The property market would appear to be buoyant, and whilst it might be possible in certain cases, to negotiate a small reduction in the asking price, there is no sign of the forecast reductions of 10% which had been suggested at the start of the lockdown. The true test will be when Jersey fully opens for business again and the impact that this might have on reintroducing Covid-19 to the resident population – we appear to have survived the first wave, but will the Island get away so easily a second time around in respect of the economy and the housing market that depends on it?

BASE RATE CUTS HERE TO STAY? Described as being a temporary measure, recent Bank of England Base Rate cuts could at some time in the future be reversed, although some economists are suggesting that rates will have to remain low for the next five years. It is small wonder therefore that existing borrowers as well as house buyers are somewhat confused as to the mortgage product that they should choose to give them best value and also the greatest security. For existing borrowers who have fixed rate products coming up for review, and who plan to remain in their existing home for the next few years, then the best advice is to lock into a five year fixed rate – given any further reduction to Base Rate would only have a nominal impact on fixed rates. The Mortgage Shop is able to help determine whether the current provider is the best choice, or if savings could be made by re-mortgaging elsewhere. If buying a property for the first time or trading up, then the same advice will apply – the fixed rates that are currently on offer are incredible value, so make the most of them while they are available. Whilst tracker rates are even lower, they are usually available for a maximum term of either two or three years and best for those who can afford to absorb any rate increases, should they occur.
