Mortgage market update by Paul Winteridge, The Mortgage Shop - April 2013 Looking at the Global Economy the main area of growth that has so far been seen this year is in the world stock markets, with the FTSE 100 recently hitting a five year high, whilst the Dow Jones Index set an all time record at the beginning of March. In addition, stock markets in France, Germany, China and Spain saw a significant increase.

STOCK MARKETS

Stock markets should be a barometer of future activity in the world economy, although the current surge is attributable more to the fact that shares have been in demand this year by investors looking for greater returns in the face of low interest rates and restrictive fiscal policy. Positive comment from policy makers on both sides of the Atlantic to help drive the recovery have also boosted confidence in these markets. Senior government sources believe that the British economy is now on the road to recovery, provided of course that the Italian political crisis does not bring renewed concerns over the future of the euro. The stock market typically forecasts the state of the economy about six months ahead, which suggests that investors believe that there will be stronger economic growth in Britain by the autumn, which will be good for everybody.

A RETURN TO GROWTH IN THE UK?

So far so good – the official stance is that the crisis is nearly over and that we all need to be getting on with our lives again as though nothing has

happened. The weekend national press is boldly predicting that house prices, which have fallen as much as 30% in parts of the UK, are now starting to bottom out and will then begin to rise again as a rush of new properties hits the markets in the Spring. ‘’The outlook is upbeat, 2013 marks the return to growth. Prices will rise year on year until 2016’’, it is claimed.

LOCAL OPTIMISM

The same optimism for the Jersey market does not yet exist, despite the fact that interest rates and house prices are at their all time low and that the Island’s lenders are awash with mortgage funds. The catalyst to get people transacting in property again is proving to be elusive, although a bout of warm weather and blue skies might well be the stimulus that is missing.

INTEREST RATES

Discounted, tracker and fixed interest rates across the board continue to offer great value to borrowers in a range from 1.79% through to 5.99%. Booking fees for some of these are an eye watering £1999 and great care should be taken by borrowers to seek advice on what rate to use for their borrowing as higher rates, with lower

A MOVE TO FIXED RATES

Tracker rates, which have dominated the market since 2008, are no longer the first choice for borrowers who are fortunate enough to have a 40% deposit which is understandable when a choice of two years fixed at 1.79%, three years fixed at 2.99% and five years fixed at 2.78% are on offer. For borrowers who can look seven or even ten years ahead, then there are fixed rates of 3.49% and 3.99% waiting for them.

FIRST TIME BUYERS

At the other end of the scale a number of 90%, mortgages are on offer with best rates in the range from 3.74% to 4.65%. Something for everyone, therefore in a buyers and borrowers market.
