Mortgage market update by Paul Winteridge, The Mortgage Shop The year has begun with a lot of comment in the UK media about the impending shortage of mortgage funds and the fact that lenders are cutting back on their lending by making it harder to obtain a mortgage. If we link this news to the completely incorrect notion that banks and building societies stopped lending three years ago, then it is small wonder that many people think that buying a house or borrowing money is completely out of their reach.

LENDERS IN JERSEY Fortunately, Jersey is served by a group of lenders who do not seem to have been affected by the high loan to value restrictions and as a consequence we enter the New Year with five of these lenders offering 90% mortgages, with two of these in addition offering a 95% and even a 100% guarantor mortgage. These same lenders have also been very careful to ensure that their quite tight affordability criteria is met by all borrowers so as to reduce the risk of default at some time in the future.

JERSEY HOUSE PRICES In Jersey, house prices have fallen by up to 20% in some cases especially in respect of first time buyer properties which peaked at approximately ÂŁ530,000 in June 2008. The acid test will now be to

THE RIGHT TIME TO BUY? When is the right time to buy? Transactions taking place in the current climate are at prices which have been negotiated aggressively by the purchaser or are the result of forced sales arising from divorce or redundancy or similar situations. The agreed prices probably reflect the bottom of the market. Interest rates for mortgages are at the lowest they are ever likely to be and therefore anybody with sufficient funds to find the minimum deposit should seriously consider taking the plunge.
