Market Update by Kerrie Carlyon – Director and Senior Mortgage Adviser - The Mortgage Shop Recent comments in the local media have focussed on the fact that parents have to take out a mortgage to enable them to pay for their children’s university education, and this opens up an interesting discussion on what a mortgage can be used for.
The end result can frequently mean that there is little increase in the monthly cost of servicing the mortgage, whilst at the same time giving the borrower the opportunity of achieving a goal for themselves, or their family that would otherwise have been impossible.
Is equity release possible?
Becoming a landlord
Many potential clients who visit The Mortgage Shop are under the impression that a mortgage can only be used to purchase a property to live in, imagining that there is a law, or some form of restriction that prevents them from using their property as a means of capital raising, when in fact nothing could be further from the truth.
The important sector that equity release benefits is the homeowner who has been paying off his mortgage for the past ten or fifteen years and who has seen his mortgage reduce whilst his house has increased in value, so creating a large balance of free equity that can be tapped into to provide the deposit for an investment property. The minimum deposit for such property is 25% and, with Buy to Let lenders requiring the rental income to cover the mortgage payments, it frequently becomes necessary to release more than that minimum deposit.
A wide choice of options It’s not just University fees and living expenses that our clients will fund by taking an equity release on their property, although it is one of the commonest, followed by capital raising to undertake home improvements or to acquire a holiday home or an investment property, cars, boats, planes, business start-up expenses, even cosmetic surgery. No two mortgage lenders offer the same lending criteria and interest rates. The advantages of using equity release in the current extremely low interest rate environment are that we will also look at the options that are available across the whole of the market, sometimes recommending a complete remortgage to take advantage of better interest rates and more generous lending criteria.
Rental income from an investment property has to be declared to the Taxman, who must also take into account and make allowance for the interest paid to service any borrowing taken against the investment property. What few borrowers realise however is that they can also claim relief against the equity release that they have taken from their residential property, as this has been used to help fund the investment. Jersey bricks and mortar are still regarded as being a good investment and there are so many opportunities in the current market that will enable an individual to become a landlord.
