Mortgage market update by Paul Winteridge, The Mortgage Shop The August meeting of the Bank of England’s Monetary Policy Committee confirmed that base rate would remain at 0.50% - that means that this rate has been held at the same level for 42 months and is the lowest seen since the Bank was established in 1694.
BASE RATE TO FALL FURTHER?
There has been much discussion in recent weeks that there is a chance that the rate will have to be reduced further in an attempt to help the economy, although recent somewhat contradictory statements from the Bank have suggested that this might not happen at all as it is ‘’neither here nor there’’ or not for some time yet.
These projections prove yet again that tracker rates remain the best form of borrowing when compared to most fixed options, although they are still building up a potential for trouble in the future when rates finally have to rise as the economy improves.

LOWER FIXED RATES
In an attempt to encourage banks to offer more mortgages at a lower rate of interest , the Bank of England’s £80 billion Funding for Lending Scheme launched at the start of August combined with a fall in LIBOR, appears to have had an impact on fixed rates, with a two year rate of 2.64% and a five year rate at 2.99% now on offer. These rates are quite exceptional and really do offer a very safe alternative to tracker rates. The downside is that a 40% deposit will be needed and there is also a high booking fee, so these options are more suited to home movers rather than first time buyers who continue to struggle with much higher rates in the 85% and 90% ranges.
