2014 - Is it time to fix your mortgage rate? by Paul Winteridge, The Mortgage Shop - April 2014 Five years ago, the Bank of England base rate fell to 0.50% and has remained at that level ever since. During this period, borrowers who have taken out mortgages have enjoyed the lowest rates of interest that they will ever see; whilst savers have seen their life savings and nest eggs diminish due to the very poor returns that have been available. FORECASTING RATE INCREASES Forecasts of when the first rate rise will be introduced seem to have stabilised in the past few weeks, with most market commentators suggesting that there will be no change until the second quarter of 2015.

FIXED RATE ADVICE During the past six months, our team at The Mortgage Shop have been suggesting to clients that they should seriously consider opting for a fixed rate of interest, despite this being more expensive than some of the variable tracker rates that are on offer. Most of our clients have taken that advice, with some choosing three year fixed rates, although the vast majority have chosen five year fixed rates, as these will give them greater stability during the period when Base Rates are forecast to rise.

A TIME TO REMORTGAGE? 2014 therefore should be regarded as being the year in which existing borrowers should seek advice on what options are available to them and to then take steps to transfer into a fixed rate, if this is cost-effective. This would also provide a great opportunity to consider what other funding might be needed for the future – the list is endless, but could include: loan consolidation; funding a new kitchen or bathroom; paying for a wedding; covering the cost of putting a son or daughter through a commercial pilot’s course; a deposit for a child’s first house or flat; a world cruise; the purchase of a classic car; buying a plane or a boat, or providing a deposit for an investment property.

This suggests that the market may well have bottomed out, which means that there is only one direction that it can take and that is upwards.
