MODULAR BUILDINGS Modular building provide the fastest space construction solutions for temporary and permanent need. Modular houses are manufactured at a very high level of completion. As a rule, they are finished up to 90% from inside and outside. The factory is able to install facade covers and openings, carry out electrical, water supply and drain connections. Heating and ventilation works. Interior walls can be finished according to customer’s wishes. It is possible to install floor heating systems and cover carpet, ceramic tile, parquet, laminate or PVC coating. In humid areas, it is possible to perform all moisture barriers, install ceramic tiles, sanitary ware and luminaries. If necessary, kitchen furniture can also be fitted with appropriate equipment.

ARCHITECTURE Modular buildings today have several different benefits. It is time-effective and also an economical alternative when building a house. Today we complete modules in the factory. Transport the modules to the right destination and assemble them on -site. Nowadays the prefab modules have several applications, thanks to functional rooms and smart design. For the creative, the possibilities are almost endless with this alternative.

If we were to describe a prefab building module, it can be compared to a type of cube. This consists of a roof, walls, and floors which in turn are equipped with windows and doors. The prefab modules are produced such that it is possible to combine them into a so-called multi-module building. Of modules it is possible to construct buildings for any purposes. The benefits are, of course, the lower price and the shortened construction time.

MODULE DIMENSIONS Our team is offering a variety of sizes and heights to address the client ’s needs. Any bigger dimension can be supplied easily, as a smart combination of the basic modules! TYPICAL WEIGHT OF PREFAB MODULE: 8-16 TONS

The size of the modules depends on the transportation options and the various constraints. Our factory has completed modules measuring 5.3 x 3.5 x 18m. The advantage of Timbeco is the production of large-sized modules.

DESIGN

3D MODELS Own in-house design department, 3D model and BIM, statics, special component projects. Modular buildings are designed with immediate consideration of transport dimensions and lifting. We recommend our standard solutions and assemblies when designing modular buildings, but we can provide all kinds of special solutions.

HEATING, PLUMBING AND WATER PLANNING All communications are already installed in prefab elements’ phase and finalized in modular department.

FOUNDATION LOAD PLANS We coordinate consistently with the client and external designers (eg concrete foundation).

BUILDING MANUAL AND SAFETY INSTRUCTIONS

The project documentation includes step-by-step installation manual for each building, which means the construction works can be done either by Timbeco’s installation team or client’s carpenters.

MAINTENANCE MANUALS Part of the delivery is always the maintenance manual for all delivered materials and safety instructions.

PRODUCTION OF MODULES

CERTIFICATES In the production of modules, certificates and licenses / licenses for specific work (electrical and plumbing works, waterproofing and tiling works, etc.) are important for the respective country of destination. We use products and systems that meet the requirements of the target market. Special parts are installed by certified workers / subcontractors.

PRODUCTION The production of modules starts from the CNC center, where all the wood materials used in the manufacture of room elements are cut exactly in size and the required pins / joints are milled. The finished material is made up of wall, ceiling and floor frame elements. The elements are interconnected into a module, after which it is possible to start

install communications (electricity, water, sewage, etc.). In the next step, insulating layers, vapour and wind barriers, and openings are added. Apart from the installation of windows and doors, the addition of internal and external finishing coatings and the waterproofing and tiling of “wet� rooms can be started.


PRODUCTION OF MODULES


FINISHING WORK We carry out all necessary interior finishing work in cooperation with specialized companies. Interior finishing includes all interior work, from the finishing of walls to the installation of moldings.

SPECIAL INSTALLATION WORKS FOR SEWERAGE AND WATER SYSTEMS

The most dangerous enemy of any building is moisture. The damage caused by moisture is one of the most widespread types of damage in buildings. Therefore, the structures must be protected from moisture with extreme care. In optimal layouts, technical installation shafts are located around the vertical core for easy maintenance and management. Wet zones and technical modules should also be situated next to installation shafts. Prefabricated sanitary or technical units inside modules are all possible. Specific locations for baths, toilets and kitchens may vary inside these technical modules. Long horizontal drain lines and vertical lines or shafts through elements should be avoided.


HEATING, ELECTRICAL WORK AND VENTILATION

Electrical work: cable routing, branch installation, switches and sockets installation, electrical switchbox installation. Ventilation works: Installation of ventilation pipes and assemblies


ENSURE WEATHERPROOFNESS Before shipment of the modules from the factory to the object, they are covered with weatherproof film coating, which helps to protect them from rain, wind and sun. The cover sheet is tightly repositioned in the module, it does not drip in the wind and does not rub against the external facade. The film coating protects the module from damage to the module during land and sea transport and during storage.


TRANSPORT The choice of transport method depends on the module size and destination. In general, transport by trailer, in some cases combined with a vessel. We use the services of specialist companies. Additional work associated with special transportation and includes loading schemes, technical equipment, route planning, transportation licenses and temporary warehouse planning


LIFTING MODULES •The erection scheme should specify which lifting equipment is needed on site. •Depending on the project this will include for instance a mobile crane or tower crane, lifting slings or chains, eyebolts, etc. •The erection surface must be checked before starting erection — straightness, tolerances, etc. should be confirmed.

CONSTRUCTION SITE •An erection scheme must be made and approved according to the local building regulations before starting erection.

•Once it is ensured that the place and position of the modular element is within tolerance, it can be permanently fastened.

•On a construction site, prefab modules are usually directly lifted from trucks to the foundation.

•After the installation of adjacent modular elements, joints must be sealed.

•Therefore, the thorough planning and synchronization of unloading works in a port, transport of prefab modules to a construction site, the work of Timbeco´s site team and the work of crane operators and builders are vitally important.

•Once all modular elements of one floor are erected, other structural elements such as beams, posts and CLT slabs which are not included in modular elements can be installed. •The structure must be stabilized before starting installation of the next floor.


MODULAR ROOF Modular roofing are a perfect match for modular or element buildings. If possible, we first build the roof modules on the ground (needs a smooth surface like a foundation) and lift them as a module.
