Current economics affecting the property market
The Jersey property market has recently eased a little with prices reducing overall by an average of 12%, but overall it continues to hold pretty firm as we enter Q2. While mortgage providers have not increased their rates at the same level as the Bank of England, the movement of property here has slowed as the local market is taking time to right itself, with inflation not levelling off as quickly as first anticipated. Infact purchasers who are looking to buy property within the next 12 months, are having to adjust their lifestyle and expenditure to account for more expensive monthly re-payments, resulting from lower income multiples. Whilst this is not necessarily a negative standpoint for the property industry on the whole, for those currently house-hunting, it does however require a mental shift away from previously being able to choose from a wide range of readily-available low credit. Equally this has been compounded for the local investment sector too with recent policy changes from the States; those looking to buy second homes or buy-tolet properties will need to account for the newly introduced 3% increase for stamp duty and land transaction tax (above the typical standard rates payable) for such properties.
