Mortgage market update by Paul Winteridge, The Mortgage Shop The word on the street is that the housing market in Jersey has slowed down since last year, although for every downturn there is an opportunity for astute buyers and borrowers to take advantage of the current situation and for them to negotiate realistic purchase prices at some of the most competitive rates of interest that have been available for a number of years.

A DIFFERENT PICTURE

Statistically, the evidence paints a different picture, with levels of lending closely matching the half year figures for 2011. Of the six local lenders responsible for this activity, HSBC and Skipton have gained ground at the expense of Barclays, Jersey Home Loans, Lloyds TSB and RBSI, whose lending criteria has been reduced following changes in policy and underwriting criteria. Whilst some people are still under the impression that banks have stopped lending, nothing can be further from the truth and in fact, our team at The Mortgage Shop is finding that some mortgages are becoming easier to organise, due to the quite substantial drop in asking prices for many properties and the consequent reduction in the deposit needed and the salary to support the smaller mortgage.

BEST RATES

First time buyers can still take advantage of four 90% mortgages with interest rates ranging from 4.69% up to 5.49%. As the perceived risk reduces, so do the interest rates, and home movers with a 40% deposit can access rates as low as 2.49%.

Buy to let rates are available from 3.99% although these require a deposit of 65%, so it is best to budget 4.99% where a deposit of only 15% is needed.

PRIVATE MORTGAGES

Every recession brings out the private lenders – people with cash in the bank that is earning a pittance and who then offer it to people who are unable to obtain conventional mortgage funding. Interest rates range from 7% upwards and the loan term is usually a maximum of three years. We have any number of clients who ask us to place these funds and a recent case in point highlights just how advantageous this type of lending can be. A retired couple with £450,000 were earning £375 a month from the deposit account at their bank. The Mortgage Shop loaned out the funds as a second charge at an interest rate of 8.5% and immediately increased the original income to £2,812 a month. This type of lending is very much on the increase and whilst the security is not as safe as a bank, the risks are very low in relation to the return.
