Ever increasing confidence With ever increasing confidence and more money in their pockets, it is inevitable that many more people will be thinking of buying property and this is being reflected in subtle changes that have become apparent this year. New property that has been placed on the market recently is being snapped up within weeks rather than months and the opportunity to negotiate seems to be disappearing. Prices are still level, although many of our clients tell us that there is a shortage of not only First Time Buyer property, but also higher valued houses in the range from £600,000. If this shortage continues, then it is inevitable that prices will start to rise at some time in the future.

Quarterly house price index results Every quarter the States’ Statistical Unit produces a report on Jersey House Prices which records a comparison of trends since 2005 when the Index was first created. This important piece of research provides guidance to the Council of Ministers and all States departments and is also commented upon by the media.

In summary the mean prices for flats and houses sold in the second quarter of this year looked like this:

These prices represent an average of all transactions that have taken place during the quarter after the removal of very low and very high valued transactions, in an exercise known as “mix adjustment” – in other words a ‘’top and tail’’. First Time Buyers are an extremely important component of any thriving housing market and I fear that many who see these figures might be forced into the private rental sector for the rest of their lives, or will consider moving off Island to somewhere where house prices are a lot lower.
