Looking to own your first home? by Paul Winteridge, The Mortgage Shop - March 2014 Rarely has a New Year been greeted with such optimism, as the worst of the financial crisis appears to have now been consigned to the history books. The recovery in the UK seems at long last to have achieved a genuine foothold, with the British economy growing at the fastest pace since before the downturn. The Bank of England sees no immediate need to increase interest rates until the economy has strengthened even further however, with economists and the financial markets predicting that we will not see any movement until 2015.

TRACKER vs FIXED Low tracker rates are available from most lenders, offering significant savings, although most buyers are now adopting a prudent attitude towards the future and locking into two, three and most popularly five year fixed rates. This will mean that the monthly cost of servicing a mortgage will be greater from the outset, although as base rate rises are introduced, the cost of a variable rated tracker will soon move past the cost of the fixed rates that are currently on offer.

FIVE YEAR FIXED RATE In this current stage of economic recovery, the best advice may be to take a five year fixed rate as this will represent excellent value in several year’s time when rates across the board start to rise. There are obviously caveats to this, as a long term fixed rate will be no good to any borrower wishing to sell in say two years time, at which stage they would then have to pay a penalty for breaking the fixed rate.

GROWING CONFIDENCE Since October last year, we have been meeting with far more clients than we have seen since the crisis first began in the second half of 2008 – not just to find out how much they can borrow, but with a growing confidence for their financial future and a firm intention to buy in 2014. This activity has moved up a notch since the beginning of the year, with our team obtaining twice the number of mortgage approvals than is usual for this time of the year. The most noticeable group of borrowers are First Time Buyers whose return to the market is most welcome as they will help to create the balance across all sectors that has been missing for so long.

The amount of deposit that a borrower can provide will also have a significant impact , with those lucky enough to provide a 40 % deposit being rewarded with much lower rates of interest, whilst those with a 10% deposit could find themselves having to pay a much higher rate of interest.
