Following on from the UK, Jersey is expected to bring in the need for Energy Performance Certificates in 2024 for all properties which are being sold.
What is an EPC?
An EPC or Energy Performance Certificate is an official document that provides information about the energy efficiency and environmental impact of a building or property.
What will this involve?
An approved accredited assessor will visit the property to conduct an on-site inspection. During this, they gather information about various aspects of the building, such as its construction, insulation, heating and cooling systems, lighting, windows and any renewable energy systems. The more energy efficient your home is, the more money you will save on your energy bills. Information about how your home is built and how it is heated is used to generate an EPC.
How long will this take?
The visit will take between 45 minutes to 1.5 hours depending on the size of the property and if multiple extensions have been added.
What will the report tell me?
It will tell you how efficient your home is and give you a rating from A (very efficient) to G (inefficient). It will also give you a personalized list of home improvements that can increase your home’s EPC rating. It also estimates how much energy your household currently uses. It then shows you how much energy you can save by making the suggested home improvements. The report will highlight two key areas; the ‘Energy Efficiency Rating’ and ‘Environmental Impact (CO2) Rating.

The cost will depend on a few factors, such as the age and size of your home. All assessors will have completed Level 3 Diploma in Domestic Energy Assessment training, and a list of approved accredited companies can be found on the Government Website. The States of Jersey are offering up to £250 funding per property towards a Home Energy Audit. You can apply for funding online if you own the property or if it has not had a Home Energy Audit before. This information can be found on www.gov.je. Funding is dependent on the size of your home: £200 for 1 to 2 bedroom property, £250 for 3+ bedroom property, funding is not available for Andium Homes properties.
Who responsibility is it to get an EPC?
It is the owners responsibility to obtain and pay for an EPC.
How long is an Energy Perfomance Certificate valid?
An Energy Performance Certificate is valid for 10 years, however, if changes are made within this period, an up to date amended certificate is advised.
