Looking to own your first home? by Paul Winteridge, The Mortgage Shop - November 2013 The Bank of England has suggested that base rate will remain at 0.50% for the next three years which is intended to give greater stability to homebuyers wishing to raise mortgage funds. There are so many other factors that could accelerate or slow down what action the Bank eventually takes, and the best advice for anybody who needs a mortgage is to work on what is available now in respect of best interest rates and the different types of mortgage that are on offer from lenders.

Interest only mortgages virtually ceased to exist five years ago, except in the case of a buy to let facility or where substantial assets or investments exist which can be used at some time in the future to repay the facility.

l

l

Mortgages for anybody over the age of 55/60 are now difficult to access as there is usually insufficient time left in which to repay them before retirement. Private funds are available, although these are more expensive than borrowing from a bank. The maximum mortgage available is 90%, supported by a 10% deposit and sufficient funds to cover legal and other fees, stamp duty etc.,

l

A 100% mortgage exists, although this has to be guaranteed by property or asset owning residents of Jersey or Guernsey.

Fixed rates, whilst more expensive, are now far more popular than they have been for the past five years, and now rank as ‘best advice’ from our team at The Mortgage Shop. When assessing how much an applicant can borrow, lenders usually use an affordability formula to make sure that borrowers do not over commit themselves. This means that Jersey borrowers, previously restricted to income multiples of between 4.5 and 5 times income, can now access anything up to a 7 times multiple on income, sometimes more, depending on the size of the deposit they have available Shop around for your mortgage as the six lenders in Jersey have very different lending criteria hence the reason why The Mortgage Shop is always busy.

Property Prices across the board have fallen, although modest negotiation is still possible. Interest rates are at the lowest we have ever seen – but they will almost definitely rise within several years. There are large numbers of historical instructions on estate agents books. Once these have been sold, it is likely that the pent up energy built up over the past few years will result in even more properties being offered for sale. Due to an excess of supply over demand, it is unlikely that prices will rise for the foreseeable future.
