted to create a strong community through composition. By having all my buildings curved and facing the same direction, the communal spaces such as main lake and courtyard are highlighted. By focusing on the outdoor communal areas, this would encourage the residents to go out and use this space and interact with eachother.

Elevators are also implemented on ends of the ground floor buildings. These elevators allow those unable to walk up stairs to access the workspace and rooftop garden.

When splitting the communal spaces, I decided to have every building incorporate a communal kitchen and lounge. This allows for ease of access to essential items such as a drinking tap or kitchenware. Both top floors have workspaces with computers allowing residents who are working or studying to have a dedicated space. On the ground floor, the middle building has a childcare as this would allow parents to feel comfortable leaving their child/children in the same area they live. A communal yoga studio is also included within the design to allow residents who are overworked or stressed to relax and seperate themselves from reality.

The team at CAIM set out to establish potential co-living spaces which were representative of a “sanctuary”, with their main objective to reduce a major issue affecting society, urban loneliness. Research was conducted within the initial process, which was based on CAIM’s project theme, UKO. From this research, the team were able to establish the elements found within a communal space, including a specific social mix, sharing model, and spatial analysis, all in which would be referred to within the design processes. The chosen social mix comprises of 88 people, which is inclusive of 9 families, 15 couples, and 30 single adults. The sharing model is divided into 4 sections including, publicity and privacy, ownership and sharing, togetherness and sense of community, and social programs. The spatial analysis is specific in terms of scale for private and communal areas, as well as support facilities. The sharing model and spatial analysis both provided the CAIM team an idea of how to design based on the needs of their chosen social mix, whilst applying similar aspects found within UKO’s co-living design. As a result, CAIM established five unique conceptual designs with the intention to reduce urban loneliness, as well as correspond to the desires of the chosen social mix.
