Whilst 2016 has been dubbed the year of change, it is more likely that 2017 will be notable as the year that will see the implementation of that change. On all sides the UK is faced with any number of challenges, some advantageous, whilst others are likely to be potentially damaging, and all of which will, in one way or another, have an influence on the Bank of England’s Base rate.

Timing of any rate increase The most important factor in determining the timing of interest rate rises will be the overall strength of the UK economy. If there is strong economic growth the Bank of England might leave rates alone because of concerns over Brexit. If the economy is weak on top of Brexit anxiety, then it is possible that the Bank might even consider reducing base rate further. If the policies to be introduced by Donald Trump (and there are many!) lead to stronger growth in the US, this will tend to stoke growth in the UK, then British exports will become stronger, driven in particular by the weak pound and this in turn could result in higher interest rates.

Catch them while you can Exceptionally low fixed interest rates are still available, so if the market is predicted to turn it may now be wise to secure one of these cheap fixed rates

while you can. Holding on to tracker rates could be expensive if Base rate rises, and delaying a switch to a fixed rate could mean having to pay more when the rate is fixed at a later date.

Long term fixes Ten years ago it was possible to lock in to fixed rates at 5% plus for 10 or 25 years and these have unfortunately not been a good experience for the relatively small number of borrowers who chose this particular product, when everybody else was enjoying rates that were much lower. Several lenders however are now offering fixed rates for 7 or 10 years, in the range of between 1.99% and 3.49%, and these are now starting to look like great value, so long as the borrower has a specific financial plan to stick to and doesn’t intend to sell up during the fixed rate term, as the penalties can be anything up to 6% of the amount repaid.
