Welcome Welcome to the March edition of Property Monthly. “It’s not always about the price...” Many Vendors have come to me to discuss why their property isn’t selling. In addition to marketing at the right price and advertising within local publications, I always advise it may be a good idea to ensure your home looks its best. Vendors need to try and distance themselves from their home and look at it through an outsider’s eyes. Personal items such as family photos should be packed away, to allow the potential buyers to envisage themselves living there. At the same time, it is important that homeowners don’t take this to the extreme and strip the property of personal warmth, this could discourage potential buyers from getting a positive feeling during their viewing. Quick fixes and updates that will refresh your home before selling always pay off. A fresh coat of neutral paint always helps potential purchasers feel like they are moving into a blank canvas to make their own mark. Replace small items that may be in need of repair such as door handles, leaky taps, sticking doors and shower fittings ~ little things can go a long way! It’s also worth investing in a few healthy plants, fluffy towels and crisp bed linen to give the impression of a loved and cared for home. Maximise the light in the property. Take down heavy curtains, clean the windows, and change your lampshades. Do what you have to do to make your home as bright, cheery and welcoming as possible. And finally, don’t forget about how the outside of your property is styled. No matter how good the interior looks, buyers have already judged your home before they walk through the door. You never have a second chance to make a first impression, and first impressions really count when selling a property!
