Market Update by Kerrie Carlyon, Director and Senior Mortgage Adviser - April 2015 Interest rates are now not expected to rise until the start of 2016, at the very earliest, but more likely in the summer of that year. In fact some areas of the market are pricing in a rise in base rate in the latter part of 2016.

going to fall or rise and secondly, all lenders have cottoned on to the fact that there is a potential money spinner for them when rates rise. Why? – because they have imposed something called an Early Repayment Penalty on all of their interest rate products, no matter whether they are variable or fixed.

THE ATTRACTION OF LOW VARIABLE RATES

What this translates into is the fact that as soon as any borrower decides that the time is right to move from a tracker or discount rate to a fixed rate they will have to pay a huge fee to ‘’break’’ the current rate and then pay another fee to lock into a fixed rate.

While fixed rates remain the majority preference to enable borrowers to put their finances on a stable footing for the next five years or so, it is no surprise that the lower rates available on some variable deals are attracting more interest.

HIGH BREAK FEES

Comments from the Bank of England have inspired confidence that low rates are here to stay for the foreseeable future. Some homeowners and buyers may feel there is still a window to make a short term saving through cheaper variable rates, and then lock in to a fixed rate at a later date when base rate starts to rise.

A STING IN THE TAIL These days, anything financial has a sting in the tail, and I’m afraid that the best plans don’t always work, especially when it comes to forward-planning interest rates. The first obstacle is that nobody really has a clue as to when and if the Bank of England base rate is

The penalty structure varies from one lender to the next, with some imposing a fee of between 3% and 5% of the amount outstanding, whilst others will apply a fee equivalent to six month’s interest in the first year, reducing year by year until the tracker or fixed rate period has expired. Translating this into real money, on a mortgage of £300,000, for example, the penalty could be as high as £15,000, plus an additional rate booking fee of approximately £999. It is impossible to provide advice on every mortgage product that is currently being used by every lender in the Island, and indeed, some of the earlier tracker rates do not impose an Early Repayment Penalty if

they have been in place for three years or so, but do ensure that you read the small print or consult The Mortgage Shop before you sign up to a new mortgage product that on the surface looks too good to be true.

OVERPAYMENT CONCESSION There has to be good news somewhere and this is that some lenders, despite imposing the penalties described, also offer the concession of overpayment. What this means is that, whilst locked into a variable or fixed rate of interest, borrowers are able to overpay by anything up to 10% of the balance outstanding each year, or 20% of the monthly mortgage payment, without suffering a penalty. A 25 year mortgage term, possibly even a 35 year term, is a very long time to be carrying a debt, and it is surprising just how much the term can be reduced by adding even just £100 to the mortgage payment each month. With interest rates as low as they are, the opportunity to overpay should not be missed, as the overall cost of the mortgage can be reduced significantly, showing savings of tens of thousands of pounds on the total end cost of the mortgage.
