CONFIDENCE STARTING TO RETURN
MEDIA HEADLINES
Late July and early August have seen a quite unprecedented increase in activity in the local property market with record numbers of new enquiries coming through the doors of The Mortgage Shop each day – this is totally unexpected for the main summer months, when Islanders normally prefer to concentrate on going away on holiday rather than thinking of buying a house.
A HOLIDAY AND A NEW HOME This year it would seem that many people are in fact doing the two – buying a new property and also having a break, which suggests that with a return of confidence, we might now start to see some growth in the Jersey economy. The current situation in Jersey has created the ultimate ‘’sweet spot’’ for both buyers and borrowers, with a wide choice of properties coming onto the market and with mortgages continuing to be available at the lowest rates that most of us will ever see in our lives.
Recent headlines have suggested that interest rates are about to rise and that low cost mortgages have come to an end – this is more speculation than fact, as the Bank of England keep making announcements that can be somewhat misleading to the borrowing public. At The Mortgage Shop we are sticking to our long held view that base rate is most likely to remain where it is until some time next year. Even then, if and when rates start to rise, this will be in increments of probably no more than 0.25%, with the Bank predicting that base rate will peak at a maximum of 2% in 2017. On the other hand, economists forecast that base rate will be no higher than 1.50% by 2018, so overall, the future is nowhere as bleak as has been recently suggested. It is a fact that interest rates are going to have to increase sometime in the future, and many of the people who have been putting their lives on hold for too long are starting to realise that this is the best time to purchase a new home or to move house.
