Mortgage market update by Paul Winteridge, The Mortgage Shop The six month increase in activity in the Jersey housing market seems to have petered out after Easter and we are now back to the levels that we were experiencing eighteen months ago. The news of further redundancies from various large organisations in the Island earlier in the year has justifiably rattled the confidence of many people, whilst the never ending bad news from the Eurozone continues to make its mark. A SLOW MARKET

People still have to buy and to sell however and as a consequence the market continues to tick over, with the ever present opportunity for purchasers to be able to negotiate over the purchase price. What is apparent though is that the large reductions in price that have been achieved by astute purchasers in the past three years are no longer possible which shows that the market is starting to find its own level.

STRONG MESSAGE

A strong message therefore to those who still believe that investment in property in Jersey is of long term value and who can now take advantage of the lowest prices that agents have seen for a number of years, linked to still very competitive rates of interest from local lenders who most definitely have not closed for business.

Until recently, no lenders in Jersey had shown any inclination to increase their standard variable rates or their tracker or fixed rates, although as a result of the turmoil in the money markets, we have noticed subtle changes not only in the rates that they have to offer but also in their lending criteria.

A CHANGE IN LENDING CRITERIA

This run was led by Jersey Home Loans who withdrew their 95% mortgage, followed by HSBC who withdrew their headline discounted rate at 1.99% and now Skipton International have reduced the maximum term of their mortgages from 35 to 30 years. During the coming weeks, it is likely that we will see fixed rates creeping up the scale along with an upward review of tracker rates. For people currently applying for mortgages, it is usually possible to reserve or pre book an interest rate at the time of application and this is one way in which potential borrowers might ring fence an interest rate of their choice as there is nothing more frustrating than finding that the rate that has been discussed for weeks has been replaced by a higher option once the mortgage has been approved and the valuer instructed.
