DESIGN WITH AN INTERNATIONAL TWIST A LUXURY HOME DESERVES STUNNING INTERIORS.
FINE & COUNTRY INTERIOR DESIGN DISCUSSES HOW ONE OF THEIR DESIGN FIRMS TURNED A COUNTRY SEAT INTO A GLOWING HOME. With palatial dimensions, an interiors budget reaching into the millions and every desirable feature you can imagine, this award-winning home was designed to be a country retreat for an international buyer. Behind the design was Fine & Country Interior Design firm CID Interieur, for Developers Aspire Luxury Properties. CID Interieur is a London-based design firm with a specialist foothold in the luxury residential property market. Defining the brief Extending to over 12,500 sq.ft., the design requirements of the house included a gym, pool and spa complex, accommodation for staff, his and hers dressing rooms, a secret whisky room, and a cinema. It was set to be a labour of love for CID Interieur from the moment they stepped foot on site. The property was built from the ground up, which meant CID needed to be involved from inception to ensure it met the quality level required.
The aim of the design was to inspire international property purchasers with a classical English style of architecture resembling country homes of a bygone era, but with a modern twist. The brief laid out a goal of providing every possible luxury finish available to a modern audience, coupled with fresh, contemporary and polished design: CID Interieur’s signature style. Working with the space With a design aimed to ‘wow’ anyone visiting the home, it was vital the entrance hall left a lasting impression. “We began by designing a sweeping curved staircase and accentuated this with the circular shape of the hallway and the round design of the marble floor. MARBELLA OPENS NEW FINE & COUNTRY OFFICE
FINE & COUNTRY EXPANDS IN PORTUGAL
A new office has opened covering the desirable areas of Marbella and Puerto Banús on the Costa del Sol, Spain. Marbella is known as a hotspot for the world’s super-rich. The new branch, which opened in January 2018, joins six other Spanish Fine & Country offices, including locations such as Barcelona, Mijas and Ibiza.
Fine & Country opened its 13th Portuguese office this January, with Fine & Country Cascais joining offices in Comporta, Porto, Estoril, Chiado Lisbon, Marques do Pombal Lisbon, and six locations along the Algarve. CYPRUS LAUNCH EVENT ATTENDED BY PRESIDENT
INCREASES IN BRAND AWARENESS
Fine & Country Cyprus held a successful launch party with over 200 attendees, including Nicos Anastasiades, President of the Republic of Cyprus, who gave a speech on 24th January. The new office will be run by Angelos Nicolaides.
Fine & Country has increased its target audience brand awareness to 47.79%, an increase of 8% since April 2016. Customer satisfaction was also up by almost a percentage point, with 98.96% of people surveyed who had used Fine & Country in the past willing to recommend our services. The survey also showed that 87% of people who invited us to value their home chose to instruct Fine & Country.

MARKET OUTLOOK The sun is finally making a reappearance. The cold, gloomy weather is giving way to warmer spells, and rising temperatures are inevitable. The same could be said of the property market, particularly at the premium end. To extend my not-very-sophisticated metaphor, it seems we are through the worst of it (and despite some of the headlines, it wasn’t that bad in the end), and short-term weather patterns are now being subsumed within the rise of spring. The cold front that has swept across the housing market created a few patches of slow market activity, but the premium market wasn’t substantially affected by this. Much more important for the premium market was the change in Stamp Duty on second homes, which kicked in in April 2016. The tax change primarily concerned landlords and second home owners, but had a knock-on effect on the premium market because these are often the same influential players who shape the demand profile. One of the reasons it’s so easy to be optimistic about premium markets in the UK is the long-term price growth trend. Over the last decade, the mid-market has seen substantial overall average house price increases of
around 3.8% per year. The top 5% most expensive properties, on the other hand, have seen much stronger growth, at about 4.9%. For the top 1%, the increase is even stronger still, at approximately 6.2% per year. It’s the nature of market economies that the most valuable assets increase in value at a higher rate than other assets. While this isn’t great news for everybody, it is for those with interest in prime and super-prime properties in the UK. For example, if you bought a premium home in the top 1% right now, which costs around £1.3m at the national level, assuming long-run trends continue, it will appreciate in value by about £80,000 per year. Hopefully, that puts a smile on your face. As any regular readers will know by now, it is opportunity time in the market. These premium price points are found by listing all residential transactions within a region and ordering them from lowest to highest price. We look at transactions that happened in the most recent month for which HM Land Registry has a complete dataset. The ‘top 5%’ figure is the price of the sold property that sits exactly 95 per cent of the way up from bottom to top, otherwise known as the 95th percentile. The ‘top 1%’ sits 99 per cent of the way up the distribution and is the 99th percentile. We aim to avoid big month-to-month variability by using a big sample size (i.e. an entire region), but some volatility is inevitable, owing to the fact that we are only looking at a small subset of the whole market. FROM FARM GATE TO PUB TABLE, GILL POWELL EXPLORES AN IMPRESSIVE ORGANIC ENTERPRISE IN WILTSHIRE.
“Ducks in middle of road”, warns a triangular sign, “Please drive carefully.” It’s clear Bishopstone is the quintessential English village. Passing the pond, I notice the 13th-century church of St John the Baptist tucked away up a gravel lane. Turning up Cues Lane, by thatched cottages, I head to the Royal Oak. At first glance, it is a typical country pub, with its rustic sign and inviting garden. Open the glazed door, though, and it’s evident this is no ordinary establishment.
The Royal Oak is homely, with a comfortable red sofa to relax on, magazines laid out for perusal and window ledges lined with books about classic cars, country sports and animal welfare. Peering more closely, I notice quirky touches: the book ends are shaped like pigs, there is chicken upholstery on the armchairs, and I spy a cow etched on the back of a dining chair. I’m warmly greeted by a tall, genial, grey-haired host. With his flat Yorkshire vowels, Tim Finney exudes enthusiasm for the farming and food at the heart of this community. ABOVE

His partner, Helen Browning, is Chief Executive of the Soil Association, an organisation that promotes organic agricultural methods. She grew up in the village and took over the tenancy of Eastbrook Farm from her father, converting it to organic farming methods decades ago. In 2006, the opportunity arose to adopt the village pub. The farm is at the heart of the business, where, on 1500 acres, pigs, cows and sheep live happy lives while providing superb meat and other byproducts that are served at the pub, as well as supplying national supermarkets. Great food is the passion of the people who work here. Tio, the Romanian who runs the dairy, is a prime example – he is also an enthusiastic bee-keeper. It’s honey from his hives that’s on the table. Promoting the best of local produce - I hear stories of how the villagers bring the excesses of their allotments in wheelbarrows this is a kitchen that embraces low food miles. Since taking on the Royal Oak, Tim and his team have built a reputation for fabulous dining. When the True Heart - the other pub in Bishopstone - closed, there was an opportunity to expand to provide accommodation. In April 2017, after transformation, Helen Browning’s Royal Oak was unveiled. Tim grasps my suitcase and leads me across the car park to the new enterprise. First we stop at The Wallow – not a dull residents lounge, but rather, a cosy space where guests can chill, play vinyl LPs on the record player, snuggle on the sofa with a book, or plan a walk from one of the maps. It’s a real home from home. It’s also the place to help myself to milk. “Who wants a fridge in a bedroom?” exclaims Tim, eyebrows raised. Organic milk is poured into a small jug, decorated with a pig of course, matching the mugs and teapot.
This is urban chic with a rural twist. The 12 rooms are named after various fields on the farm, such as Cuckoo Fen, Kate’s Folly and Lower Whitehill. Tim leads me to Eastbrook Valley, a room with a remarkable wow factor created by the king-sized bed, thoughtful lighting and a stunning en-suite bathroom complete with a wine glass. On the walls, photographs of frosted fields reveal what a remarkable and ancient landscape surrounds this oasis. It’s time to relax in the claw-footed tub with fabulous organic bubble bath. As evening draws in, I head back across the car park to the pub, where the garden is lit with colourful lights, looking rather magical. The interior is inviting too, with low lighting and a friendly atmosphere thanks to both staff and locals. I choose a table in the corner. Nearby, a couple is enthusing over the fish board starter. “This is absolutely delicious,” says a lady sporting a brightly coloured scarf as she tucks into smoked salmon sushi. Her bearded companion nods in agreement, a twinkle in his eye. With this passion for pigs, it seems rude not to order a pork chop, which is beautifully presented on a bed of roasted root vegetables and rather intriguing apple mash, a wonderfully creamy potato with just a glimmer of sweetness. It represents a tasty twist for this classic potato accompaniment. The range of puddings looks delicious but, once again, I’m my own worst enemy and have foolishly not left room for dessert. I note that on the nearby table, the lemon posset with blackberry compote is being highly praised. Replete and relaxed, I return to my room, where I am cocooned in a wonderfully comfortable bed. Somewhere in the distance, the church clock gently strikes eleven, lulling me into a deep sleep.

The next day, breakfast is laid out on a communal table: home-made muesli, croissants, fresh coffee and delicious marmalade, made in the kitchen here, as well as Tio’s honey. The morning repast presents the opportunity to taste organic bacon and sausages from the farm. Between mouthfuls, I try to decide what to do for the day. There is much choice. This is a terrific base to explore the countryside in this special part of the world. With the White Horse Hill at Uffington just five miles down the road, the landscape is dramatic. There’s also the ancient burial site of Wayland Smithy and the Ridgeway, the oldest road in the United Kingdom. Avebury is nearby and Stonehenge is just slightly further afield. The couple on the next table borrow some wellies to visit the pigs. I follow suit. On a blowy winter’s morning, I drive slowly up Nell Hill towards the Ridgeway. Parking by the wire fence, I spot grey pig arks lining the horizon. Enormous Saddlebacks wallow in mud; pink piglets scarper around their mums. Living in this stunning environment, it’s no wonder the pork is so good. With a small team of helpers, Tim has created a nurturing environment with like-minded folk who care passionately about their work. Uppermost in their minds is making guests feel as comfortable as possible. As well as regular village activities, such as weekly yoga classes, there’s a range of events throughout the year, including a classic car rally, the Ridgeway Revenge run, and the intriguing pig racing. There are many reasons to return. This summer there’s a surprising appearance at a fundraising concert from 1980s pop star Belinda Carlisle, who sang Heaven is a Place on Earth. Afternoon tea emerged as a social event sometime around the 1830s or 1840s, according to Bruce Richardson, a historian who specialises in British tea. Anna, the seventh Duchess of Bedford, often found her stomach rumbling between midday lunch and a fashionably late evening meal. She began requesting a tray of tea, bread and butter, and cake be brought to her room during the late afternoon. This became a habit, with friends soon joining in the merriment, spurring the widespread adoption of an afternoon pause as a fashionable social event. Fast forward to today, and afternoon tea remains a firm fixture in the diary for Brits with time to spare. Gastronomic institutions across the country put forward a plethora of options to sate the post-lunch hunger pangs of the masses. Think spicy sandwich fillings, crispy chicken tikka spring rolls and deep fried and sugar-poached milk dumplings to accompany the scones, washed down with a divine shot of salty caramel lassi, with a chikki toffee crunch. Naturally, the chaiwallah has not been forgotten - a selection of 40+ eastern and western teas is on offer. The table next to us has opted to follow Alice down the rabbit hole, with an Afternoon Tea in Wonderland. An enormous top hat sits on the table, along with a mouth-watering selection of cakes and pastries in pastel colours. Out of the corner of my eye, I can see a strawberry potion labelled “Drink me” accompanying the ‘Queen of Hearts’ mango tarts, white chocolate mousse teacups and a selection of intriguingly hued finger sandwiches.

Caroline and I, however, are following in the footsteps of Sherlock Holmes. A tweed runner lies across our table underneath a rolled world map, a pipe, a pair of handcuffs, a miniature violin in a case, a sign for Baker Street, where the fictional detective resided, and a deerhunter cap, all overlooked by a skull on the ledge of the window. Our knowledgeable waiter is quick to answer our tea-related questions as we peruse the extensive menu, our individual pots swiftly delivered. The food follows shortly after. The savoury and sweet selections are plated on framed pictures, barely visible beneath the mounds of goodies. The savoury sandwiches are inspired by The Sign of The Four, the second of the Sherlock Holmes novels. The Five Orange Pips is an intriguing combination of smoked salmon with orange flavoured horseradish, while Hound of Baskerville harks at tradition, with a filling of roast beef and English mustard on a small bun. Yorkshire’s Favourite Son is there, with Yorkshire ham, cheddar, and Branston pickle, but it’s the Study in Scarlet that takes my fancy, the classical cucumber sandwich enhanced with minted cream cheese. The final is a Baker Street Pie, where shortcrust pastry is wrapped around chicken breast in an ale gravy. “We’re never going to get through all of those,” says Caroline, eyeing the mountain of plain, chocolate chip and raisin scones. Naturally, we make our best attempt, and I notice Caroline is quick to accept the take-home box when we fail. There’s a mildly alcoholic theme in three of the sweets: the 221B Macaroon is flavoured with 25-year-old Scotch, Moriarty’s Bomb is a coffee and Bailey’s cheesecake, and Watson’s moustache is a delicious Stout cupcake. There’s more, too, with Mrs Hudson’s sticky date pudding and my favourite, a delightful smoked caramel mousse, shaped into Sherlock Holmes’ Smokey Cigar. By the time we’ve finished, afternoon tea has become dinner and the rain has stopped. Reluctantly removing the deerhunter cap from my head, I can but quote Henry James: “There are few hours in life more agreeable than the hour dedicated to the ceremony known as afternoon tea."
