The Mortgage Scene. by Paul Winteridge, The Mortgage Shop - July 2014 The Jersey property market started to pick up in October last year and, with this increase in activity continuing, the indications are that Jersey is at last coming out of the recession. There is a good choice of property that is available across the whole range, selling prices are still negotiable and mortgage interest rates remain low.

FIXED RATE OPTIONS

100% MORTGAGE

This perfect environment has at last been recognised by the many people who have kept their lives on hold for the past five years and, with renewed confidence in their future, are now helping to kick-start the local economy back into positive activity.

Whilst tracker rates have been the preferred choice due to the exceptionally low Bank of England base rate which has prevailed for over five years, anticipated increases in the base rate mean that the best advice for virtually everybody looking for a mortgage is to lock into a fixed rate of interest for as long as possible, with the maximum term currently being five years.

In a brief overview of the options available to Jersey borrowers, it must not be forgotten that there is also a 100% mortgage product up to a maximum of £500,000 for both First Time Buyers and home movers, although they must have a locally based property owning blood relative to provide the guarantee that is required, or who can provide the monetary equivalent that is deposited with the lenders.

SLOW GROWTH Unlike the situation that is being witnessed in London and a number of other UK regions, house prices are not rocketing out of control in Jersey as the revival is still too young and more importantly, there are fortunately not the same government backed incentives to boost the market. This means that it will grow far more slowly so giving First Time Buyers the opportunity to purchase at a realistic price.

DEPOSITS The trend over the past few years has been for lenders to offer much lower interest rates to borrowers who have a large deposit – 15% will access some very competitive rates, although you will need a 40% deposit to access the best options.

With a 15% deposit, borrowers should expect to pay between 3.99% and 4.74% for their mortgage over a five year term, whilst anybody with a 40% deposit will be able to access rates between 2.94% and 3.33%. All is not lost however, for First Time Buyers who, with a 10% deposit will be able to access rates between 4.39% and 5.49% . The small print behind all of these rates is quite complex, however, so it is always best to seek advice before committing oneself to sixty mortgage payments which might not offer the flexibility that many borrowers require.
