Mortgage market update by Paul Winteridge, The Mortgage Shop - July 2013 The British economy is expected to show a slow but steady recovery over the coming year. The Bank of England continues to promote the lowest base rate ever. The lowest lending rates are available across the board irrespective of whether one is a first time buyer or a seasoned home mover. House prices in Jersey have fallen by at least 25% in most sectors since 2008.
ROYAL COURT MORTGAGE REGISTRATIONS
In the Royal Court each Friday afternoon, anything up to 50% of all mortgage registrations are for re-mortgages or the registration of expired bonds on existing mortgages, which is a clear indication of the situation that has until recently existed. At the Mortgage Shop we have noticed during the past few weeks that there has been an increase in enquiries from potential buyers and that more people are negotiating on property with a view to purchase, rather than just testing the market.
A WIDE CHOICE OF MORTGAGE PRODUCTS The majority of the six lenders in the Island are very much open for business and in a recent count, had available 154 different mortgage products, ranging from discounted options, tracker rates and fixed rates from two to ten years.
ECONOMIC PROJECTIONS
The economic projections for this month make interesting reading, as the money markets are now forecasting that the first increase in the Bank of England’s base rate from its current record low of 0.50% may come as late as 2018.
